In this location with confusing identity, it's just filled with lots of excitement. The high density of corporate offices occupied by lots of hi-tech companies is very exciting for investors as that will be the main source of expat tenants. Then you also have great accessibility as this site is located between NPE, Federal Highway as well as Kerinchi highway. Plus residences around get access to the LRT as well.
For Secoya specifically, the setting is just superbly unique. Despite located in the heart of the city, it's situated right next to Bukit Gasing allowing residents to enjoy the best of both worlds. That also allowed the architecture to be really interesting. Facilities are placed behind the building, using the residential block as the buffer from the surrounding noise. Within the unit, the focus is to have the amazing nature as the background for the spaces.
Unfortunately this is only temporary where they are a lot of more projects coming up within the location. The stigma with unsold units are only something to point out as people might wonder why such perfect units are still around the market.

Hi Sean, thanks for the great review of my home. Also a big fan and have been watching your videos consistently over the years. Secoya is a great place to live. But sad to hear the value of the property has since come down from the time I bought it in 2017 😢
it's a very nice property, for the location facing bukit gasing, and overall facility design, which is very tasteful..but yeah 1.1mil and the developer wanted to cut costs on the window scale..This is actually a very nice address, once everything comes up.
Welcome to Secoya! Finally you did it after many years sharing of Inwood shooting! Yea... the windows are very awkward perhaps it's due to safety purpose.

Agree with you the windows sucks. I bought a unit at NEST, thank you giving me a glimps of the surroundings. between secoya and inwood which one do you prefer?
Decision to make the amenities nearer to the forest reserve is a bit weird... Isn't it better for the residents to be closer to the nice view? Also, they really messed up their initial pricing. 1 of the biggest disadvantages of being early buyers into project. If developer decide to throw units, bye bye market value.
based on the master planned for this area....all vacant land lots are for high-density strata housing types...in the next 10 years, the traffic situation in this area will be very congested... property developers need to make advance plans with planning direct access to nearby public transport

Well it's entirely up to individual preference.
I think the balcony is fine. Owner can simply put some plants to limit movements or partition it with some other deco then bedroom 2 will get a private balcony lol
Hi Sean thanks to your video, ended buying their 3rd phase Riana Trees. Mainly sold due to the forest view and also the central location in the middle of klang valley. Provided alot of necessary info needed. Hope that u will be doing a video on Riana trees residence soon in the near future. I think the unit is designed for multigenerational living hence the junior suite entrance is deeper in the unit instead of pure enterprising type of dual key units?

hi could you do a review on Horizon's Suites ? near Dengkil/Sepang/Chiense university
Since EV charging infrastructure may be a big purchasing consideration moving forward, have you seen any good case studies on retrospectively installing EV charging ports for each unit? Or is it a foregone conclusion that old residential units would be left out of this trend?

Can you reviee Nestree Residence at Bangsar South?
sometimes when you drive pass NPE, if you open up the window you can smell some stinky smell. especially on a rainy day. not sure if they are from the longkang (aka river), or the treatment plant. maybe secoya is much further, away from the plant, hence you don't get the smell. anyone know if smell will be a problem for other properties around that area?
It is almost perfect until the awkward bedroom window 😂

Which condiminum do you recommend in Bangsar south?do you have a top 3 ? and also which one(s) would you recommend for a family whith kids. Were looking for a nice place with preferably alot of greens and not close to bad traffic and pollutions.

Hi Sean, I wanna ask about this house from investment perspective. One house are provided how many car parks? if this is done for investment, there are gonna be at least 5 tenants, where are they gonna park assuming everyone has a car since it's not near to public transportation. tq

Great question. Every unit comes with at least 2 car park. Then if need more, there might Sime up for rent by the management or other owners. If not, the Malaysian way is roadside lah. That’s why outside every condo in Malaysia there will be cars parked at the road side. If we were to increase the requirements of providing more carpark, the property price will increase further:/
Besides the windows, the basin and toilet bowl look cheap also 🤔

Nice place, but still poor entrance due to low cost housing nearby, paying million for this hmm....
Creating 2 tier pricing where original buyers paid full price and selling overhang units at a substantial discount is a recipe for disaster. Commiserations to existing buyers.
Is it mosque near by? Can hear the sound?
