PROPERTY REVIEW

Once again we are back in Bangsar South, but this project was in contrast to our understanding of the location. Unlike the high density jam packed typologies, The Estate is high end luxury segment residence.
Easily this is one of the residence with the best facilities I've ever visited. The entire experience of walking around the building is just amazing. My personal favourite would be the choices of their furniture that matches the design intent for every single space. Also, the meticulous treatments that help owners escape from the busy life for eg the sound of water, the strategic location of landscape planting, spatial arrangement and etc.
From a town planning perspective, this site is very private as the road is only shared by this project and a row of landed houses. Also, it's located at the edge next water storage structures hence there will that unblocked view of Bukit Gasing. However, we must address the social housings right next to the building as well.
Being in Bangsar South, a location that's just super connected via different highways and LRTs, the setback would be the intensity of noise and activities around it. It's just packed with MNC offices and there are just things going on the entire day. But the entry to the project really feels like another different dimension.

    Thanks for giving us a peek of such a posh property. Great ID theme and facilities. With so much pools around to mask the noise, I guess one will not face any problem when one needs to car-pool to work.

    Visited the showroom opposite BSC 4 years ago, really like the ID, the location n the density of the project, the price was RM800/sqft but all are big units >2400sqft, since I'm only into mid size1400 -1600sqft. The noise pollution is inevitable in most area of KL, PJ, Bangsar, Damansara, MK etc, so it's expected already...

    Breathtaking design elements! Never seen a facilities deck as well designed as this even in this price bracket! Also for this location, totally different from your usual copy paste units from UOA. I just wonder what's the maintenance fees like? Probably enough to pay instalment for a high dense small unit in Bangsar South.

    I mentioned this many many times. The maintenance fees can easily be change during any point of time by the management committee, therefore it's best to know the figures directly from them whenever anyone wants to buy the project:) Thanks for watching 😁

    We visited the showroom few years ago and was impressed with the product and definitely value for money but upon found out the location is at the wrong side of so called “Bangsar” and it’s immediate neighbour with low cost housing. It’s just not right. Eventually we bought somewhere near KL Tower.

    sorry Sean, but i got motion sickness from the video, a lot of frames were out of focus and the montages were switching views and moving very quickly. Feels like the camera focus was acting up and somewhat gave a rushed feel to the video (although admittedly lots of content to cover). On the subject itself: Design wise is amazing, gives that luxury Mont Kiara development feel, but let down by the immediate surroundings. Even to walk to the LRT you would need to pass by the lower cost units and the crazy traffic on that road, which sort of brings you down to earth once you're out of the development boundaries. The high absolute pricing will be a tough ask for secondary sales, but we'll have to wait and see for the market performance.

    To be honest those remarks about the low cost housing you made can be a little disrespectful. I understand hi-end property investors tend to despise these elements but hey, this is the nature of a city's demographics and the economically disadvantaged people have their right to own a space in this city. I like your video, especially the vocabs you used to describe the different experiences navigating ard the common areas. Keep up the good work!

    Well in comparison to a building with, and without being around the low cost housing, the one without the low cost housing always perform better. I'm just laying out factual preferences but I agree with your statement about their right as well. Eventually there will be possibility of relocating the residents of low cost to a less premium location, just like the one in Bangsar. Anyway, appreciate your sharing Siyu=)

    And the fact is Bangsar South is actually Kampung Kerinchi, they name this kampung as ‘Bangsar South AREA’ because of the corporate building district, it is still a kampung, the people in this kampung have been residing in this taman for many many years….hence we can see the clear contrast of government built apartments vs high end condo

    damn..i'm soo friggin impressed with the decor elements n hw its incorporated into articulated design language n functionality...like can it get even better than 1 thing,n it gives u more...doesn't feel like in the midst of concrete sandwich...n u did gr8 at accentuating all its core features!wow!the architect n design team/leader is an absolute genius!sooo much of common sense working sooo tightly with designing/function!if ur watching-GREAT Job!**i'm a die-hard Subangite-but this project seriously got me considering abt Bangsaring!

    Foiyo! Great review ! Everything is fantastic here. But, have you notice the unit ceiling height is “ 11ft “ ? Beside of double volume height duplex, the main unit is only 10.5ft height, instead of 11ft as Bon Estate promotion during prelaunch.

    @@iherng cos 10.5 ft is not so eye-catching Mah, that’s why you’re not aware. Hahahah! Yes ! I can say, almost 100% buyers been told it’s 11ft ceiling height by developer sales staffs, marketing guys and even ex-CEO. All advertisements are presenting 11ft ceiling height, the show unit is more that 11ft. You can refer to Bobby’s video. But ended up, it’s only 10.5ft. And the Bon estate respond, the 11ft is actually floor to floor. Yo! We’re ordinary consumers leh! Says 11 ft mean floor to ceiling 11ft lah! By the way, any comment from you? Hahahah

    Great review Sean, the resort lobby is tower A actually haha. Should’ve told me you were here, I moved in d haha. Would’ve loved to say hi 👋 👍 My unit facing the gasing forest very quiet as there’s no roads in front. I’m a sensitive sleeper so the gasing forest view was the only option for me. Have my dinner in my balcony all the time. Easy home did a great job with my duplex unit design

    Quite surprised the traffic noise can reach so high up. Is there a minimum floor level in which noise becomes less of an issue? Defeats the purpose of such a nice balcony. Also wonder how the refuse chamber looks in this project?

    The sound wave of traffic noise travels upward, and the noise decibel readings are much higher in high floors compared to lower floors.

    absurd RM3.2mil lol honestly there are a whole lot of properties out there which can give you a lot more value. heck you can even get a landed terrace/semi-d plus renovation in a distinct area in PJ/D'sara area!

    Yes I think there are smaller units but if not mistaken all sold out though. Maybe you can try subsales. Anyway, it's freehold=)

    @@frickylau I answer on behalf of Loon, Bon Estate have to be more reliable, delivery what they promised, and more professional in after sales services.The way they handle owners is ans: "It's like that, boss". Instead of giving professional answer with terms and facts. Ex: my case, after waiting more than a month, i found that they nothing to my defect when I meet the contractor, actually Bon Estate doesn't submit request. Any how, I would suggest to buy their project after viewed.

    Good content n commentary Sean, but views not moving up why? To me one of the main reason is u like to use your hand and finger to point to the objects, and blocking substantial amount of the screen area. It is super distracting u know? And your cam also moving too fast most of the time. Consider invest in some good quality gimbal, sow down the panning speed, and STOP using your finger to point to every single thing in the video, we can see it better when your finger is not there okay? Thanks for listening to my opinion.
