I'm sorry I dont understand. The investment is plot plus construction cost. In the 5 marla example you gave, if the plot is 1 crore and cost of construction 1 crore, 30 % of 2 crore is 60 lac. You took ROI on construction cost alone. 30 lac is 15% which is much less then even bank rate.

I will explain it further. I am considering that you have a plot and it is lying vacant. So, investment in plot will not be required. It is the construction cost which you will have to take from your bank account and spend. So, you will be spending 1 crore and 30 lacs margin will be 30%. Yes you are right, if you have to buy a plot and then do construction then the return will be equal to or lesser than bank returns

Yes you can do that and it is normally done in 1 kanal or above houses in premium priced societies. Societies where there are cost conscious customers, you will not be able to opt for branded fixtures

Don't lose heart. Market main doobara se movement aye hai aur inshallah sell out ho gayain gaye. Margin thora reduce kar ke sell karain aur agla ghar shorroh karain. Rolling business main in the end aap zaida kama jaate hain
