Nice to meet your mom finally! I agree with her ideas about the kitchen, and using the extra space as a butler's pantry make a ton of sense. That keeps all of your small appliances out of the way and in their own space.

I wouldn’t put a shower in the small room near the kitchen . A toilet and sink would be fine. You could have more storage in that area for cleaning products, towels and linens. As there are two bedrooms upstairs, that is where you’ll need the shower.

Yes,,in my area in Canada, we tend to have a ‘half bath’ on the main floor, and then a full bath/shower near the bedrooms. With only the toilet and sink near the kitchen, you would gain a lot of space for storage.

She’s already planned to have laundry upstairs which will be better to not to have to bring dirty laundry down into the busy kitchen area and bring back upstairs. Also, she has a daughter so having the shower downstairs, which is already planned out, will be great for two busy females not having to wait while one is taking a bath if the other needs to bathe. It’s a good investment to install now in its rough state for any future resale or rental plans.

Along with everyone else I agree with taking off the door into the area where the water heater is. I would also change the bathroom door to swing into the bathroom instead of outward.

Think about a round table at the end of your island. Use the small room as a pantry and put a bifold door (solid panel) on the toilet room giving you more room in the pantry

Ah the voice of a mother's reasoning....always makes sense. Here in Australia, the moulding at the top of the wall that meets the ceiling is called the 'Cornice'. I agree it give the walls a more finished look, but it is up to you on your preference on how you want your room to feel. I totally agree with the removal of the door (have been shouting that to you for so long). Maybe consider not having a shower downstairs, and make that into your guest bathroom / laundry room. That way the upstairs will just be for relaxing and downstairs will be your entertaining and working appliances. Let's face it, who would want to use the shower downstairs when the bedrooms are upstairs.

Your mum’s idea is brilliant. You’ll get a mini butlers’ pantry and double de storage for the kitchen. Also the library wall is great, you’ll disguise the electrical boxes and don’t have to repaint the wall not to see the damp damage.

Mom's idea is very good ad it pays attention to the triangle configuration of cook surfus and refrigerator. Also Mom's idea about the removal of the door and coffee station is really good. Covington is called wainscoting in Canada. I live in Ontario. Removing as many walls and barriers as possible gives you a lot more space and provides a feeling of spaciousness. I follow all of your family's channels.

I like your mom’s ideas. Having a little sink in that area where you can have your tea station would be nice as the plumbing’s is already there. I find tea cups and coffee cups are always stacking up and it would be nice to not have them in the big kitchen sink.

Love all of your mom’s ideas downstairs - making a good efficient kitchen work triangle! Love the tea room - great for extra storage too. Taking the door off is great too. I’ve seen people who have built a table with the same butcher block top that can butt up to the end of your kitchen counter - it’s just table height - and it kind of feels like just a lowered part of the island. In your upstairs bathroom, you could literally do a wet room at the far end - and the corner close to the entrance could hold a unit (built in or portable) for linen and toiletries storage. The American word you were seeking is “crown moulding” which is lovely but maybe not a necessary expense in materials and labor. Great ideas! As your brother would say - crack on!😂❤

Just a thought....because the unit doesn't have central air conditioning maybe consider a ceiling fan above the dining area for summer air circulation. I live the idea of a butler's pantry in the alcove off the kitchen!! Getting rid of the door is a brilliant idea! Even consider making the opening bigger into the butlers pantry area for a more spacious feel. A zero threshold shower is a terrific idea! Maybe consider a pocket door for the bathroom upstairs so there's no need to worry about taking up space with where the door swings 🤔

As you are going to have a full bathroom upstairs. You could use the shower area downstairs as a butler's pantry, which would give you a lot more storage space as well. You could even put your washing machine and dryer in there, giving you more room in your bathroom upstairs.

Sadie, I like this idea the best. Upstairs bathroom is for you and your daughter. Downstairs utility room, washer, dryer and cupboard space, hoover, mops etc. that way clear separation. I can ‘t see the need for two bathrooms in a small flat.

Much better ideas - 2 heads are always better than 1, especially as your mum has been involved with past renovations etc. Defo bath and taps with integrated shower attachment for upstairs. I really like your plans for the apartment, everything makes perfect sense. Having a table at the end of the island keeps extra space for cooking/serving and if it expands you have lots of room for company. The room between bath and kitchen could be used for storage for either room. Great ideas for a place that’s going to really be yours!

Just off the top of my head, when doing your wet room for your shower, make yourself a little 'seat' area. It doesn't have to be big, but it will give you a place to pick your leg up to shave, a place for extra shower stuff, a place to sit if you want to just soak in the the steam a bit. TRUST me! It will come in handy. My mom had one built into her shower and I was so jealous. I had to get a stool to put in my shower area, and I hate it. When I redo my bathroom, I want exactly everything tiled and I'll build in a seat in the shower.

Great idea for the butlers pantry. Agree with previous comment that you only need a toilet and sink downstairs. Personally i have always thought the work bench is too big and too wide.. Should be swung around and attached to wall and narrower - would give you heaps of space for dining area.

The changes make a lot of sense. In your walkin closet you might consider moving the doorway entrance from your bedroom away from the ad joint wall about a foot or so. While you will be losing that wall space from doors wall, you'd be gaining usable wall space on the adjoining wall for shelving, etc since it would no longer block the pathway. Best of luck!

That’s good placement for the fridge for the classic kitchen work triangle near the sink and stove. You should make a pretend cup of tea to test out the workflow. (Distance from kettle to sink, back to plug in kettle, tea bags to pot, fridge for milk etc. ) Also a rectangular dining table with the thin side beside the island will be good for traffic flow. You have great ideas.

Remember to have a space for cleaning supplies ie: broom, vacuum etc. Where will the air conditioner go? If you have gas you could have a small hot water on demand.

Great ideas! Any possibility of reversing the swing of that second door with it swinging into the bathroom, an “out swing” as opposed to the in swing that it is now? And maybe also having the hinges on the other side of the casing. It would really expand the usable space in the planned pantry.

I would have the hanging lights the same..if you could find the glass half bowl shape light would be nice and a finish small tile above the fantastic tile above the sink. Looks really nice Don't forget a vent for shower steam or you will have mold in the future

Sounds great but why have a shower downstairs? Have a loo and basin downstairs off your butlers pantry and put your washer dryer in there too. So all work areas in one place. Then you can have a nice big bathroom upstairs.

Covington is called wainscoting in Canada. I live in Ontario. Removing as many walls and barriers as possible gives you a lot more space and provides a feeling of spaciousness. Love the fridge, oven, and microwave build on that one kitchen wall and the idea for the little space between the kitchen and powder room. Ohhh and the built in bookshelves and cupboard in the living room. Excellent ideas ladies!
I like your mom’s ideas. Having a little sink in that area where you can have your tea station would be nice as the plumbing’s is already there. I find tea cups and coffee cups are always stacking up and it would be nice to not have them in the big kitchen sink.
Love all of your mom’s ideas downstairs - making a good efficient kitchen work triangle! Love the tea room - great for extra storage too. Taking the door off is great too. I’ve seen people who have built a table with the same butcher block top that can butt up to the end of your kitchen counter - it’s just table height - and it kind of feels like just a lowered part of the island. In your upstairs bathroom, you could literally do a wet room at the far end - and the corner close to the entrance could hold a unit (built in or portable) for linen and toiletries storage. The American word you were seeking is “crown moulding” which is lovely but maybe not a necessary expense in materials and labor. Great ideas! As your brother would say - crack on!😂❤
Just a thought....because the unit doesn't have central air conditioning maybe consider a ceiling fan above the dining area for summer air circulation. I live the idea of a butler's pantry in the alcove off the kitchen!! Getting rid of the door is a brilliant idea! Even consider making the opening bigger into the butlers pantry area for a more spacious feel. A zero threshold shower is a terrific idea! Maybe consider a pocket door for the bathroom upstairs so there's no need to worry about taking up space with where the door swings 🤔

Personally, I would go without the trim/molding. Nice to see the height of the rooms, and windows. It's a nice finish for bedrooms.......gives a cozy feel.

As you are going to have a full bathroom upstairs. You could use the shower area downstairs as a butler's pantry, which would give you a lot more storage space as well. You could even put your washing machine and dryer in there, giving you more room in your bathroom upstairs.

Sadie, I like this idea the best. Upstairs bathroom is for you and your daughter. Downstairs utility room, washer, dryer and cupboard space, hoover, mops etc. that way clear separation. I can ‘t see the need for two bathrooms in a small flat.

Much better ideas - 2 heads are always better than 1, especially as your mum has been involved with past renovations etc. Defo bath and taps with integrated shower attachment for upstairs. Combined huge wardrobe space for you and Olivia too. Lots of work ahead, good luck and happier personal times. xx

I really like your plans for the apartment, everything makes perfect sense. Having a table at the end of the island keeps extra space for cooking/serving and if it expands you have lots of room for company. The room between bath and kitchen could be used for storage for either room. Great ideas for a place that’s going to really be yours!

Sadie its going to be great!!! Shower downstairs and bath upstairs would be the best. Keeps both bathrooms with space to move around in. Might have to flip a coin for the bathtub. Your mum has great ideas to help you finalize your plans. Mothers always know best and your mum is pretty cool. The butlers pantry is really nice idea. Just off the top of my head, when doing your wet room for your shower, make yourself a little 'seat' area. It doesn't have to be big, but it will give you a place to pick your leg up to shave, a place for extra shower stuff, a place to sit if you want to just soak in the the steam a bit. TRUST me! It will come in handy. My mom had one built into her shower and I was so jealous. I had to get a stool to put in my shower area, and I hate it. When I redo my bathroom, I want exactly everything tiled and I'll build in a seat in the shower.

Great idea for the butlers pantry. Agree with previous comment that you only need a toilet and sink downstairs. Personally i have always thought the work bench is too big and too wide.. Should be swung around and attached to wall and narrower - would give you heaps of space for dining area.

The changes make a lot of sense. In your walkin closet you might consider moving the doorway entrance from your bedroom away from the ad joint wall about a foot or so. While you will be losing that wall space from doors wall, you'd be gaining usable wall space on the adjoining wall for shelving, etc since it would no longer block the pathway. Best of luck!
That’s good placement for the fridge for the classic kitchen work triangle near the sink and stove. You should make a pretend cup of tea to test out the workflow. (Distance from kettle to sink, back to plug in kettle, tea bags to pot, fridge for milk etc. ) Also a rectangular dining table with the thin side beside the island will be good for traffic flow. You have great ideas.
It's going to look lovely when it's finished but oh, what a lot of work! It's going to be fun to watch you tackle this big job. Girl Power!

When you take out the door, take out the little bit of walll down to your cupboard/tea station area. That would really make it part of your kitchen.

To create more space, have the shower room door swing into the shower room as opposed to into the little room to create more space in the “new” pantry area.

Mom is right. The table would be out of the traffic path. Makes sense. "Coving" in the states is called "crown moulding". You could have a shower/bath combo.
By turning the shower door to open into that room (or installing a sliding door in the bathroom) your pantry space would be much more useable
I'd probably put the washing machine and dryer into the small room off the kitchen and make that a utility room , that way you'd have a bigger bathroom upstairs and could fit a bath and shower upstairs
Remember to have a space for cleaning supplies ie: broom, vacuum etc. Where will the air conditioner go? If you have gas you could have a small hot water on demand.
That niche without the door is perfect to hide the fridge and a small sink beside it !with cabinets !!!

Great ideas! Any possibility of reversing the swing of that second door with it swinging into the bathroom, an “out swing” as opposed to the in swing that it is now? And maybe also having the hinges on the other side of the casing. It would really expand the usable space in the planned pantry.

I would have the hanging lights the same..if you could find the glass half bowl shape light would be nice and a finish small tile above the fantastic tile above the sink. Looks really nice Don't forget a vent for shower steam or you will have mold in the future

Sounds great but why have a shower downstairs? Have a loo and basin downstairs off your butlers pantry and put your washer dryer in there too. So all work areas in one place. Then you can have a nice big bathroom upstairs.
The shower …. Make sure it’s spacious enough so one can turn around .. bend over .. etc ! Definitely will make a difference ! 😊
