    Great visualization! Although the only normal situation in which you’re getting a loan for 100% of the value of the home is gonna be if you’re a veteran who qualifies for a VA loan and you choose to do a 0% down payment

    I am 55 years old with very little set aside for retirement at this point. I have always been curious about the stock market and have witnessed some people who played the game right and retired early because they used the stock market. When I ask them, most said that they invested very little to start with, but their portfolio grew. I do have a significant amount of capital that is required to start up but I have no idea what strategies and direction I need to approach to help me make decent returns.

    Even with the right technique and assets some investors would still make more than others, as an investor, you should've known that by now, nothing beats experience and that's final, personally I had to reach out to a market analyst for guidance which is how I was able to grow my account close to a million, withdraw my profit right before the correction and now I'm buying again

    I think it is not necessary to take home as an asset ,one can take company as an asset as well which can also increase in value by the time and through which you can also pay debt to banks and can sell as well when its valuation increase ...

    Correct me if I am wrong, but isn't this a hack to earn money... by "going into debt" (assuming no other variables). So in his diagram, he showed that home is worth 300k usd, he took loan of 300k usd then 5 years later, home is worth 400k usd, and he paid off 90k usd of loan, leaving 210k usd in debt he sells the home for 400k usd, paying off the 210k usd of debt in loan, leaving him with 190k usd profit?

    Okay but I've seen from multipule sources that a home is a liability which makes sense, everything month you pay for utilities, maintenance and many other. An asset produces cash flow, but a home doesn't do that. It would only produce any kind of money if it were to be sold, which is years later. If you add up all the expenses that you've covered with that home $190,000 isn't that much after all.

    @@minecraft2b2t Insurance is based on the value of the house not the land. There isn't an insurance company in the world that will pay for your grass if it catches on fire. Houses degrade like cars so the only way it becomes real is actually selling the home and seeing how much you get in cash. equity minus what you owe.

    It seems like it deosn't tell the full story. To show how much you gained by just owning a house, a better formula would be the 400,000 dollars that the house is worth in 5 years minus The 210,000 loan - 90,000 that you paid in that period - the interest you paid which if it was 8% a year times 5, it would be 40% compound interest. It's a lot of a liability, you don't gain much. And I didn't even took in consideration the other costs and taxes generated by the house. You could have chose a better example for this.
