They've nailed the visual opulence! It'd work great in a hotel resort - where you'd rent with a suitcase of stuff for a week or two. But a condo block with long term letting might grow more like a gilded cage...

Nice. The most luxurious condo is the top floor penthouse at Northshore for $10 millions. I would love a viewing of it, Daz. Also, would love to rent it for a while in 2024/2025.

They are selling and building new Condos so obviously the price is right for the property owners. Everything around the world is increasing in price

@@travelsolo2677 yes indeed, apparently they get most of the condos already sold, so the price corresponds to the demand. Overpriced means overpriced for my personal opinion and estimation.
They obviously see the future of Jomtien expanding with this condo, and the one just starting next door, the Arom at 45 storey high. The dynamic of Pattaya has changed dramatically post Covid. Bar scene on its knees in Pattaya in many places but Jomtien thriving with many Eastern Euro families and Russians. Never seen it so busy in the evening and great vibe.

Yes. The pesky Russians which I find a bit unwelcome partly due to their war, and partly because they are so often so rude. I think the Thai's need to balance them against putting others off. Up to them!

@@MrGman2804 I find some people from UK, USA and Europe just as rude and arrogant especially after a beer. The Russians I’ve come across have been no problem. As for the war, I’m sure they didnt choose so why should they be unwelcome.

@@Stephenuk-zc3xo It's busy-ish, but there is a shortage of girls, so that side of it makes it a bloody long way to go for a beer! You cant have the same holiday you would have had pre-covid without spending a lot more money, and/or seriously compromising on the girls and/or spending a lot more time looking for what you want.

OMG. I have seen a quarter of your video and I am freaking out. This 64 sq meter apt is gorgeous. The view is stunning. and the apt is roomy. I wonder how much it would be to rent for a month.
As you said before Daz better to rent than buy in Thailand. Looks like another big condo block being build next door, will block the current view of the side balcony condos. Be interesting to see the rent prices. Two bed condos are nice with the bedrooms each side of the living room, good size balcony, but as few others have said the gold look looks a bit tacky in bathrooms. Thk for the vid, great work.

I was on the top floor at the base couple years ago.. just imagine another 29 floors to the top.. that's actually crazy.
Also, people walking down in front of the condos can feel the mist from the pool that's on the top floor. It's quite windy up there.

Great filming and presentation! On the condo: 1. Too much money for such little space. When your bathroom is half the size of your living room..it's not a good thing. 2. The condo looks like a hotel room. All the golden decor in the world doesn't change the cheap hotel design. Thanks for another great video!

I liked this video Daz and the two cuties, especially the adorable red pants lady 🙂 Though this place was grandiose, I was not overly impressed with the trimmings such as the gold work and tile designs. I feel these types of décor tend to age quickly and grow out of fashion and style fast.
Wish I had that sort of money. Lovely condos . If possible can you do the Aqua condo more my price range 🤔 😉

If you buy one of these you are deluded. They are 13 million now in 5 years your be lucky to get 8. Do a bit of research. I’ve lived here 5 years and studied the market

Good for you. Studied much beachfront high end properties? Do you know what’s going in on that lot next to Copacabana on the south side (empty cleared lot the same exact footprint as Copacabana)?

I’ve just come back from Jomtien and noticed the development. It looks great. What I was shocked about and I think you may want to mention it to your viewers is the fact that everything east of Soi 7 (including the night market) is almost 100% Russian. And given world events I felt very awkward staying in that area.

Arom Wongamat will be 55 stories and block many units' view in the Riviera Wongamat. It should be pretty splashy too.

But being the Gentleman that he is, he treated and allowed them to save face. Lesson to all us Pattaya lovers/goers. Stay in control of yourselves and don’t let them yank your chain. Love your vids Daz, nice condos but London prices. Is Pattaya really at that level yet... How much would they be to rent roughly? Perhaps a question you should have asked the ladies.
I also checked out Copacabana about a month ago. The sales ladies made NO MENTION of the construction site next door (I believe the “Arom” mentioned in other reviews). When I asked, I was told “don’t worry, not so tall” or “we don’t know”. Actually will be of roughly equal height and will block best of northern view up towards Pattaya. Current owners who bought on speculation are in for a rude surprise in about a year…. Also expect pools and common areas to be jammed if and when the building gets occupied. The pool at the recent EDGE Condo in central Pattaya is getting crowded already with similar pool sizes and less than 50% of units let - and half the unit quantities. One suggestion for future reviews: please start asking about EV charging in the parking lots. Buyers here will also be in the market for Tesla that just launched in Thailand, or other EV brands. Thanks for the great review though! Always good to hear and see your perspective!

Arom will have 45 floors, Copacabana has 59, not the same height. Expect Arom to not complete for several years. Those who bought at lower levels planned ahead poorly. The Arom footprint is also perpendicular to Copa’s and is far smaller than Copa’s, which lessens the visual blockage.

Thanks for the great tour. I'm turned off by the gold theme that prevails throughout the complex. It reminds me more of Las Vegas, casinos, and artificial wealth. Good designers respect the surroundings and try to encapsulate them in the design - a luxury beach and water themed design would have been better.
The prices are ridiculous, but i watched to the end just for the alan bolton girls :)
Love the tile in bathroom and my favorite is the one with pool I would hope that building is earth quake proof?

Those 'tents' next to the pool on the ground floor are called cabanas ;-) The design is pretty gaudy with all that 'gold' (you need to wear sunglasses at the elevator space) -and what's with the pool on the balcony, where the shallow bit is at the far end??? Wouldn't it make more sense to put the shallow end right where you step into the pool? It's not as if people will be diving in. As they sell so well I wonder who the buyers are. Oh and the view to the right side might be ruined soon, seeing the works being done there.
That looks like a magnificent place. But it is a pity there are no hand rails by the pool or bannisters on the staircases. An ongoing problem i find in Thailand

I wish rents were dropping in California where I live. I live in a pretty ordinary area just a mile outside the orange county line and a one bed condo rent is $2,100 dollars a month. My son lives in a nice area of orange county and he and his Indonesian GF pay $3,000 for a one bed room. They are looking to buy a new Townhome project that is under construction. The Price $1.25 Million. Real Estate Pattaya sure looks like a bargain compared to California. Prices here are insane!

It is funny how painting everything in gold color and suddenly it is "luxury". For really luxury room sizes are too small. At least, looks like, nothing can be built in front of it to block the ocean view

Nice... I'm in Pratumnack now but looking for the future. The gold gilding in the lobby reminds me of Trump Tower in NYC. lol. One of the best equipped gyms I've ever seen in a residence in Pattaya. Did you get the impression the decorative water spouts in the pools are very noisy? Almost 200 units and very few pool chairs on the roof. Maybe they have to be bolted down due to wind up there. I'd like to see the parking... guessing it's under the building which means possibly having to move vehicles out prior to big storms. I saw one very high floor 40sq meter rental with a southern view including the beach for 30,000 baht a month. I think that's quite reasonable considering the luxury amenities. I could definitely see myself hiking out of the front door, crossing the street, and instant ocean swimming or fishing with that beautifully wide Jomtien Beach right there. 59th floor pool is still not quite finished. I suspect furniture will be added. The vehicle parking is the first five floors of the main building (there is no other building next to it). There is no underground.

Daz. Did you know that the Beach Spot has changed hands? They no longer do golf outings. You might want to remove that video he's not there anymore.
Those tent-beds are what you would call Cabanas, which I believe is how this condo got its name.
Dear dear Daz the Pool at the Top (59th floor) is a "Sky fits Heaven" magnificent Pool 🥰 Nevertheless if we are looking to rent condo's your advice is probably to reach Bolton Real Estate & to enjoy Riviera or Copacabana etc... Its a lottery buy for me but I have seen great houses for sale in thiland for 3000000 bathi would go for a house before a conbo
They look pokey and chintzy. The living rooms look like an afterthought, they’re so small. Television on my knees. The Thai idea of luxury and good taste isn’t mine.
Lovely condominium to rent but would not want to buy as I think this is too expensive / difficult to get finance for foreigners, i.e. need to put in all cash. It's common for companies / buying groups to purchase multiple units and rent them out on Air B&B ..... you would not want to own an apartment next to one of those units. Furthermore, the purchase price for Thai quota units are cheaper than foreign quota units albeit unofficially so as foreigners we get screwed. Still nice to look at though, thanks DAZ great review as always.

There is absolutely no difference in price, Thai vs foreign at Copacabana. Officially or unofficially. Prove me wrong (I have firsthand knowledge in this).

The kitchen / dining quarters / living room is (proportionally) always so cramped, in those modern condos...
What are the maintenance fees for these condos? If I could get my wife to move there I would be there in a heart beat, For what you get with these condos they seem reasonably priced but that is my USA biased view. Have really enjoyed your various real estate videos with these 2 lovely ladies. May be someday I can get there on holiday. Have never been to any Asian country only SA and Europe.
