    Hi Rachel- I had to chime in real quick on your rental property......If you are receiving $600 cash flow per month on the rental....you are winning! That is very good. Be careful with a "pain in the ass" tenant. I have had them too. Here is an good strategy to consider......They need to understand that paying late impacts you too. We all have bills to pay. Therefore raise the rent by $100 and offer a "$100 discount" for paying ON TIME. Draw up an ammended lease when the time comes and make it clear. For example...rent is $1100 if paid by the 15th. If they pay by the 1st of the month...only $1000!, If rent is not paid by the 15th, it is considered delinquent and start the eviction process. Obviously consult with an attorney as needed for the specific state. Just something to consider from a guy on the internet:) One of my uncles gave me this advice a few years ago and he found this to be very successful with his rentals in Florida. Jeff

    I have rental property in Bentonville Arkansas.. One of my renters is a waitress in an outside event. I checked the weather. It is going to be 98° all 3 nights of the weekend and that does not include the humidity.. I called her up and reduced her rent by a $150 for this month off of the $250 rent.. I subsidized her rent because she's a great referral from the church. I know she's not going to make very much money that weekend. I want to treat her as though I would want to be treated. I paid cash for the property and so I can be flexible. She is a great renter She kept the house warm and the water running full blast at my request during the Arctic blast last winter so that I didn't have frozen pipes.. I want her to stay.

    Put it in the barn !! Yes !!. I just helped s friend clean stuff out of her son’s storage unit that he paid for for 2 years. Everything was moldy and needed to be thrown out. Everything was junk . He could have saved 1,400.00

    Where in Maine? I live in Maine....northern Maine. I lived in Southern Maine for 20 years and just moved back to northern.... Presque Isle Maine. I was able to afford to purchase a 3 bedroom house , 2 bath farm house in downtown presque isle, with a 2 story garage /barn and a large basement and yard for only 160k. I put alot down and have onky a $850 / month mortgage. Rent an apartment downstate would have cost me $3k/month ..... even up here rents are over $1k a month for a bedroom. I'm grateful

    I moved last November ... best thing I did for a long time... so much happier in a house I own... the stress of constant packing and moving .... I moved with my 94 yard old mom with me and my cat. Also change to a remote work from home job with the company I have been with for 22 yeara

    Sorry you are getting derailed on this new job and the move. You have good support with your family, so keep that positive in focus. On the cancellations, It is very early in the month, and a holiday hit. So sending good vibes that there will be fewer cancellations for the remainder of the month and you can get your 12 days in. On the sea sickness, both my dad and my husband get bad sea sickness on open waters. Dad said it was months for him to get his “sea legs” that was when he served in the navy during war time, and no dramamine. My husband never had luck with dramamine. At best it took the edge off, but he got a prescription for a scopolamine patch from his doctor that did the trick and no drowsiness. It goes on behind your ear, 4 hours before you go to sea. A second patch replaces the first after 24 hours so a total of 48 hours for a longer trip. He could get two 24 hour trips on one prescription fill. If you can swing it, this might be an option for you to look into! Not too pricy either!

    I hope things move in a more positive direction after you've had some downtime and are able to recenter yourself. Will you still be looking to continue with similar work or maybe try to find a farmhand type position in Maine? I know you'd really looked forward to that opportunity last time though it didn't work out.

    Good luck with everything rachel i know with time everything will happen for a reason. $650 cash flow on one unit is awesome. Im striving for that as well if my tenant would only pay i just sent the notice to quit so lets see if they pay or move , the whole process just sucks. Hopefully the job either gets better for you or find a better opportunity in maine. Im glad you have family to lean on in this time. I agree too im enjoying watching people who have real lives not this overly edited smoke and mirrors show some people put on. Its like catching up with a friend.

    I do have a management company. They have charged him a late fee every month. Unfortunately, the management company keeps 100% of the late fee so I don't receive any of it, but it's happening.

    Do any of your relatives have a piece of land, perhaps, that you could carve out in some meaningful manner (legally, ideally), put a tiny house on? :D PS - RE the real estate profit: that's a good ROI on the rental, I'm sure. You can examine it also for the Return on Equity concept if you want to think of it that way, if you're considering shifting it to something else. People who don't see that as good profit just don't know about the whole story and don't understand rentals.

    Yes, there is that option! Unfortunately, it's in my hometown, where I do NOT want to be. But that's okay! Tiny houses are quite accepted up here. I my find a cheap piece of land and a used tiny house and go that option for a while (which I would totally LOVE)! Luckily, there are options in my price range the further north I go.😄

    As you are not hitting your 12 days a month. I would contact unemployment again. They may be able to help provide income to bridge the gap. A lot of people when companies reduce hours on staff they can get partial unemployment.

    The cash flow is great! However, you need a lot of money for a downpayment. to buy a home for you. How are you going to navigate that with a low salary that is not stable? Set job alerts and look for another job. When your job makes you sick, it is time to go. They did a bait and switch on you. They knew you would not have a choice but to take longer trips to make money..

    I'm interested in more videos. 😊Really like the outdoor settings, as I'm stuck inside all day at a computer. Maybe a video from a boat? Have you thought of starting a channel to teach kids about marine biology? Regarding the investment property, seems like you made a wise decision, for all of the reasons you mentioned, and the net income seems correct. Wish I had thought to do something like that.     If you have your masters degree, could you consider teaching biology at a community college? Or a Private high school that typically has more resources and pays higher than public schools? It seems your current job is not reliable and not aligned with your needs at this stage in life. Wish you well.

    I am making much less per door, but I have many more doors and a lower cost of living where I am I. You are aft to a great start. Much better start than I did when I started. Part of deal is hanging in there and building a portfolio

    I used to be a gig driver until I realized that they toggle drivers. The orders are assigned based on averages, so you cannot make more than $100 a day. I live in Palm Springs. When the apps first got here there was no cap. I could make $1k in a week easily. Now they toggle our earnings. I stopped driving because it was better for me just to apply for a promotion at my full-time job. It was a great experience but stay on target. 💖

    In Bismark North Dakota you can make $400 a day or in Minneapolis. You can make $500 a day.

    I get sea sick and there is a patch called scopolamine that is good for 72 hours. You can find a tele health pharmacy online and get them prescribed. They run 40-50 dollars for three patches and that might help you if you wanted to try an over night trip again.

    @@its.rachel.hickey I had always taken dramamine growing up and would still get really sick. And then I had a small surgery in 2020 and I also get notoriously sick after waken up form that and the Anesthesiologist talked to me before and said that it was likely caused by motion sickness and he would give me a patch and it was the first time ever I woke up from surgery being able to keep food down. Talk about a life changing patch.

    Wow, sounds like you have a lot on your plate, and the thing is, here from my perspective, you are trying to fix it all at the same time --you are not super human woman! Non of us is. Seems to me you need to focus on one thing at a time. That's what I would do. Otherwise, you are going to get totally stressed out and that will make you sick. So, First, take good care of yourself. Eat right, and get plenty of rest, stay hydrated, and make sure you take time to just sit quietly under a tree and relax your mind. That is, try not to think about anything, just observe the nature and the sounds around you. You can do this for about 10 minutes 2 or 3 times a day. Second, focus on moving and organizing you stuff. You are very lucky to have family around to support you so take advantage of that gift the universe is giving you. It's ok to accept this gift and don't worry. Give yourself a timeline to get all of your stuff organized and stored at your aunts house, and once you are done with that, it is one less thing to worry about. Also, now you are ready to take on the second major task --finding a job. You have two major, very huge things going on in your life right now and it's obvious that you are so stressed. It breaks my heart. You don't have to do this to yourself. So, I hope this will help you. Breath, relax, enjoy your kitties and your dad and your aunt. Enjoy the moment and those things that are in front of you right now. I hope you don't mind my intrusion.

Easy does it-people are watching that care. Breathe and feel those feelings as Grace is right below them. I didn’t hear where you are moving from to get here? Challenge the notion you need to work.     I only buy rental properties that I rent out to a handyman -and only a handyman. I pay cash for my properties..I get the places in Iowa and Arkansas I paid $18,000 to $25,000 for a place. About 600 sq ft in size

    It makes absolutely no sense to me that you have an apartment (with a mortgage but I’m assuming some equity) and savings for another investment property, when you can’t find a place to live. Get yourself a condo in Maine. Sure it’s not going to be like what you’re accustomed to and like your parents have - a house on the water but that’s like 1% of the population to be so privileged. Don’t feel bad about it! You’ve accomplished and saved a lot! Use the money to buy a place you like! You are on track for something great!

    That $600+ rental income is great! Especially when that’s after paying the mortgage. My guess is people making comments on that being low don’t understand the full benefits you reap, especially appreciation and depreciation. Sure, appreciation only matters if/when you sell, but depreciation helps shield some of that income from taxes every year. Of course, you’ll pay depreciation recapture taxes if/when you sell, but any net positive amount so early in your ownership journey is terrific! If you do choose to buy a place instead of renting again, keep the idea of it becoming a rental one day in the back of your mind during your search. That’s if you can’t find a duplex or triplex that you can house hack. Sending good vibes for the move and the job.

    I used to have a dog that would try to eat cats, we just slowly introduced the cats to the dog and he would leave them alone after a while, dogs are trainable for sure. Ive never done insta cart but I’ve done doordash, it’s really chill but it is super area dependent. If your area isn’t very busy then there’s no point in really doing it. Also between gas and west and tear you aren’t really making that much money, especially if you get the commercial car insurance, which legally you’re supposed to. Because if you get in a crash and don’t have it and they find out you’re doordashing or insta carting they won’t cover it. Commercial insurance will probably double your current insurance, that was the quote I got for it. Sorry to keep making this comment super long but I think 650 for a rental property is amazing cash flow I wish I could buy that house.

    RE: the cash flow on the home: I think if you're an "investor" and you're buying 600K properties and have a lot of maintenance, repairs and other costs, I guess I could see how someone would think that would easily get eaten up. I think $600 a month passive income is excellent! I'm currently making about $300/month on my savings each month, which really helps. I'm a divorced mom of 2, so I'm trying to maximize all I can.

    I’ll recommend a channel I think you’d love- it’s called “Roaming Wild Rosie” She’s a single, hiker/stealth camper who bought a fixer upper cabin in Sweden for like, $35k, and she’s been renovating the thing. BY HERSELF. With no car. She’s absolutely amazing and inspiring, and her videography is soooo good!

    Would you rather rely on a partner in life or your strong, feminist independence. I can't help but feel that there's a loneliness about you that your cats can't even fill. I think feminism has done women such a disservice and women are beginning to realize it. Biology is tough to fight against. My wife and I since we met at 20 years old have been lovers and partners. Accented each other. Had each other's back through sickness and health. Went from owning nothing to millionaires. We did it together though.
