    异地Rentvesting这个概念其实操作起来在税务方面是很划不来的。用你那客户举例, 每周550-600的租金收入是税前收入可能要赋税的,但自己600的租金支出的是税后收入。他虽然投资perth房这几年选对了,但将来的CGT也少不了。忙了半天,得利的是税务局😅 如果能在自己生活的城市Rentvesting ,先搬进去住半年再出租会好一些

    1.租金减去支出,目前还不是正向现金流,不用赋税 2.供自住贷款也是用税后收入,另外也会限制了自己的贷款额 3. CGT并没有那么可怕,将来赚到钱的总额交掉20%左右挺合理的,如果情况允许用适合的税务架构甚至可以省去不少。用视频里面的例子,我们不会因为不想交2.7w的税,而不去赚12.3万 但最关键不是税,投资房产不应该为了省税,而是搭建财富。Rentvesting更能帮助普通人可以积累多套房产

    投资房利率也高 而且第一年没有自住增值税也会高 所以这也是为什么大家想先自住一年吧

    我现在就居住在两年前因为FHOG购买的一个unit😂。要不是现在因为利息在高点。 我早就计划局换掉了

    最近墨尔本CBD的高密度公寓,售价都是当年买入的50%-70%,太惨了😭真是个赔钱的奢侈品,不差钱的可以闭眼买哈。

    问题是每月租房子的钱比每月还的贷款还要多啊😂贷款时候银行难道不计算你每月要掏的房租吗

    会看,但投资房因为产生租金,银行会算提高了收入,但是自住贷款在银行眼中是最吃你收入的,更伤。架构对了,现金流稳了,对一个人的贷款额可以差天共地。
