Non Cookie-Cutter Suburbs Around Austin?

In this video I'll be discussing 7 neighborhoods in the Austin suburbs that I consider to be “not so cookie-cutter”. I’m defining the “suburbs” as anything between 10 miles and 20 miles from the center of downtown Austin.
Here's a link to FloodPro maps.austintexas.gov/FloodPro/
If you know of other “non cookie-cutter” neighborhoods that should be on this list, leave them in the comments below.

Glad you're back! Feels like I'm listening to my realtor who has been in Austin for 40 years. One thing I noticed these all have in common - MATURE TREES! Any consideration for Round Rock West? Seems very similar to Onion Creek (flooding and I-35). West side of greenbelt was NPC, but I believe the east side was custom. Big pluses are that all three levels of schooling are walkable and it's very close to historic Round Rock, arguably one of the best suburban downtown in the Austin area.

Yes, good call on RR West, there are a couple sections in there that are pretty unique

Hey JL, thank you! It's a pretty long story, but the shortest version is that our youngest was born about the time covid hit. That was our third kiddo and just really tipped the scales in terms of help needed around the house. So between that and my work, I just didn't have the time. So decided to set youtube down until I was able to make more time. Now our youngest is 2 years old and past the "baby" stage, our oldest is able to start jumping an helping with the other kiddos and work is less crazy. So, I decided to jump back in! I know this is probably way more info than you asked for hahaha, but it's as short as I could make it :-)

Why the focus on school district when some folks don't have kids or retired and their kids have grown up and moved out?

That's a really good question. The answer is two part - 1. The majority of suburb buyers care deeply about school rankings so it makes sense to discuss here and 2. Even if you don't have kids in school, the school rankings of a neighborhood will factor into price. Suburban homes with the better schools tend to sell faster and for more money, all things being equal. So as a future seller, I think it's important to look at this aspect of the neighborhood on the front end. Thanks for the question Xavier Xerxes
