Topic 👉🏾Constructing on Black cotton soil in Kenya.
Black cotton soil is found abundantly in most regions in Kenya.
Black cotton soil tends to soak water during the rainy season and expand and shrink during the dry season.
This expansion and shrinkage creates up and down movements on the ground floor slab, resulting to cracks, wall paint peel off , due to moisture some ceramic tiles discolor and Vinyl floor (mkeka wa Mbao ) get black spots on Surface .
To prevent this cracking, the black cotton soil is either excavated at a minimum depth of 1m or the building foundation raised and suspended above the ground level.
1.5m minimum depth.
Generally, if the black cotton soil is more than 1.5m in depth, its uneconomical to excavate it.
This requires a suspended type of foundation whereby columns are dug till solid rock and protrude slightly above the ground level.

I have followed this technology for a while now since am about to build. Actually its new in Kenya but quite old world wide. I am speaking of 1980s. The challenge is that most of our fundis have not embraced new tech leaving only a few to specialize who charge quite a premium so you do not benefit from the cost savings

150 years ago clay tiles were used.
Query please like this particular project what were the costings of the floor on the ground, you have high lighted, can you give a difference with the conventional method

Just use hollowcore floor slab/beams with longer spans available. use CMU foundation on grade beams.I do engineering in USA

Ave just learn about this technology , my house is 3b bangalow and ave built foundation blocks already,am about to do backfilling which is scaring me, much expensive.can i still do this technology at this level?

The depth of excavation is dictated by bearing capacity adopted by structural engineer thus it is not fixed in stone that you need to reach rock level
