NEVER TOO SMALL: Flexible Japanese Inspired Apartment, Thailand 33sqm/355sqft

Inspired by the calm and peaceful atmosphere of traditional Japanese Ryokans, this central Bangkok apartment has been transformed into a flexible city escape by interior designer Mae Prachasilcha. The main living area seamlessly integrates a study corner, a convertible coffee table/dining table, and a custom-designed 3-seater modular sofa that can be cleverly separated with very strategically incorporated sliding Japanese shoji doors. Divided from the living area by these doors, a wooden box-like platform with four tatami mats serves as a second living room or a cosy tea room during the day and effortlessly transitions into a sleeping area at night. The area can be closed off by using the sliding panels, offering privacy and keeping the room cool at night. This multifunctional approach adds softness and functionality to the space while still allowing light to filter throughout the home.

That's probably the most spacious-feeling

but who is responsible for removing a futon mattress every single morning?

Love the design! So serene, calm and very functional. I also love the fact that you always let the architects speak themselves and don't use voiceovers! Every video feels so personal because of that...

What exactly is functional, dragging futon mattress twice a day to storage because otherwise it blocks a window and everything one sees is a messy bed

@@valeriegalchenko2360 an alternative would be to have a bed that is raised via a wall-mounted hoist, up out of the way during the day.

In principle it’s nice that the architects speak for themselves; in practice I can’t understand what she’s saying and wordovers would be better.
One of the best designs I've seen, for such a small space, at just 33sqm!.. I loved the use of wood, which gave it a cosy, homely feel, rather than just painting eveything white... The coffee/dining table and TV/framed picture were lovely touches, along with the sliding doors and row of plants, for privacy... I'd love to live there... Mae is a great designer! 🦋
I love this so much. It's incredibly peaceful and minimalistic but not sterile. Also, the closed-off kitchen makes so much sense in a tiny space, you'd want to keep the food aromas from getting into the rest of the apartment. It feels absolutely flooded with light and air. I love how you can hear her smile when she talks about her brother's board games.

@@user-oi8ph6qx1l well if you take the context of Bangkok, very vibrant, sunny, warm, crowded, and loud city, personally it would feel like a nice comfy cocoon for me. If this place was somewhere with harsh winters for example, I’d probably find it depressing. But having personally been to BKK, it makes sense to want a space that dissociates from the outside.
I love that they have a large enough sofa for two people to lounge on, rather than some nonsense like stapling a lawn chair cushion to a plywood bench. This is a great use of space for *real* furniture!
กรี๊ดดดด ในที่สุด ช่องโปรดของฉันก็มีคลิปจากไทยแล้ว ดีใจๆ ❤❤
Too often "Japanese" styled rooms rarely look Japanese but this apartment renovation is spot on! 素晴らしい!
I really love how that one part of the sofa stays in the convertible room. Very comfortable and functional!
I can’t BELIEVE this is only 355 square feet. Tons of amazing designs on this channel but this one’s my favorite!! It’s beautiful and cozy and just unbelievable how livable it is!!
The video came out so well! So glad to be a part of this video featuring the unique apartment in the first ever NTS Thailand project 🥳

I love the simple, functional design of this apartment. It’s minimalist and a very calm space. Well thought out and beautiful. Well done Mae!
Not only does it look simple and cozy, but the house design is also practical. The designer is very talented.
This place is amazing! When you consider the size it becomes mind-blowing! Mae is my favourite 🙂. I'm zulu and we also don't have the letter "R" in our language, I enjoyed hearing how similarly our cultures get around this inconvenience imposed on us by the English language lol.

Wow, such an elegant and soothing design that packs a truly astonishing amount of functions into such a tiny space! Well done 👏👏👏
I just feel at peace watching this. It so quietly beautiful and soft in every way possible.
No clutter at all, wow, this made all so spacious. I love the tranquility of the space. My compliments.
I love how a little space opens up so much and is so bright and clean, good job !

Finally saw a Thai designer on this channel.
The design is so beautiful..it looks simple but it is not that simple..Hats off the the designer..I love the sleeping area the most
I love this concept very much. My son is about to buy his space soon and I will suggest this video. A warm handshake from my humble country the Philippines 🇵🇭 Thank you for sharing this video.
ในที่สุดก็ได้เห็นผลงานคนไทยในช่องนี้แล้ว ติดตามมานาน ยินดีด้วยฮะ 😊
Finally Thailand base content great job team
I already like the bangkok condos designs in general, but this tops them. The possibility to disassemble the bed and use the freed space is genius 👍
She is an Amazing architect!! 🎉🎉🎉
Love it!!! I’m so surprise NTS just landed to Thailand. Looking forward to seeing more.
Good one! Love how light it feels with only one window, great job!
Finally, Bangkok!!! Please do more Thailand ❤🙏🙏🙏
It's a beautiful, calm and efficiently designed living space. Well done!
I always come back to watch this video as its my favorites ❤
It's a very serene space, and I love how even the sliding doors are versatile. The plants create a living balcony screen, and the bathroom is so lovely and peaceful. It's hard to believe that a busy city lies beyond those walls!
สวย แบบเรียบๆ ดีค่ะ I am glad to have some Thai designer on this KZread channel :)
I’m obsessed with this channel 😅😅
super simple design - no major changes but the slight tweaks are so effective and practical! love it
Love the design. Great job!
Clever designer! The fact that her brother is the client is actually emotional, they seem to have a cool bond! When he moved the sliding door to enclose the sleeping area and that 3rd seat of the sofa remained with the bedroom it was illusive in a good way, a detail that grabbed my attention!
Absolutely love this place. This is such a clever use of the small space that makes it multi functional. Well done!!!
So there's a lot of elements in this design that I've independently thought of for my own apartment (shoji-inspired doors, textured walls, raised multi-purpose platform, natural materials). I was therefore very excited to see how beautifully it works in an apartment (i.e. not just in a ryokan) and am feeling a little more confident in my style preferences. Thank you for sharing this design!
I love the overall look, especially the "sleeping" area. The sliding door is a brilliant implementation, good job!
incredibly optimised, yet, with a spacious feel. great job!
Great use of space! Love the sliding doors and the whole vibe of the house. It's so cosy and comfortable.
So calm and restful. Love the sliding doors.
Finally really small apartament, beautiful!!!!!!!
I love the space. It really gives off a Japanese vibe and the finishes look precise and of high quality. Good job!
Wish this could be the standard of every small apartment. cost saving and spectacular one.
I love this home. I can really feel the sanctuary from the city. I love the sliding panel and the tatami mats, the mulit-use space. And the change of height for that space is awesome! It designates space difference while making it cozier while making a place to store the bed. Wonderful design! Thank you! ❤
Love this! It's amazing they achieve this very functional space with less than 400 sq ft and have space where it matters. Great Job!
woah I've been following this series for years and this is probably the first time you feature an apartment in my country! this looks amazing
I'm impressed with this one, until now the best renovation I've seen on this channel
I’m so exciting! Finally never too small in Thailand.😮🎉
Lovely work! Wonderful sense of light and space, well done!
Beautiful. So calm. Love it.
So creative! Love it!
Well done. Minimalist but warm. Clever use of screens. Really enjoyed Mae's explanations.
I love the design. It’s so clean and sleek.
Well designed and renovated apartment. Excellent job Mae. Love it
I like the table in the living area. That's so practical and fits to the mood!
Nicely done. The change in layout makes it a lot more functional.
Long time following, finally I got to watch one episode from my country! Love it.
Wow, amazing apartment design with everything you need to live comfortable. Great job.
That is such a beautiful, luxurious and calming small home I have ever seen. Just a fantastic design and all in 355 sq ft . That would be a wonderful place to call home . ❤
Amazing how every inch of space is cleverly utilized
Such a beautiful space! Very well done. 🥰
It really seems way bigger than 33sqm, well done!
The way they integrated the bedloom is very nice, I love it!
This is just perfect!
First Thailand-related content I've ever watched on this channel! (Yes, it's my country) The design is nice. I can feel Japanese vibe like tatami and futon. Hope NTS will cover more condominium of size 23-35 sq.m. without duplex mezzanine floor, because it is more practical here in Thailand especially Bangkok.
Hope to see more small space around Asia, especially Hong Kong. Love this unit on how they use the sliding panels and raised platform to separate the space yet. Transforming space is very important for a small unit.
โหหห ดีใจมาก ตามช่องนี้มาหลายปี ในที่สุดก็มี EP คนไทย เจ๋งมากครับ 🙂 love how it simple and functional. Absolutely love this place. very AMAZ!!!
I LOVED THE DESIGNER OF THIS HOUSE, IT'S SMALL BUT IT LOOKS LIKE IT, SPACES WELL USED, MULTIFUNCTIONAL AND SUPER SIMPLE WITH VERY COMFORTABLE, IT'S ADORABLE AND SUPER FUNCTIONAL, FOR THOSE WHO STARTED LIFE AS A 2, AND THERE DON'T HAVE MANY POSSIBILITIES FOR THOSE WHO CAN'T AFFORD ONE BIGGER HOUSE.
Extremely well done! Gorgeous!
I have watched this video for many times. Great work! Beautiful! Love from Germany
It’s like I’m in another time and place through this apartment 💛
My favorite tiny house design yet!
Well done! I love it! Thanks for sharing!
Easily one of my favourite places. We'll designed without sacrificing comfort. And it gives a relaxing vibe yet not too minimal.
Absolutely stunning design
The living room is great ! Love these idea
Brilliant design, welcoming and comfortable.
Loved both the sliding dolls and the bedloom as a whole
Wow 😍 ❤ so soothing to the eyes harmony of colour and design ❤
Absolutely stunning
Great hob, Mae! This looks very calm and functional
Lovely, calm, well thought-out space. Can’t help feeling that there should be a way to make the bed/tea-room conversion easier - not necessarily a Murphy bed, but something that keeps the bed made up, rather than having to fold it up and pack away every pillow etc separately every day. Also, some might choose to swap the desk with the last piece of sofa, though I must admit I rather like the way the sliding door divides the sofa..
I love the design! 👏👏👏
This is really nice and it's so true that when you have a restricted amount of space, you think twice about bringing crap ahem, stuff into your life lol
For me it's one of the most impressive ones, good one thanks❤
So functional and well thought
This 33sqm looks big. Beautiful.
ในที่สุดก็มีของไทย
I like this. Really good design. 10/10
33sqm ??? I looked at the video without paying attention to the title and assumed we were around 40/45sqm ! Very impressive !
Beautiful!
Very well implemented design. Well done indeed.
This is stunning!
The nicest one I have seen in a while
Super concept. I love the sliding panels and multifunctional space. Congrats! G Ire
