The lots are smaller in the Siena collection and due to that, it limits the availability of certain structural options, such as the third car garage. Also, there are other features that are not available in the Siena collection which are available in the Naples collection. Those differences result in the lower price for the Larimar in the Siena Collection.
Property taxes will eat your lunch in the Leander / Lago Vista area.

I agree, property taxes are high in general in the greater Austin area. I assume the buyer(s) of this type of home will most likely be a high earner and the savings in not having state income taxes helps to offset the high property tax rates.
