Moving to Florida | Barefoot Bay | Best Place to Retire?
Have you asked where are best places to retire in Florida? Perhaps you wanted to know where are the safest places to retire in Florida? Maybe you are not retiring, but just looking for an affordable home in Florida? Maybe you were thinking about mobile homes for sale? You should consider Barefoot Bay.
Where is Barefoot Bay, FL?
The largest unincorporated, deed-restricted manufactured home community and recreation district, located in southern Brevard County, Florida not far from the Sebastian Inlet. There are approximately 4,900 units here, however as of Oct 6, 2021 there are only 14 Barefoot Bay, Florida homes for sale.
Please note that Barefoot Bay is NOT a 55+ community. Residents can be of any age. As far as affordability goes, the average home sale price in the last 6 months is just under $150,000!
Barefoot Bay began as an idea for a recreational vehicle vacation resort for those looking to escape the colder weather up north or just looking for a great place to relax.
In 1968, the Gulf Acceptance Corporation, purchased the original one thousand acres that would become known as Barefoot Bay. With that, the vision for a Polynesian themed recreation community had begun.
In 1984, Barefoot Bay officially became a Special Recreation District with its own Charter authorized by the Brevard County Commissioners. The Board of Trustees was then created.
The 18-hole executive Barefoot Bay Golf Course is the premier centerpiece of Barefoot Bay Recreation District. Using the beautiful landscapes and acreage renowned architect, Joe Lee, designed this course. The small and challenging greens, along with the well protected approaches will test all your shot making ability. They tell me that the course is 3,689 yards from the tips, but since I'm not a golfer, I don't know what that means. It is a great golfing experience for seniors, juniors, men or women. And yes, it doesn't take 4 and 1/2 hours to play.

The 19th Hole restaurant offers great food and events all year round, with a menu that caters to a variety of taste buds. Get a jumpstart with their "early bird special" or come in for Wednesday Pasta night. You can get the full menu, and the entertainment schedule online at www.bbrd.org/19th-hole
Also located at the golf course are banquet facilities "D" and "E" that residents can rent for special occasions. You can use the dance floor, tables & chairs, kitchen, refrigerator and freezer, and a bar.
Swimming Pools - Barefoot Bay offers 3 swimming pools.
Pool 1 offers Lap Swimming from 9am to 10am 7 days a week, Aquatic Exercise every Monday through Friday from 10am to 11am.
Pool 3 has Hydrotherapy classes Monday through Friday 9am to 10am; and Zumba classes Tuesday - Thursday 2pm-3pm.
Open swimming is offered for all other times.
All pool areas have showers, restrooms and changing areas.
Pool 1 is located at the Community Center on Veterans Way, off of Barefoot Bay Blvd. It is semi-surrounded by a beautiful lake.
Here you will also find the Administration Building, Community Center "A" which is another banquet facility, game rooms and meeting rooms, the Bay Café and Lounge, and outdoor BBQ area with picnic pavilion, tennis, bocce, shuffleboard courts, lawn bowling and horseshoe areas.
Along Barefoot Bay Blvd, at the Community Center, is the peaceful Pedals and Palms Club Reflection Garden.
Want to fish? Residents have access to the fishing pier that extends 776 feet into the Indian River. It is lighted for nighttime use also.
There are many, many shopping opportunities within Barefoot Bay: 2 bakeries, restaurants, barber, nail salon, food store, computer repair store, travel agency, and a few chain stores.
For health and fitness, you can find a massage therapist, a few doctor's offices, wellness center, aerobic center, physical therapy, and fitness gym - all within a golf cart's drive away.
Like I said earlier - this is not a 55+ community. There is no HOA, however it is a special recreation district that costs $802.50 onetime to join at present time. There are no monthly fees, but your community fees are paid through your taxes ($816 last year).
Driving around it looks like there are only double or triple wide units there. However I did see a smaller, single wide unit. I was told that was grandfathered in from the 1970's. The minimum width is now 20 feet by 34 feet long.
And there are rules to follow: Like you need to maintain the lawn and landscaping; if you own a unit as an investment property, the minimum rental period is 3 months (no Air B&B's here); and you are allowed 2 pets - any combination of dogs and cats, with no size limitation. However they cannot run loose, they must be leashed.

I'm so glad we found your video, we want to find a home to purchase in barefoot Bay in 2022 but we have some questions about down payments, financing, etc. We have never bought a home before, and we are relocating from michigan.     @@chrisking1579 not yet, our move was delayed due to needing to buy a new car and opting to pay cash for it. We desperately want to be in Florida but might have to rent first at the right things are going down there. 😢

    I am looking to move to Florida in March of 2023 but I live in Pennsylvania I would like to be approved to live in a park before I move . I am not looking for anything expensive I would take a fixer upper

    Hi Eric. Thank you for your input. Most of the manufactured home parks, where you own the land (that's all I deal with), usually do not require an approval. They might want you to register, however. Perhaps 3 months before you move, let me know what features you would require in your new home.     What city is Palm Bay located? What area in Florida? How do I see the listings in Palm Bay? We are currently working with a realtor in central Florida.. The Villages and surrounding area.

    Hi Cathy. Palm Bay is its own city, incorporated in 1960. It is the largest by size and population in the southern 1/3 of Brevard County, on the east coast of Florida. Palm Bay is about 35 miles south of Kennedy Space Center. We would be a 2+ hour drive to the east & south of the Villages. I prefer the Palm Bay area over sections of Florida's interior because it's warmer in the winter, and cooler in the summer. We have less severe thunderstorms in the summer time, too.     Looks nice what I just found..Most Mortgage payments are about $600 a month principal and interest $412. HOA fees $800 a year taxes $2,000 a year..It looks like most properties are $150,000 and up...Better off buying a house..🐝

    Barefoot Bay used to be a nice place in the 80-90s. Now it's a dump. Cars up on blocks everywhere. Should have kept it 55+ only.

    Thank you for your input. I don't live there, but I've driven through there many times and I can't recall seeing cars on blocks. I suppose I need to be on other streets?
