I don’t like real estate but Dubai is the only place I would buy property in. No taxes and it’s the only major city that’s looking uphill.

come on, how could you not. YES, taxes on real estate are a big issue, just be sure to cover that in your rent/lease or sale. i guess you mean for personal living.
I live in Abu Dhabi and I must say that the difference is mind-blowing. I get 5x my money in Abu Dhabi and there is a rent cap of 5% vs the premium areas in Dubai that have gone up by 30-100% recently. Abu Dhabi is an undiscovered jem. Yes, more quiet and not as flashy, but to me those are pros, not cons.

Just came back from AD. Dubai is clearly more attractive and more "western", with stunning beaches. AD needs to catch up by a lot but that's why it's rather an undiscovered gem and property prices will catch up once the work there is done.

Just rented on Dubai Marina...left JBR Address Beach...own a unit in Dubai Hills Estate....Dubai Hills Estate is a booming location....very nice with parrk and new Mall..amd great golf course ....also boaght offplan townhouse at Victory Heights...very nice.. Vila Townhouse comunity for families and Els Golf Club

6:20 Marina.... start at Emaar's 5242 (across marina from Address JBR) and I'm liking 5 Palm for a 3-4br condo. Address has a really nice location, view, & amenities. I just don't like their room set up.

5:09 JLT looks pretty nice, but yea it does strike me more of a lower cost business office area than Downtown & Business Bay plus it's next to Marina & JBR. But hope you say why not to live there, though it didn't attract me as an area to live.

Hey Raphael, I was wondering while I was watching your video's that you never talk about Dubai Hills... Is that because it's not worth mentioning or because not a lot of people are interested in property there? I myself saw my dreamhouse and although it's already sold, I still want to see it and maybe if I would still fall in love with it again am going to make an offer... Wrong. Dubai Marina and JBR are done. There are similar Bigger developments coming nearer to the city. Once they are ready, there will be a shift in sentiment for marina.

Creek Harbour is better. Al jaddaf looks like construction all the time. But it's just my opinion
I want an area that is close to ASD for my daughter and also a modern apartment i hate the old building what do you recommend mbr or what i need help
Business bay is still developing but in 5 years or so it will be a very nice place to get a waterfront condo. Especially with Meydan one mall opening soon being a bigger and better experience than Dubai mall. Also Dubai creek harbour looks like it will be a decent place to live in 5 years from now.

all true, but the Marina & Dubai Mall will stand for a long time as being "first" with many things, it's proximity to JBR. I have looked at those areas and all I am seeing is "bigger", not sure how that will attract tourists and expats unless Marina & JBR areas become too populated, which is very possible. So yeah, in 5 years we will see how things develop.

Hi Raphael thanks for the info, I have been living in Dubai for a while and agree with most of what you said. In terms of an area where you can live your day to day by walking which areas would you suggest? For now I am in Business Bay/Downtown but open to consider other options

What do you think about City Walk? I am excited for Central Park at City Walk. Very western high end livable near downtown, by MERAAS so similar style as La Mer beach or Blue Water island.

He has one already. For more specifics, it would be better to look at videos from US immigration attorneys. Most of Rafael's clients are trying to leave high tax countries, not vice versa.

Been here 3 months and I’d definitely cross off Marina/JBR. Just traffic and low quality eateries (except in Pier 7). If you want ocean views with private beach and newer buildings, you definitely want to be in Emaar Beachfront (Dubai Harbour). An apartment in Palm Jumeirah is great too but avoid Palm West Beach if you want to get any sleep.

What is with all these paid influences acting like Dubai is this utopia
Ive heard horror stories about expats living in Dubai being subject to islamic law, which is basically dark ages type of justice system including dungeon-like prison system. Expats who have been late on house payments have literally been thrown into these dungeons with awful food and almost died due to no medical attention. Keep in mind that islamic law looks on unbelievers as sub-human infidels.

I cant remember the exact search term I used to bring these videos up but there are tons of video on youtube about peoples horrible experiences there so it should be easy to find them.
