    I moved here last year from BC. Fricken amazing, sold my crappy 70s house that needed a ton of work and made bank on it, bought a house in Calgary completely renovated and best of all i have a very small mortgage now.

    Congrats! I love that, this is exactly why people are flocking here. Although i do feel bad for many locals here that got blind sided. There is a lot of value here STILL even when you compare it to the other two popular provinces. Calgary has a lot going for it and i wouldn't want to live in any other major city in Canada. May buy a secondary home in the Bush in BC one day but thats not for a while.

    Calgary doesn't pay like Toronto and Vancouver and once oil crashes which it will eventually then there will be bloodbath again. Additionally, Toronto house prices are on free fall right now.

    Great video adam, with lots of people moving here im wondering what your thoughts are on purchasing rental properties? (Personal opinion) i know you touched on it but Is it a good time even though intrest rates are still high? And what type of house do you think is best? Deteched, townhouse or apartment/condo?     I wouldn't be buying anything right now. Buy when people sell and sell when people buy is the common talking point. Some good deals to be had out there but they are hard to come by. For those who are renting though, get the heck out of the rental market as Calgary is not slowing down anytime soon.

    yea true, @devinnclarke Its such a crazy thing to witness. Unless someone is truly unhappy with their current situation coming to Alberta to get ahead is still a possibility but its getting harder in Calgary. If you seriously want to get ahead move to Edmonton, homes are way less and their job market is similar to Calgary there they are at 6.6% unemployment.

    If something worse than 2008 happens, Calgary and Alberta will be booming even more, just think about where all those people who bankrupted and got evicted from their houses would go? Still go back to Toronto or Vancouver? Did you do the calculation? With the current home price in these two places, for example, the average price is around like 1.5 million for a decent home in Toronto, and if there is 50% price crash, which I doubt it very much, the price would then become 750,000…..the same freaking price as Calgary right now…..and not to mention the social unrest and crime rate will increase like crazy if something like 2008 or even worse happens in Toronto especially judging by its current state, you think any sane people would like to stay there anymore? Vancouver would be a different story, because Vancouver is completely different from Toronto, whether it’s its geographical location, natural beauty, or economic structure. My two cents exactly.

    Solid though process @@danca5719your not wrong, if we do see a correction like that i do think Alberta can weather it a bit better then those places but at the same time there is a lot of uncertainty in the country as it is. Our prices are outgragous when compared to places like the USA for example. Its crazy how much people are willing to stretch themselves just to own real estate, the true winners here are the banks. Even at 5% interest many families are paying for the property twice over 25 years if they dont pay down their principle...

    Historically Rent drops every winter / christmas season as demand is greatly cut. Its best to look at long term trends and i would argue as soon as spring rolls around rates will increase once again

    Listen here lauran, just cause you voted for Trudeau doesnt mean you gotta get all sour patch kid on the world, Adam's videos are insightful and if you can't listen to a video that talks about the truth happening in alberta and what is going to make it do better and grow then go put your helmet back on and sit in your padded room and stay off the internet so your feelings won't get hurt with words.
