What is Mortgage? What are the types of Mortgages in India? Explained in Hindi. Simple or Registered Mortgage, Mortgage by Conditional Sale, Usufructuary Mortgage, English Mortgage, Mortgage by deposit of Title Deeds (Equitable Mortgage), and Anomalous Mortgage are the 6 types of mortgages as per Section 58 of the Transfer of Property Act 1882.

A mortgage is created when you take any secured loan against an immovable property for eg. the case of a home loan or housing loan, loan against property, etc.

मॉर्गेज क्या है? इंडिया में मॉर्गेज के कितने प्रकार होते हैं? सिंपल या रजिस्टर्ड मॉर्गेज, मॉर्गेज by कंडीशनल सेल, यूज़्यूफ्रक्चरी मॉर्गेज, इंग्लिश मॉर्गेज, मॉर्गेज बय डिपाजिट ऑफ़ टाइटल डीड्स (इक्वीटाब्ले मॉर्गेज), अनोमलोउस मॉर्गेज, 6 प्रकार के मॉर्गेज होते हैं सेक्शन 58 के ट्रांसफर ऑफ़ प्रॉपर्टी एक्ट 1882 के अनुसार।
मॉर्गेज तब बनता है जब आप किसी इममोवबले प्रॉपर्टी के अगेंस्ट एक सिक्योर्ड लोन लेते हैं, उदहारण के लिए होम लोन या हाउसिंग लोन के मामले में लोन अगेंस्ट प्रॉपर्टी।

Sir l have a question agar mortgager apni property k paper lender ko deta hai or baad m wo unable hai loan ko pay karne m or sath m deed m hai ki bank or lender us property ko sale kar sakta hai lakin jab wo sale karta hai tab bhi usse uska P+I total amount nhi mil raha hai us property se ...........to kya condition hoga or kya ho skta hai next step for taking total amount from mortgager

Sir, one suggestion, while explaining mortgage , please do mention about title deed i.e. by explaining "what will happen to title deed in different types of mortgage " the idea can be better inculcated.

In English mortgage the borrower is also personally liable but not in case conditional sale. And the sale is absolute in case of English but not in case of conditional sale. Means the bank become owner in case of English mortgage with a condition thats the bank will transfer the ownership once the loan is paid. Whereas in conditional sale bank become owner if borrower become default i,e unable to pay the laon.
