Mike Holmes Rescues Townhouse from Hidden Home Inspection Disasters | Holmes Inspection 101
Shannon is a savvy first time buyer who knew enough to get a home inspection before she bought - the question is… did the home inspector know enough? Is that stain from an old plumbing leak or is it a disaster waiting to happen? Is that electrical wiring in the basement dangerous? Mike will be doing a Holmes Inspection, and Damon and the crew will tackle this townhouse, and Make it Right.

What gets me is that the prior owners must have known about some of this, and they never disclosed it. I could never, in good conscious, sell a place that would be unhealthy and such a safety hazard. That place was ready to catch fire at any time in several ways. The bathroom floor was ready to go. The dryer vent in the garage would allow carbon monoxide to go back in the house. What a mess, and she thought it only needed a little bit of cosmetic work done. Mike Holmes and his crew are always the absolute best. It's great to see them again! The hugs are great at the end!

Not necessarily. The first home I bought my home inspector didn't catch 2 major items. When I went to sell the buyer's home inspector caught them. Both were structural items. Two roof trusses were cut into making them useless; and in the basement there was a crawl space that was being supported by nothing but loose large rocks.
That poor young lady looks like she was about to faint with the walk through after the demolition. Glad that Mike and his team could help her. Yikes!

To me, having been in construction for well over 35 years, Mike is an absolute Godsend. And his Team, even with the level of stress and malfukkkkktions remain professional, VERY PROFESSIONAL, and they just do the RIGHT THING. This woman is so lucky, and there are literally hundreds of thousands of these problems all across US/Canada due to the unprofessional nature of unethical contractors/handymen. If you think hiring Professionals is expensive, try doing the job OVER with professionals you should have hired to begin with, with signed contracts and everything detailed.

This is why you need to take even a very small water leak very ,very seriously! What started as a simple tub change for cosmetic reasons in our guest bathroom ended with a total doen to the studs rebuild! We found wood rot in the floor joist that led into our dining room as well.we had to replace floor joist ,subfloor, walls and then all the finished floor ,sheetrock etc. You get the idea. It was very expensive. What we found was that it was all caused by the caulking leaking around the tub/shower and a very tiny leak from the shower valve. When I say tiny ,I mean it was so small of a leak it was basically just moist around the valve ,but it did it for years because it was small it didn't get noticed.

Mike would have loved the house I grew up in. Due to, uh, repeated, uh, plumbing issues (lets just leave it at that) over the years the bathroom and laundry room floors were toast. Had about the structural integrity of wet toast in fact. But short of a good look in the right places, one could easily miss that fact because everything else was solid, including the floor joists supporting the toast, er floor. We could easily have hidden it when we sold the house, but unlike so many, we made a point of disclosing the issue.
I am truly impressed at how long they can hold their tempers. So glad this lady had help.

I'm grateful for Mike and Co.there should be a million of him. I feel its the inspectors, if they did their job the home owner would be aware of the stat of home and they shouldn't be allowed to sell
I felt such stress as each new disaster was discovered. Thinking about the thousands of dollars this young woman was possibly looking at to get her home up to code. The inspector and the company should be made to pay for everything that had to be done to her home. I'm so happy that in the end she now has the home she should have moved into in the first place and will now be able to bring her sister's family in to live with her knowing full well that everyone will be safe. Thank you to everyone involved.
I love what Mike and his team did for this young Lady 👍👍👍

Doing stuff right; what a concept! Great team (Holmes is amazing)…
I do property maintenance here in the UK and everytime I do repairs I say to myself, what would Mike Holmes make of this we're he here to inspect it!
A friend of mine bought a house 'renovated' by a self-proclaimed handyman. Plumbing, electrical, & HVAC were all nightmares. The energy auditors said they had never seen leakage figures so high. HALF the air was leaking into the attic from improper ductwork, none of which was insulated. The home inspector gave the house a clean bill of health!
Well guys you've been absolutely fantastic what a transformation you've all worked very hard to achieve your goal.she was shocked when she opened the door well done unbelievable skill 😮

As a home owner of a house that is now 70 years old and has been abused by everyone that has ever owned it... It is never ever EVER "just a leak".
OMG I remember this show. Hands down the best home renovation show that was dominating the market during the house flipping craze.

Don't know what they are called now Frank, but back in the 60s when I was helping my dad install those panels, the fused ones were called 301s and the ones with breakers were 302s !
Poor Shannon. She must have been worried and unsure when the water started dropping into the kitchen. I'm so glad she was able to get Mike and his team to help her. If I ever have to do renovations on a home, I will be sure to only hire contractors who are Holmes Approved. We'll check them out, sure... but Holmes Approved only.
"It was just a leak, it was just a leak" I shouldn't have laughed, but I'll be damned if I didn't 😂😂
hey mike and Damon i just wanted to say thanks to your show when i bought my brand new townhouse i nailed the builder on a couple major issues i had a bad breaker in my main panel and when they grouted my house with the tiles in the showers well they wash their buckets down my drain lines well they snake my line with their plumber as say the line was clear less than two days later it flooded my carpet down stairs for the third time and i live in it for less than 3 months so i had my own plumber come out and snake my line with a camera so my plumber saw this right away and before he said anything i told him it was grout in my lines he said yes sir so the warranty for my house was almost up cause i was fighting with the builder cause they did not want to fix it but they cut my foundation in a 4 x4 area so when they went to fill it back in i made sure they used a hydraulic cement and they made it 6 inches thick because it was only 4 inches thick to start with and they knew i was onto their game they tried to play and i told them when you build a home you can not do shoty work

Since this place is so bad because of shoddy workmanship when it was constructed, and later patched up, it makes you wonder what the neighboring houses adjoining it are like! 😮 It's scary to think that after this one house is renovated, (Amazing job, guys!) it could all be for naught and could burn down afterward because the adjoining houses are likely built just as shoddy as this one was! The electrical fire hazards in this house were horrendous! ...And that wasn't the only hazard- mold in the wall, loose 2' x 4's, etc. etc. 😳😓 The inspector either was not doing a thorough enough job, OR he CHOSE to 'look away' because he could see just how bad this really was. A super sad situation! It would be advisable for the neighbors in this row home to get THEIR houses checked out and re-inspected by your men. 👌

Piece of advice from personal experience although this applies to potential buyers and current owners/ tennants regardless, keep a close eye on the drywall, if it looks off take a closer look... I was once renovating the master bedroom for my mother in her current home (I was a rather handy teenager who was good with things that didn't require permits, I flat out refused to touch those jobs), at the time she had lived there for almost 10 years or so, I noticed that the drywall looked strange and mentioned it to her saying that I should investigate... All I did was jently poke it with my finger and I poked a hole all the way through, at this point I mentioned that I would have to tear down the drywall and replace it... My mother got an idea of just how bad it was moments later when she heard me screaming her full name, demanding her to get to the other side of the house and see the problem imediately. To our horror underneath the drywall, all the wood framing was in such poor condition that you couldn't even use it to make tooth picks with... This was an exterior load bearing wall, my mom called the Condo association who sent someone to fix it... I later found out that the person was a general handyman and had no buisness touching the job in the first place and that they only looked at and fixed what they could see and never opened up the walls to find out just how extensive the damage was... After some time We learned that the damage was caused by termites that had not been dealt with but left to continue destroying the house, eventually the city became involved and had to condem the house until it could be fixed by actual contractors who pulled permits, something that the CA never did (I did tell my mother at the time that permits were needed for the job but because the CA and the general handyman said that it was not necessarry they...)... In the end they had to repair half of the exterior walls of both floors of the house and add a new structural beam in the basement. I should mention that in that housing the CA is responsible for the exterior of the house such as the roof and siding as well as the structural parts, wile the home owner is responsible for the inside and before anyone points it out... Yes the CA screwed up, but in their limited deffence, the insurance company would only pay out $20, 000 to fix the entire neighbourhood and what work was done on my mothers house alone, was more than double that. Thankfully the damage was fixed and the termites were dealt with, I just hate to ask what of the houses around us? They all had to be treated for termites but my mothers house was the only one that got opened up and fixed...H
It is so wonderful to see new homeowners being able to enjoy their homes, rather than survive them…
