    Interesting. Blackstone says this is the right time to buy. Avalon Bay thinks they are getting a scarcity premium selling now. IMHO Blackstone is talking their book, trying to prevent further redemptions, and maybe even attempting to move the market with the sheer size of their investments. In the long run, however, Avalon Bay is probably correct that buyers are overpaying now for the opportunity to deploy capital now. I think the better, less speculative, course of action is to invest only where there is positive leverage which isnt available in most deals now. Thanks for the update James

    JG thanks for watching and the feedback. It has been about 2 years of negative leverage and some investors have too much capital and are going now since prices have dropped 25%. Prices might still go down more, but most aren't anticipating another 25%.

    @@JamesEng thats a good point. Still I think there may be a further drop that hasnt fully materialized yet due to the lag between transactions and appraised values, 1031 exchanges , etc. A 25% drop from when deals were trading at 3 caps is not saying much when rates are now 6%+.

    Hey James, thanks for the information. I’ve been following you since 2020. Bought a deal in San Antonio Tx and sold it 16 months later for a 40% return on equity. Times surely got crazy. Where can i look to find foreclosed deals, sold by lenders? Thanks !

    Thanks for the video! Was listening to the Starwood call today for SREIT and similar points were mentioned. They have lost nearly 20% of value just from exit cap assumptions since Jan 2022. They feel we are at or near a bottom as well.
