    Tom summed it up perfectly with, "A purification of the profession". It was desperately needed. Many of the realtors I've encountered aren't fit for a $2000 used car lot. Nothing to offer other than cashing a commission check. Good riddance.

    I’ve bought two homes so far and the only thing the realtors did for us was open the door to the houses we wanted to look at. For what they do, they are way overpaid.

    Lawyers draw up the contract. Realtors just open the door and try and talk you into buying more house than you can afford so that they get a big condition. I remember my realtor showing up in a Porsh 911 to show me a house. Way overpaid. I went on line looked at the house and privately bought it from the owner. It was cheaper for us both to get lawyers to do the paperwork.

    I’ve been selling SFR in Atlanta for the past 10yrs. I just smile when people say they are getting their license. They have no idea what they are getting in to. 90% of agents do not even do 10 deals a year. Because it’s HARD!. Real Estate sales can be quite the roller coaster but if you are smart and consistent you can ride it whether it’s up or down. I prefer when it’s down. Everyone pulls back while you lean in with your hands up baby!!

    I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

    "Overall, buyers hold a lot of the cards right now, and sellers are having to give out more concessions to close a deal." All the best, buying on sale is actually one of the best ways to invest in stocks, and advisors are ideally suited for such task

    Until the Fed clamps down even further I think we're going to see hysteria due to rampant inflation. If you are in cross roads or need sincere advise on the best moves to take now with financial markets will be best you seek a fin-professional with fiduciary responsibilities who knows about mortgage-backed securities for proper guidance.

    There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five years now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    Perhaps those RE agents left can uphold their fiduciary responsibility to their clients by 1) advising their clients to pay ONLY what they can afford 2) NOT advising their clients to HOUSEHACK as the only means of being able to meet their 30 year contractual mortgage obligation for the sake of "getting in" because "APPRECIATION BRO."     I’m closing in on my retirement and I’d like to move from Minnesota to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

    If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

    The idea that an real estate agent can properly represent a seller/buyer in a town that they don't even know where it is on a map is such a disservice. Broker reciprocity (MLS data sharing) sparked the creation of websites like Zillow, Trulia, etc, who have seriously mislead the general public into thinking that every agent is a local expert. I feel bad for the skilled agents who have to deal with the other newbie agent who happens to be the buyer/seller relative.

    I am a real estate agent, and I can tell you that I don't just open doors. The home prices wouldn't be where they are at with real estate agents. Problem is there is to many part-time Realtors and LAZY I MEAN LAZY AGENTS that do nothing and giving us a bad name!

    In 2020, when prices began to rise, most realtors attributed it to high demand and low supply. Now, the situation has reversed: there is a large supply compared to demand, as fewer people can afford homes. By that same logic, prices should go down, but realtors refuse to acknowledge this. They insist that real estate prices will always continue to rise.

    My wife and I make around $200k a year, have over $50k saved for a downpayment, but there isn't a single multi family in MA that would make money putting 5% down due to interest rates. An average $400k house is close to a $4k monthly payment compared to a few years ago where that payment would be around $2200

    Exactly. At 3-5% down, damn near every house that I looked at near me and the surrounding cities, I wouldn't make positive cash flow till 20+ years from now. In order to make money, you would have to put down anywhere from 30%-50% which is why I'll be waiting. I'm not wanting to spend $2500-$3000/month on a house where we are in a recession with the potential of the house going down value shortly after I would have purchased it. Not worth the risk, especially when I can rent a townhouse for $1500/month and not have to worry about property taxes, HOA fees, interest or any other fees associated with the purchase of a house. The recession we are in needs to sting harder. I'm tired of inflation and the new reality that we are in. I'm afraid the sting in the recession will take a while till credit card debt finally catches up to people

    @@hollandv7983 Ya you never know. We are still looking but at this point, there's not even any good multi families on the market going over asking. Every listing seems to be someone trying to offload their borderline dangerous rental property at the top of the market with rents that are half of what they should be. I'd say for every 5 new listings, only 2 or 3 will actually sell.

    @@danielzamora8377 having cash to improve the units to increase NOI is more valuable than decreasing the monthly payment. The difference between 5% and 10% is a difference of a few hundred dollars a month. Being able to increase the rent potential is a better use of money plus emergency funds are key

    If anything, it's likely to get worse. Affordable housing will soon become unaffordable. Therefore, I advise taking action now because today's prices will seem like bargains tomorrow.     In the early 1990s, when I bought my first home in Miami, it was common for first mortgages to have rates between 8% and 10%. It's important to recognize that we may never see 3% rates again. If sellers are forced to sell, home prices might need to drop, resulting in lower valuations. I believe many people share this perspective.

    Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

    You’re either priced to sit or priced to sell, down here in SWFL Naples there are wayyyyy too many properties just sitting on the market at very high price points relative to their purchase prices just a few years ago with little to no price reductions several months after being listed, sellers need to be able to shift with the ever increasing supply on market especially in Cape Coral, #1 worst place to park you’re $ there for appreciation over the next year+

    Realtors are important for first time home buyers, they should clarify and explain the process thoroughly. They should also give their professional advices to homeownership and how that works. And have referrals up their sleeves for financing, home maintenance and repairs, etc…. Realtors are also a benefit to those buyers who don’t want to make the calls, negotiate, etc…. Realtors negotiate pricing, schedule appointments and make the process seamless.

    This is not a new phenomenon it happens every two years there’s an article that shows how he hamster wheel of agents coming in and out. I’ve been an agent 9 years now and alwayssss happens. A lot of agents just decide not to renew there license that they weren’t even using.

I know girl that I’ll be honest, wasn’t attractive blonde, but she had no experience no house no money in a first deal with a multi million dollar luxury home! For an. 🤣🤣. Dude didn’t know his realtor was a straight box of rocks.🤣🤣. I see them all the time! Fancy car, nice IG page they make a couple sales you ask then a question and they barely know anything. I blame the clients because like who’s really hiring these people.😂😂 That’s why I got out of sales and just went straight investing because I can’t deal with these people! One lady told me I’m not gonna make it but I’m gonna send my client. I was like what the hell you getting paid for.🤣. You can’t make this up in Miami.😂

    At min 6:30 he stating Stock brokers own stock but realtors don’t own their homes/cars. You can fractionally own a Fortune 500 company, more difficult to fractionally own RE unless it’s in a fund. Not a good comparison given barrier to entry on Tesla vs a house is not comparable. Also more liquid. Realtors own stock too guy. We all do.

    46% of realtors do 1 or less deals a year.. as for getting your real estate license being easy.. very state specific FL happens to be very easy though to get it

    Real estate license isn't easy in california.... you have to take 3 courses... past a 150 question 4 hour test.... not sure you can call a 50% pass rate easy....

    A good tax accountant will save you money and pay for themselves. In my case a great realtor does the same because I know I am not good at negotiating! If you are good at that you can buy and sell without one.

I'm saddened my value is being questioned. However I am optimistic that my business will continue to flourish. NAR estimates 50% will drop out. We didn't have an antitrust problem we have an education problem. It was 1.2 million 6 years ago. The average Realtor grosses $34k which is gross.     I am lost as to what they have been doing last 2, 3 years during the greatest RE bubble ever. Haven't they made enough $$$ to take some time off until the boom cycle comes back? Only a little correction at the top of the market and they already look for extra jobs? No wonder people get slaughtered when COVID hit. Tell me this is just a click bait video and only a fraction of the entire agent community falls into this desperation category.
