Since it is highly competitive to list and receive an offer in Manhattan Estates, pricing accuracy is crucial. Sellers should carefully choose their real estate experts and don't hesitate to interview based on qualifications. If an agent claims they can get multiple offers above $400,000, ask them how. Specifically, ask how they plan on achieving this, considering the last home sold at that price was back in April 2022 due to pricing corrections. This will help you determine if they are truly qualified.
For added assurance, ask the agent how much they will invest in the market budget to promote your home to reach that $400,000+ offer. A lawn sign will not suffice. Ask them directly if they feel confident enough to spend $500 to promote your home. This is a good way to find out two things: does the agent feel confident enough to invest in promotion, and how effective is their marketing strategy?
