    Used to work at The Orchard in the 1980s. The grounds and the basement look vastly different now. But the layout of the house is unchanged.

    Im just not seeing the square footage advertised. Its gorgeous dont get me wrong, but im not seeing 15000or16000icant recall. But definitely gorgeous.

    I have researched this property and it's history extensively and unfortunately things like square footage are somewhat subjective because not everyone defines it the same way. The original mansion without any later additions is about 8000 square feet. But as is often the case realtors like to include things in square footage that some other people might not wish to count. Originally things like basements and attic spaces, garage space and loft spaces would not have been included nor would servant's quarters. But as I said, realtors like to embellish. As it currently is, the main mansion has had much of the basement finished and they now include that in the square footage. Also the attic which originally was servants quarters for approximately 24 servants in a series of small rooms is now six guest bedrooms each with a bath and that has been included in the square feet. Between those two things that has added about another 4000 square feet. so that brings up the total to about 12,000 square feet. But there is also a servants wing that was a later addition and that square footage is also included. some real estate adds have included that space which sometimes brought the listing square footage up to 16 square feet as it's about 2000 square feet per level. Then there is the carriage house which has two apartments and that adds up to over 2000 square feet and so that's 18,000 and then there is the green house which adds a little. None of this includes the ground level of the carriage house which ranges between 2000 and 5000 square feet depending on who you ask. Also there were a couple of out buildings on the property at one point, There was a recreation pavilion that was torn down many years ago, a pool house and a gardener's shed none of which would have been included in the square footage. Currently it is being advertised at 20,000 square feet and to get that number I think they are including every heated space. I understand the garage is heated. If you include walls and closets you probably could stretch the whole thing to around 22,000 square feet and I did see an old ad for this at 24,000 which might be a real stretch. It is not unusual for the Newport mansions to have the sizes exaggerated. I think they figure nobody is going to spend a few weeks walking around with a tape measure and clipboard fact checking them. The largest advertised Newport mansion is the Breakers which is claimed at 62,000 square feet of living space inside of about 132,000 square feet of gross space. When I was studying architecture I did a study on this and concluded that it is impossible for there to be more than about 40,000 square feet of living space and not likely more than about 70,000 gross square footage unless like an iceberg, there is a lot of it under the surface that we can't see but even then it would be flooded if it goes down that deep into the ground so I think it was just exaggerated by the Vanderbilt's and and nobody ever bothered to fact check them. I have found other Newport mansions to be somewhat smaller than advertised.
