Today we're going to try our luck again in finding our dream property. Now that we have a motorcycle, it's easier for us to go on long trips. To places we haven't been to yet.
The first place we look at is this lot along with the house. There are several fruit trees in the backyard: rambutan, mango and coconuts. And there is a small creek behind the property.
This plot is being sold together with farm land that is located elsewhere.
You can see this plot better from above. It appears to be a mountainside and there is not even a small flat piece of land. There is a small village nearby. And on the other side of the road are rice paddies.
This lot is not exactly what we are looking for.
The realtors offered to show us a second option. They said that it was closer to the city and that there were a lot of fruit trees planted there.
There are lots of durians, coconuts, and mangosteens growing there. There is a well, and a small wooden house. This plot is good for a fruit farm, but not for building a house. Schools and market and other needed facilities are far away from this plot.
We told the realtors that we would think about it and went to the next plot. This land was only a few kilometers away from the house we are renting. This lot is the best lot we looked at today. It is relatively flat and has lots of fruit trees growing on it. We liked everything about it, and told the owner's daughter, who was also here, that we would come tomorrow, check the documents, and sign the purchase agreement

Please Darlene and Boris do not get scammed,you need to go see a lawyer that deal with like buying a piece of land, don’t ever signs any paper or gave your money to anybody but in front of a legit lawyer, because you will get scammed and you will loose your money and you will never get it back.

Are you familiar with legal proceedùres, looking around you are learning many things, sometimes when we make mistakes they are the biggest lessons.dont give your highest price. Try get a property for a lower price than you can afford. Just walk away if it's too high.

Great advices n mine check some laws in the Philippines if Darlene n Boris can buy or own a property if your citizenship is from different country n u can Google it BEWARE there's a certain rules nnif Darlene still Filipino citizen she can own a land nbher hubby can wait until Visa it's been change n ask u said talk to a lawyer for this matter plus number that land have legal documents by owner make sure all legal people kasi diyan maraming land crabbing.

Do it legal with the authorities or through a lawyer. Those relatives were trying to sell someonesles land. Maybe they were related, maybe not. If they see a foreigner is buying the price may go up. So ask a male cousin to accompany you so he looks like fillipino is buying.

Make sure the title is clean. Check it at the Registry of deeds.
Darlene and Boris, please check all documents at the Register of Deeds, if it is titled.
get a xerox copy of the title and check with the REGISTRY OF DEEDS.

Don’t rush into buying your land. Keep looking until you’re 110% sure that it’s the right location for you, within acceptable distance to the places that are important to you. Also if it’s titled. We had an experience before of almost buying a land from a relative of the deceased owner and they could not provide the death certificate of the owner so that the transfer of ownership could be done. The “agent” would rush us and say everything to convince us. Sometimes it’s easy to get carried away when a piece of land looks nice and within your budget. Also very important, Check with the neighbouring land owners if you could get a hold of them if the walking path that exists now is actually the official right of way. What happens especially in areas away from the main road, the walking path is there because the people who live in the area normally take it out of habit. It’s going to be a big problem if there’s no official right of way to the house you’re planning to build especially if you’re planning to have four wheel vehicle in the future. Also don’t buy any piece of land that is at a lower level than the main road, it’s flood hazard. Also those types that are prone to landslide like close to a steep slope. I think DENR has a list of these areas.

Be careful of scammers, check the documents of the land befoe buying it. There are poeple selling land which are not theirs or there are multiple owners.

Nangyari sa akin Iyan. But I got the land kasi ang binayaran ko ay iyong inutangan niya so they released the lien before I paid the buyer. Maraming documento para makuha ang transfer of title at haharangin ka rin ng mga tao sa gobyerno, ang supervisors o boss nila na magbigay ng lagay. They will drag giving you the title.. they will say it will take 24 days. I didn’t buy that, instead I demanded to talk to their boss. Naging maingat si bossing. He just carefully explained na hindi sapat ang salary. Huwag mani wala, systemic ang pagnanakaw nila through lagay. In 7 days, they gave the final release to get my title which is in a different part of town.

Ask locals don't rely on realtors. Not just consider terrain, consider the neighborhood and road right of way. Many areas flooded on rainy season too. It's better to buy direct from owners as you can negotiate.

Hoping you can find one that is closer to the city and not too far from the hospital in case of emergency and easy access to everything , schools and groceries and for your safety. Take your time and don’t rush . And make sure you can trust the people who are selling you the lot and house .maybe approach a real estate company or contact the mother of Inday Garnet( Vlogger) whose mother is a real estate agent in Samal Island and Davao and Inday Garnett too is part of her company hoping she can give you a better sales , she lives in Netherlands .
Darlene & Boris, lots of check list to follow before making an offer : Check the realtor if they have a Chamber of Real Estate & Builders Association (CREBA) card. Check the broker if they have a lincense from the Professional Regulation Commission (PRC). All must follow the Code of Real Estate Service Act (RESA). Get a copy of the subdivision plan/sketch showing the land boundaries from the town's municipal office. Get a copy of the land title certificate from the town's municipal office - it shows the owner/s, the title #, the area, lot #, caveats if any etc. Get the latest tax paper for the lot - it shows who's paying the property tax who is most likely the owner - make sure this tax payer's name matches the name/s shown on the certificate of land title. Sadly, you also need a lawyer. And because Boris is afam, they'll increase the price the next day or so. Good luck.
Careful also buying a property near creek coz its prone to flashflood, so dangerous!!! Must b a property lil farther from river & creeks especially if u build a house there!!! If farm only no worries but to build a house near river n ceeks something to consider!

.Dont be taken for a ride. Scammers is only looking out for their best interest so beware. If it looks good, then there’s a catch. Before you even make an offer, ask them tons of questions. Do ur due diligence. Ask them how many owners, who owns it, ask them to show u the title which is the most important, survey of the land (property boundaries). If they can’t provide any of those, ur being scammed. If they make up excuses, ur being scammed. Don’t negotiate price until u see and researched the documents. Make sure all r legit. Take a picture of the title and go to land bureau (I don’t know what they call it in PI) to make sure that its legitimate. Take ur time. They’re many properties there. Good luck!

Check the title of the land if there are no encumbrances….you can check it at the Registry of Deeds,,in that place…if the title is clean…..have it surveyed too so you know the exact size of the land…

Darlwne hingin mo muna copy o xerox ng titulo tpos check mo sa assessors office sa city hall kung legit sa knila lupa at walang ibang nagmamay ari. Wag basta bayad. At pag nagustuhan niyo nman ang lupa dapat check niyo din kung updated sila sa bayad amelyar at anumang bayarin.
I'm US/Bisaya Babae. When my husband & I bought our 1st house in San Francisco, CA we looked for months! Our 💔 were broken so many times. But don't be discouraged! Trust that God will lead you both to the right house at the right time at the right price! That's what happened to us! We lived in our house for 30 yrs b4 we sold to move back to Hawaii.

Don’t buy land just to have land... it has to be safe and with good neighbouring people.... do not buy isolated because it’s cheaper.... ask if it has land tittle and updated of property tax payment....yong sub-divided na...kung May papel .. punta kayo sa Assessor office to verify if it’s legit...you need to see the map from mother tittle ...wag mag bibitiw ng pera kung hindi sigurado at dead of sale wag mag papa advance ng pera also.... kayo na ang mag lakad .. wag nang mag abugado... that’s another expense.... saka na mag abugado pag sigurado na ninyo na bibilhin.....use your own instinc... wag padadala o mani wala kaagad sa kakilala o kaibigan... na mag aalok... ingat kayo at Good Luck!,,
Buy land near the road,school,hospitals and with at least few neighbors..Better yet why not look in Samal near that Russian Village..Just take your time,don't rush...😊
You can check the Title if it is "clean" at the Registry of Deeds, Darlene and Boris. Also, does it get flooded?
My advise is take your time always ask for the title then check with municipal court

Please seek a legit Realtor. Do not trust anyone right away. If you find the property you wanted. Please do not tell them that you will buy it. Just tell them your very interested. But you need to see and check all the legal documents first. Have enough time to think about it. Do check it with the government land title if it's legit. Do not rush and take your time before finalizing everything. Be very careful. And goodluck to your dream property.

Try to refrain from buying a lot near a creek or river. Due to climate change, water can swell, overflow and reach your property. Take time to look at other properties and avoid impulse buying. Have documents checked by a lawyer to avoid hidden deals in the contract. It will cause you a little but you at least paid for your peace of mind.
When the water in that creek swells on rainy days it will be a problem to cross it
Google for properties for sale. You may also go to Banks who have foreclosed properties for sale. This way you know you are dealing with a legit institution. If you are dealing directly with property owner, ask them to show you the original TCT and verify from the Local Land Authority to confirm that its a clean title and that Title is in the name of the seller.

Darlene and Boris better not buy that land. Look for another lots especially located nearby roads where it is accessable to market church school at least. Don't go too far it's not safe for you since you are both estranger in that place. Lalo na sa asawa mo Darlene napaka delikado para sa kanya. And possible look for place na may neighbors kayo. Mahirap na. It's too risky alone in wilderness!

It's not for you guys.Try to search more land.Meron talagang nakalaan sa inyo.Hanap pa kayo.Tsek niyo lagi sa assessors office sa municipality niyo dyan kung orig ba ang title at kung kanino nakapangalan at updated ba sa tax.Do research bago magbitaw ng pera mahirap pag meron maghabol na kamag anak.Make it sure na ang titulo na pinakita yun talaga ang exact location kasi maraming case na nagbenta nagpakita ng title pero di pala yun ang location kaya naka problema.Matagal pa naman ang kaso sa Lupa it takes decade bago matapos kaya be wise.Mahirap ma scam.

Yung property ng great grand parents ko matagal ng patay until now hindi pa napapalitan ng title nung new owner dahil sa property dispute tuloy pagbabayad nya ng tax pero hindi pa nakapangalan sa kanya nag donate sya ng lupa para sa school building tapos binebenta nya yung ibang parts ng property seriously I have no idea pano nya nagagawa un😅 legal ba un o ano.

Yes, do consult a real estate lawyer before signing contracts or paying earnest money. Check with the deed of register regarding land titles, but still engage the services of a lawyer before you make any commitments to buy a piece of land. Depending on yourr needs, there are low cost housing in Davao, and maybe in Tagum as well, but these are limited in land area, maybe less than 200 sq.m.

Why recommend near the Spmtepanov un Negros Oriental when they prefer to buy their land in Mindanao.
Choose a lot or land with a good source of water, water is very important especjally if mahilig ka sa pagtatanim. Hilly is good para di bahain. BeCareful when buying a lot, check nyo muna how legit the documents. Uso kasi yong nabenta ns pala tapos binibenta uli.

It took us 10 years to look and found our dream place on the Philippines. Ang lawyer ang nag asikaso ng lahat, pati na yong transfer ng title. It's better to osy a bit more and for sure it's legal, keysa ma scams kayo. Good luck guys!
Heads up for both of you. There are lots of opportunities out there, just patience, careful and prudent. Check the documents, counter check at the corresponding offices and pay a good, honest and practicing lawyer to facilitate the necessary procedures
Make sure u have right of way to the property in writing ✍️ or have a public road to property. Make sure they survey the property first to be sure is right one and u right of way before paying anything.

Last year we looked at nearly 20 properties. All were various lies, not clear titles, not owned by the sellers, fake real estate agents, etc... etc. We were so frustrated that we have decided to settle in a different country and simply Airbnb when we visit the Philippines like this coming December. Actually, it is a heavy weight off our shoulders to be honest. We now have peace of mind and can visit family and just enjoy the beauty of the Philippines knowing we have no investments there and no worries.

consider also security esp ur not from the locality .. ideally there should be neighbors close enough like in a clustered village but with lot at the back for small farm
Don't be in a hurry to buy, check all documents and get the land title copy from Registry of deeds from there you will know if it is a clean title.And about the payment it should be in a lawyer's office to be notarized,deed of sale.
