@@Blitz270 I started with 3.36 lpa in 2018. After 5.5 years & 2 Switches currently I am at 13.43 in my hometown & I am not an an extraordinary performer or anything, I am always above average. I am planning for the next switch in 2024. Let's see. Hope it gives you an idea. 👍🏽

Blows my mind that educated people don't have any idea of finances.
This kid is highly privileged, He should be a little relaxed, his father has done the job for him. One generation has already built the asset, this kid can be more aspirational. Unlike who has to build from scratch.
Pre Payment Charges are only for fixed interest. Usually home loans are flexible Interest, which doesn’t attract any pre payment charges.
guy is earning 3.50 lacs and working for 2 years ....he made 14 lacs from his investment and has another 2.50 lacs in mutual fund for payment ....what kind of conversation is this ...

saying is to first watch then comment. he never said that 14lacs was paid by him. Just the 2.5L in MF is what first slab payment he will do and the remaining 10-11 lakh has to be paid after 2-3 yrs for which he will save as much possible.
Seems to be a well focused guy...but his friends misguided him into buying a house totally not worth it...these loans are wealth killers when ur not able to afford it..Good Episode.

Correction - The taxation figures mentioned for debt mutual funds at 12:27 are incorrect. From 1st April, any capital gains earned on investments made in debt funds on or after 1 April 2023, will be considered as short-term capital gains and added to the investor’s income and taxed at the applicable income tax slab rates, regardless of the investment holding period.

Its better to start with a 30 year loan and also start an SIP simultaneously in an index fund . The returns from index fund would be significantly higher compared to home loan rates. Once you have build enough corpus with the mutual fund, use that to pre pay the home loan.

Yes. Average home loan tenure will reduce as he start to earn more and prepaying the loan. As he's upscalling himself which is right direction

One issue I have with this logic is that, home loan emi are a almost fixed expense. No matter what happens to the economy one has to pay 6-9% interest on that money. Whereas index fund returns are variable and very market dependent. So this strategy has a risk of over leveraging oneself and ends up losing a lot of money in interest. Another issue with this strategy occurs if someone does not invest regularly or stops the sip because they feel the market is at an all time high. But then does not start the sip again at a later point. The extra cash remains in the bank account rotting away. Strategy looks good on an excel but can have very real execution challenges.

Look at his house, the sofasets, etc, all very expensive. It means his parents are super rich so his salary is pretty much his pocket money.
Anshuman ,first of all take care of ur health . U should also visit small towns bcz savings in small places are more as compared to metros
I'm hoping to retire next year at 55. My goal this year is to be more serious and consistent with my investments I've been investing since I was 22. 2024 is going to be more serous for me investing consistently for the long term. starting to save for a house down payment. I want to invest more than $105k, but I'm not sure on how to mitigate risk

Its unclear which stocks and sectors will lead the market in the next uptrend. It is advisable to diversify while retaining 70-80% in secure investments. looking at your budget, you should consider financial advisory.

A good number of people discredit the effectiveness of financial advisors, but over the past 10years I've had a an advisor consistently restructure and diversify my portfolio/expenses and I've made over $3million in gains... might not be a lot but i find myself secure financially

Taxation on debt funds mentioned is totally wrong. Please rectify it !

There are zero pre-payment charges in public sector banks. Infact in my bank you can even close a personal loan (let alone a housing loan) within a week of taking it without incurring prepayment charges.

Kuch bhi….he told the downpayment(14lakhs) is slab wise…he has paid a downpayment of 4lakhs until now and for next slab he is gonna withdraw 2.5lakhs from mutual fund not 20lakh!!

Your inflation adjust returns will be as per this formula. (1+ return) / (1+ inflation) -1
Been watching your videos & felt, especially of salary brackets 15L - 40L (Combined income) would be good to be reviewed as most of the IT professionals fall in this bracket! Thus, a lot can relate to the mistakes they commit & areas of correction/avoid commiting such.

i have SIPs in mutual funds which are running from 4 years. Now i want to withdraw the amount. but latest SIPs were invested last month only. Do i have to pay exit load and Tax deduction will be there? can i do partial withdrawl to avoid exit load and tax?

The units bought after the exit load applicable tenure incur exit load. In your case the units you bought before 1 year won't incur any exit load. Partial withdrawal is totally possible. You can just withdraw 3 years of corpus and leave recent 1 year corpus invested.

@anshumanfinance - Great video, a quick question related to home loan. Option 1: Increase my home loan monthly EMI by 5000/- | Option 2: Make a pre-payment of 5000/- per month, keep EMI same. Which option benefits me more, considering there's no pre-payment penalty and someone is diligently willing to pre-pay every month without fail?

Better to pre-pay annually, as the pre payment reduces the principal amount that would reduce the total interest a lot. However, if you simply increase the emi, you'd still be paying mostly interest as a part of the emi.
WTF! I'm in cyber security from last 4 years, and you CAN'T expect a jump of 100% just by doing CEH. CEH is of practically no use its just another cert.
Why buy a house when you pay exorbitant interest for 30 years or 20 years..

Wooo we are paying 26000 to our worker I shop and food is over and even accommodation is over and one month sallery bonus on Diwali and he is just 5 class educated and he is after education in engineering is working in 30,000 ooo so sad to see him after so many year education and so much money spending still he is in this condition

If there is no buyer then how will businessman sell products? 1 lakhs after 21 years of repeating business can become 1.28 cr. Starting a small business is not difficult for job holders. Hello Anshuman, Big fan as always :) I hope your remember me :D Your video mentioned LTCG on debt funds (second point) as 10% tax rate on the amount exceeding 1 Lakh without indexation which I believe was never the case. I believe all debt funds or debt oriented mutual funds are taxed at investor's slab rates post 2023. Please look into this point and make the required corrections (if required). Keep up the great work.

There are lot of advantages of having a home loan with maximum tenure ...it gives lot of flexibility....u can do prepayment anytime and preclose ...but if tenure is less then u cannot reduce your emi ... many ppl just talk to have short tenure and save interest but when u have intention and control on urself to close loan asap then go with max tenure .
