If you are new to the channel, welcome! In today’s vlog we take a look at the Tivoli Garden Residences by DMCI developer. This place has two restaurants, a cafe, two pools, a basketball court, badminton court, sky/roof deck, balconies in the units and more.
These places are affordable and have excellent air quality around the ground floor atrium level as well which is alone is a great amenity.

    They could implement VIP garbage pickup. They assign a medium size kitchen type plastic garbage container that you keep inside and put outside the door 2x/week for a small monthly fee. Something like $1/week per resident door. It Could create jobs and become something very convenient for other communities.

    You are right about the trash chute is important when you are in the high rise condos. You're always have a good point that I always forget when I get excited checking out places.

    Yes, trash shoot is better especially if you have to throw a smelly or bit heavy trash hahahaha! One for trash and one for recycle hahaha!

    My Filipino wife and I have been contemplating buying a condo in the Makati/BGC area for the last couple of years. My biggest fear is what happens when the big earthquake hits the area? Insurance companies are very shady in the Philippines. Also, construction in the Philippines is questionable. They always seem to take a shortcut somewhere… I just wonder how much glass will break when a 7.0 or greater earthquake hits… And it will, sometime…

    April of 2019, I experienced The Luzon Quake. I was at the 21st floor by Buendia Station. Walking down the stairs was a Bitch!! I quickly found out, some levels of floors, the doors lock outamatically behind you. There is no handle to unlock and go back if you changed your mind, or if your emergency dictates to go back. Again, this week I felt a good tremor by Bicol, Phs. We have to be prepared to minimized our own personal loss. Mabuahy

    You might want to check out the Seasons Residences. The developers are Japanese and the construction/materials used in the building are supposed to be able to better withstand earthquakes.

    Hey Mark, Jacuzzis and hot tubs are almost never an amenity in Manila except for some of the very high end places

    There's a reason why you see no people....the Heat an humidity is not mentioned! 20 hours inside ...4 out! That's a normal day in Philippines

    that place got nothing on shore residences... sm condos by the bay its got at least 10 pools and a mini soccer field with a view of the bay

    Just take a tricycle (they're referred to trikes in the Philippines) they're very reasonable

    I look for any visual tell tale signs that could indicate issues like this - smells, I have been hit with horrible smells more than once when touring places but it’s difficult to discern the exact cause while I’m there - so I’d have to answer not yet - but older buildings of course are far more likely to have a mold problem

    im finding it pretty hard to find places that accept unvaccinated tenants, most seem to still require vaccination. at least on airbnb thats what i have been noticing.

    In reality if you have a negative antigen or rt pcr test almost every time they will accept you in, just like entering the country, the antigen test is faster and only $8-$10 the rt pcr is slower and $25-$30

    Have you asked them if they will instead accept a negative covid test? Sometimes you’ll have to be a little bit persistent - but I’ve had no trouble getting anyone to drop that requirement even before the country started allowing unvaccinated foreigners to enter with just a negative test - so - you have to educate people here (sometimes) by saying “the country allows unvaccinated foreigners to come in with a negative test - so please allow me to stay in this apartment with a negative test” and generally they will be like “okay sir let me check if it’s okay” and then they *usually* come back and say “the negative test will work sir”
