    I am currently in Fernley, NV and housing cannot be found. Many people are moving into RVs to live and the wages are the worst. The state has been invaded by Commifornians trying to escape what they did to their state and they buy 3-5 houses at a time then charge astronomical rents. I have been looking at central TN and east TN. I want some acreage to homestead.

    We are from Northern NV( lived in Fernley and Red Rock/ Rancho haven) and have had the same impact, but my family was from east Tenn. in the Roane area. Have felt drawn to bring my family back there.

    Wife and I live in Pennsylvania. We have been, over the past several years, checking out different potential retirement locations; Florida, South Carolina, North Carolina, Georgia, and lately Tennessee. Our daughter and her family live just north of Atlanta. As we have traveled between Pennsylvania and Atlanta, we have made many stops between, including Sevierville, Pigeon Forge and Gatlinburg, and some of the countryside around there. We love the Smokies. We are accustomed to the small-town environment, however we want to be in close proximity to a city that offers plenty of things to do in our retirement, and access to a good health care system in our senior years. We have been taking a strong look at the Eastern TN area from Knoxville and eastward. On our list to explore is the Chattanooga area. Our daughter wants us to move to North Georgia, but the fact that Tennessee does not tax my retirement is an appealing feature.

    I moved from PA myself to Farragut, TN last year. I love the small-town feel after being in the greater Philly area. Amenities are close by but also the great outdoors within 20 minutes’ drive. I immediately noticed the lower impact to my pocket book as well.

    I live in Pennsylvania and I’m retired and I’m considering eastern Tennessee because it’s way too expensive up here. I was told by a real estate agent that medical care is not very good in Tennessee except in the Nashville area something to consider.

    Do your due diligence research on taxes, and property taxes in any state that does not have state income tax. I live in Fl it has no state tax on income but property taxes and homeowners ins are absolutely. Going insane since 2021. I’ve discovered it’s sometimes cheaper to pay the state income tax and get a dirt cheap property tax bill.

    Hello I was born and raised here in middle Tennessee I'm about 30 miles west of Nashville. I live in Hickman County in the Bon Aqua/Lyles area Im basically on The Dickson county line. I absolutely love Tennessee and the wouldn't live anywhere else but here .And of course Tennessee has it's pros and cons but it definitely has more pros for sure. So anyone that wants to move here to our beautiful state of Tennessee your making a great chose

    I live in southeast middle Tennessee. Born and raised. I have visited all 95 counties over the last 3 years and this state is like 3 states. Each division (east, middle and west) are like different places. There are alot of hidden gems throughout the state and some very interesting and friendly people in every county. If you are going to move here, I would recommend taking the time and visiting as much of the state as you can so you can find where suits you best. There are pros and cons of living anywhere in the state so be sure to do your research and maybe go spend a week in the town you like to see what it is really like before moving in.

    What areas would you recommend to stay away from? To be very honest I don’t want to end up in a place where I will be discriminated. It’s just not a good experience. And I know many areas are very traditional, and although I think that’s fine ( to each his own) but I’d rather not have to deal with that.

    I'm super excited to move to Tennessee from Florida. Too many people are moving to Florida, and the cost of living has increased. I love Florida, but it time for a change. I want 4 seasons and mountains. I will miss the beach and the ocean. I will be moving to an incredible tiny home community in Newport, TN. Thank you for sharing. I hope to visit Nashville. I am impressed to hear good things about Tennessee. The only thing that I will have to make a huge adjustment is living in a small town.

    I live in North Knoxville and East TN does get some tornadoes, but not as much as Middle and West TN. But it doesn’t happen that much anyway. I have lived in middle tn for 24 years but glad I came back to east tn where I was born.

    We are wanting to move to a smaller town in East TN. We drove up from FL a couple years ago and fell in love with East TN. We won't be looking to buy until late 2024 or early 2025 ,but we do plan to visit this year in 2023 and again in 2024 to narrow down the area we want to settle in. Love your videos about TN❤️

    @@omadas We have many..lol . We are interested in Greeneville, Dandridge, Elizabethton,Limestone,chuckey, Morristown, Jonesborough,Talbot in the Northeast. Also Sweetwater,Niota and Athens in the Southeast.. we are visiting these areas to learn more about them this Oct We are definitely looking for a small town!

    Living in Texas now and rent here is slightly higher than Middle Tennessee. However temperatures in summer getting up over 100 degrees regularly with barely any fall or spring season is rough

    Same (DFW area). I'm so tired of the 100+ degree days all summer. We're making plans to move to knoxville. We just did a reconnaissance trip up there last week. Beautiful, and it was their hottest week of the summer, and wasn't bad at all.

    Me, my wife and our young son will be moving to N.E. Tennessee from Indiana. I have been to the tri-state of NE Kentucky about 5 times in the last 2 years as we have friends there and we just love it there. From fishing to boating, hiking and the truly beautiful mountains everywhere. As the gangs and guns and murders have spread in all directions. We will not even go outside at night in Indianapolis

    Thank you for your presentation on TN. With a background as a professional 'Hollywood' producer, director and especially film and video editor, please take my comments as constructive. I had to stop the video to re-hear where you live. Not sure what is causing your sound problem but I can offer 25+years in editing to suggest a couple of options. One, a cheap laptop mic. If so, consider a good Sony mic. Two, your room is creating an echo. Place (sound or household) blankets around you that are not seen on camera. They will deaden that room sound 'bounce'. Third, consider an EQ mixer to lower you voice slightly. You will come off much easier to understand. I am glad to hear what you had to say as we are considering TN as a place we want to create a film production center and hire young people wanting to learn on the job professional film productions. Thank you for the time you spent making this well thought out and informative introduction to beautiful Tennessee!!!

    Just found you on KZread. Excellent content. TN is top of list for us for retirement. However, we're leaning more towards suburbs of Tri-Cities area. Any chance you could do a deep dive for that area? Mostly just interested in suburbs but drivable to good healthcare and things to do. It just seems like you do a better job of details on these vids than some and I'd like your perspective on that area. Thanks! Keep up the great work!

    I am a native of Chattanooga and coming back to live after 12 years in Nashville, Knoxville and Charlotte, I was very pleased to see how much my hometown had progressed in every category --like economic vitality, environmental air and water quality, recreational opportunities and higher ed. schools like UTC and Chatt. State. The cost of living is the best of the 4 big towns--Nashville, Knoxville and Memphis being the others.

    Hi Brenna, We are planning a move to either the Oak Ridge/ Knoxville area or the Murfreesboro area. We are raising a 10 yr old grandson, so schools are very important. We also like the idea of a residential development that includes amenities such as pools, health facilities etc.....What do you suggest ?

    I want to relocate to Tennessee from Phoenix. I was born and raised in Albuquerque, NM 75-95 moved to phoenix in 1995 and have been here since then. I have visited Las Vegas, Los Angeles , San Diego, San Francisco, Mexico, Denver, Salt lake city, Portland, Seattle etc. The first 3 are easy short drives but the rest are to far to travel on a weekend by car. I want to be able to drive 2-6 hours and be in a different state\city. When I traveled to the East coast by car I was surprised how short distances were from major cities. I am in the process of selling everything and then will plan 2 trips to Tennessee in summer and winter. Because here we have mild winter and scorching summers. I have to experience the humidity and cold weather. I watch all you videos and also get n Zillow and see what is available and price ranges. This might take me a year to get completely ready to make this move but I'm excited and kinda have anxiety. Thanks for the videos they are inspiring for me to make my move.

    I just bought a house in Crossville Tennessee and really love the area, my girlfriend and our daughter who is 24 really love the area. We are originally from just south of Albany NY and really couldn't take the way NY is headed, and we didn't like the political agenda of NY. I am retired and can't say enough great things about Tennessee I just wish I moved here sooner.

    @@margaretkelly3228 I moved into Crossville Tennessee and I am very pleased with the move, lately the weather has been a bit chilly which most people here say it is unusual but compared to NY it is not bad. I bought a 3 bedroom 2 bathroom home and it's cost was about half that of NY. No state tax here and the real estate tax is much lower than NY. One thing that you cannot do is don't bring the NY way of politics here people are conservatives and wish their state to stay that way, did I mention the people here are some of the best people I have ever met. I hope that helps but don't wait for too long housing thanks to this administration isn't getting cheaper.

I was looking at other sites and a lot of Tennesseans are upset that New Yorkers are taking over their towns. Have you encountered this? I am hoping we can get find something under 200,000. If not, we are stuck with our horrible Taxed to the Max Governor.☹

    I live close to Chattanooga TN and I love this area compair to the other high population ones. Very nice place this way and less traffic and better temps and allergy resistance is this way. Got my 3 bed room 2 bath house and 13 acres land for only 156k. I have to disagree on the prices of houses. It is not actually inside the main city walking to work and places like that. Yes have to drive 5 mins away for places but it half of the higher prices. Still very close to main attraction.

    Very good video. I'm from Massachusetts where the Cost of Living is 38% higher then the national average. Homes average around 500k now a days. I've travelled into Boston for work for the past 20 years. Unless it's a holiday your going to be on the road for 1.5 hours each way even on a good day. Forget Summer holiday weekends it could be 3 hours just to get home. I'm getting closer to retirement age and I have a cousin who lives in Eastern Tenn. I hope to go visit. It sounds like the word is out about Tenn with the population growth. I have been doing my research and it was definitely one of the top 3 choices. However I am not a big fan of traffic go figure and when I retire I definitely don't want to sit in traffic.

    Any love or ideas for the west part of the state? I am thinking about retiring in a couple years. I want to move to TN long enough to establish residency, while also seeing the country. After that, I'll probably become an expat and do some slow traveling. When in TN, I'd like to rent, and be near the Amtrak line thru the western part of the state. Ideally, also close to a decent airport. I was looking at Memphis, but the crime rate concerns me. Right now, I am considering Martin or Union City. Wouldn't be too far from the Amtrak station in Fulton. Also on the list is Dyersburg/Newbern area. Any thoughts about any of these locations?

    I'm born and raised in Knoxville and in the 7 months since you posted your video home prices in Knoxville have risen to levels I have never seen before. The price for a 3 bedroom 2 bath home in a safe neighborhood is around $450,000, and apartments are ranging from $2000-6200 per month for a 3 bedroom. The traffic is absolutely horrendous with no current plans from TDOT to address the issue. We seem to be losing our workforce due to these prices as retirees move in to take their place in our community. While we welcome new residents it is causing a shift in our industries to more service type industries which are more historically minimum wage, and cannot sustain living in Knoxville. There has been a majority of our low income residents moving to the Crossville area because they can no loner afford rents in the Knoxville Metro area. We have been looking to relocate to the Nashville area to take advantage of the higher wages which average 35% higher than Knoxville. While home prices in some regions around Nashville are comparable to Knoxville.

    Same happened in Tampa. In 2 years my home rental went from 1800 to 3000$. Needless to say forced us out.

    I live in Fl and the cost of living, homeowners ins, and property taxes are insane. We had a nice home we rented for half dozen years. From 2021 to 2022 they raised the rent 1000$ (500 a year). Needless to say forced us to move. Are there nice suburbs of Chattanooga with small town feel but close to Costco’s and Walmarts and great dining? Would love 4 seasons and more land. Maybe an acre? I think middle TN would be more my speed over the east.

    What are your thoughts on Maryville, TN? I'm looking at a retirement location in less than 2 years. I have lived all over the world due to being military and govt, so I don't really have a "home state" any more. I research Maryville as well as Murfreesboro/Mt. Juliet areas every day and both middle and east TN appeal to me especially being close to lakes and rivers. Anyway, your thoughts on both areas are appreciated.

    Maryville still has a very small town feel. It is a gorgeous town, very close to the airport, and a small downtown area. Murfreesboro and Mt. Juliet are also great areas! They have a ton to offer! Always feel free to reach out if you have any more questions 😄

    I currently live in Tampa but it’s not tropical enough yet has the hurricane season ….. I’ve been to Gatlingburg 3 times and am willing to have colder winters yet lose the hurricanes. I want to make sure there are no tornadoes. You seem to think the Eastern part is better for tornadoes ?? We’re thinking of mountain with lake view ?

    Maybe a video about occupations that wouldn’t struggle to find work in Tennessee would be helpful. I’m a chiller hvac mechanic from florida and my wife is a bank teller but we both want the suburb “country” vibe we have and don’t mind driving 30-45 min to the city or town for work but it’s hard to tell if work would be harder for us. Like are skilled trade jobs good there particularly hvac since I’m the main provider? Any input would be appreciated. Thanks

    You can get a nice suburb country vibe in the Tri-Cities in northeast TN. HVAC work is plentiful here and there are lots of smaller banks and credit unions. I moved from Atlanta to Kingsport about 3 years ago and love it here. The cost of living is loooooooow.

    @@gypsygirl9 People who have lived here all their lives sometimes will say crime is on the rise. This is Appalachia; the most criminal activity is usually tied to meth and opiods. Basically, it's usually as simple as don't leave your car doors unlocked and no one is going to steal the change out of your car for drug money. Coming from suburban Atlanta, it has been such a nice transition. There is not much violent crime, you don't hear ambulances all the time, and people tend to look out for their neighbors. Overall, this is a quaint city of retirees with over half the population age 65+. With that said, if you look closer, you'll find instances of half million dollar that have trailers and old log cabins tucked away two streets behind them. That's par for the course in this region and I enjoy the heterogeneity it provides. Feel free to keep asking questions; I'm happy to chime in. I love it up here and definitely think it should stay on your list for places to consider moving to.

    Not only has prices skyrocketed on housing, good luck on finding a rental. Waitlist upon waitlist & so many additional fees NOT included in the rent price which they don’t have advertise. You literally need to ask when you call them to find out what’s not included in the rent. You would be shocked on the ridiculous stuff they add on

    ​@@marsha_lynn not just landlords, every business is tacking on frivolous charges, you should ask ahead of time I made that mistake going to a place called Barnyard Feed & Seed in Northwest Georgia, I think it was Flintstone, they charged a $4 fee for me to use my ATM card and did not have the decency to told me before processing it, I had cash on me that day so it could have been avoided and nobody's going to convince me that THEY get charged $4 to process my card so it's just another excuse to rip people off, I spent almost $100 that day and it was going to be the first of many visits, no never been back there, between the frivolous charge, the low quality of seeds, and racist memorabilia on the walls, my principles prohibit me from going back

    Do you mean the black mountains? Because Mt Mitchell isn't in the smokey mountain National Park. Clingmans dome is the highest mountain in the smokies. Mt Mitchell is 40 to 60 ft taller but not in the smokey mountains.

    Knoxville, especially from cedar bluff to watt rd has become a disaster xhattanooga, that 24/75 split is always jacked up

    TN size...since many people moving there are coming from where I am California, I wanted to know proportionally what is the true 'size' of Tennessee... The over all height of TN is about 120 miles, north to south. It about the same size as traveling from North Los Angele County to the southern most point in Orange county. The length of TN, once turn upright is about the same distance from LA to San Francisco. It might be helpful to over lay a map of TN over California.

    Brenna can you please evaluate Kingsport. I am considering this area as a native West Virginian who has lived in Roanoke, Virginia and Houston, Texas. I want a more temperate area but also enjoy mountains. Something cooler than Houston, but closer to Roanoke in temperature.

    If you can stand a strong chemical stench (Eastman Chemical Company), then move to Kingsport. This huge chemical company belches their noxious fumes into the air 24/7, and some days are worse than others. I was fed up with it and moved back to Ohio. But our property taxes are out of control here in Ohio. I'm thinking of moving to West Virginia but have heard that you get taxed to death on your cars. Hope this helps.

    I had a 3500+ sq. ft. brick ranch in Colonial Heights, which is just about 3 miles south of Kingsport. I owned 1.5 acres and my property taxes were only 1046.00 per year. Got a nasty new neighbor that moved in with his even nastier pit bull. After the dog charged at me twice and attacked my dog. I decided that it was time to sell. Plus, as I said, the town was unbearably stinky. Good luck in your search for a happy home. Kindest Regards.

    I still can’t decide! I’ve been researching TN for months now. Trying to decide where to move and I can’t decide between Knoxville or Chattanooga or Nashville suburbs. I’m definitely not a city girl but I can’t even decide what city to live NEAR! Haha! I’m plagued by the paradox of choice 🫣

    I live in Post falls Idaho which is north panhandle area. Cost of living up here is considerably higher, I saw a house for rent yesterday three bedrooms and 3500 rent monthly. It's not an updated home, it was probably 10 to 15 years old. Not on the water but near a lake. No other features like schools or anything like that would boost the economy of this house in my opinion

    I live in New Market which is just right before Jefferson City it's actually in the same county which is Jefferson County and its a little town not a bad place to live pretty safe and fairly cheap there is Carson Newman University there and a few restaurants and Walmart, Lowes, food City , everything is pretty much walking distance.

    Seems like Tennessee is a nice place that might be getting crowded. It's getting crowded enough here in Northern Kentucky,I hope we don't get as crowded as Tennessee. Seems like what a short time ago would have been a good wage (after my Promotion at work) now don't go as far. I think Tennessee and Kentucky have a fair amount in common so I hope your State don't get ruined.

    Live in Knoxville but grew up in West Tennessee. Still prefer West Tennessee, flat but beautiful. One other thing East Tennessee is in the Eastern time Zone, Middle Tennessee is in the Central time Zone.

    @@Streghamay I'm from California and I think our traffic is know around our nation, however if you live let's say Honolulu, HI I'm sure they would say their traffic is bad, in Los Angeles County their are roughly 7.5 million cars are registered in 2015, all it takes to slow traffic is California Highway Patrol to be setting off the side of our freeway just kicking back and that move will backup cars in a 5 lane freeway with a toll rd., for miles from lax Airport too Santa Monica adding a 1/2 hr to one's drive, it really sucks, your cities are a breath of fresh air, I can't stand living and as a conservative its a double bummer, take care and be safe

    been in Nashville for 34 years....the severe weather is SO over-hyped on some videos. Just like it is for Florida. I'm 63 and have been through two major weather disasters....once in PA in 1972 when the remnants of Hurricane Agnes flooded over 3 days and also again here in Nashville in 2010 when rains flooded everything. Every few years here you may have to actually watch for a tornado but the vast majority of the time the local stations are just hyping "possible rotations" far up in the clouds that turn out to be nothing. Your biggest health risk here is gonna be the drivers on the interstates....and the high carb Southern cooking :-)

    I’m planning a move to Franklin, TN. I’m terrified of tornadoes, and bees. I’ve been told wasps and carpenter bees are everywhere and problematic. Is that true? Moving because my family all relocated to TN but I’ve only been once in late Fall. I’m from Las Vegas, NV

    Welcome to the area! Franklin is such a wonderful place to live! I hope you enjoy it. We do have a lot of bugs here including wasps and carpenter bees during the summer time. However there are ways of dealing with carpenters bees and the damage they do. I live by the saying "they don't want to have anything to do with you as much as you'd don't want anything to do with".

    As a beekeeper myself i can tell you carpenter bees are solitary and do not swarm. like any insect they may fly by you, but i live in the woods and have had them around me for years and never once had an issue with them. honeybees for which i manage on my property are too busy doing their jobs to be concerned with people. typically you only get stung by one of those if you are out barefoot in the yard full of clover and step on one. when bees swarm, they are relocating, not swarming to sting people. this is the time honeybees are the most docile. now wasps on the other hand, can and will sting people if they get to close to their nests, but again unless you bother them they will let you be. bees are very important for the environment and are often misunderstood. you will be fine moving to Franklin!

    @@jethrobodine4638 ohhhh thank you! Honeybees I’m actually not afraid of those as much. Love them and their hard work I know they aren’t interested in me they are busy with flowers. The wasps and hornets though I’m afraid of big time and people I’ve spoken with might just be trying to scare me (thinking it’s funny) since I have a real phobia (was attacked as a small child by hornets - I did not provoke them or was playing near a hive). I just don’t know what people mean when they say we have a lot. What is a lot? Like more than I’m used to in Las Vegas or Southern California or is it similar? Carpenter bees we have lots of those in Las Vegas too. Hate them because they dart at me and get in my hair. One time one landed and sat on my shoulder. I completely freaked out. Hahahahah! They seem to like me for some reason and I try to ignore them and stay out of their way. Since you are a beekeeper I’m curious do you see Africanized bees in middle Tennessee? I definitely would not mind leaving those guys behind in NV/CA. They are aggressive little creatures. BESIDES the wasps and bees I am excited for TN and the friendly people.

    @@LikeTotallyKelly no Africanized honey bees in my area that I have seen! I understand the carpenter bees darting about but never had a sting or heard of one from others. Usually not aggressive in that way. I would not think wasps numbers would be any different in Franklin. When I see a wasp nest being built around my house structure I spray them from a distance. Then knock down the nest. If that’s not your thing…. Phone a friend! Lol

    I moved back to my home state of Ohio from Kingsport, TN. in 2021. I was so sick of the horrible chemical smell of Eastman Chemical Company. That company has ruined the whole area with their noxious stench. If it weren't for that, Kingsport would have been a pretty nice place to live.
