Living in Las Vegas | Best + Worst + Okay-est Neighborhoods in Las Vegas

If you're thinking about living in Las Vegas or moving to Las Vegas, here is my personal + honest breakdown of where and where not to live :-)
Realtors are not allowed to disclose factors of a neighborhood such as crime or demographics, under the Fair Housing Act. But I'm not a realtor so AYYY.
*One part I did forget to mention in the video: If the street is a single letter... stay away.
This is a super popular question for those new to Las Vegas, and rightfully so. If you have any questions or contributions to this topic, as always, please feel free to join the conversation by leaving a comment!
_________
My name is Sunshine and I've been a Las Vegas local for the last decade. As a child of a U.S. Navy parent, I understand what it's like to be the new kid on the block. If you're new here, or thinking about moving to Vegas, you're not alone. Welcome! Talking about living here and sharing a different perspective of the city is something that always turns out to be an impassioned speech, so in this channel I create an archive of my thoughts and advice.
If you have any questions about living in LV, ask away! Even if I don't know the best answer myself, I can guarantee I know someone who does.

When I’m considering moving to a new area, I always go into a grocery store or Walmart there during peak shopping hours to check out the people. That’ll usually give you a rough estimate of how well you’ll fit in there.

Ellie J As someone who is 3rd generation born & raised in Las Vegas, NV: Stop referring to “Las Vegas” as a state or area. “Las Vegas” is technically zoned just for the strip. All the other “cities” you mentioned such as Green Valley, Summerlin, Boulder City, Aliente, etc are not the same, but they’re ALL located in “Clark County” such as the city of “Las Vegas”. That’s why they have all there own police force/firemen.

Lived in Vegas almost my entire life. I moved to Peccole Ranch which is next to Summerlin. It's my perfect community as far as I'm concerned. It has a bunch of walking paths, it's location is absolute perfection(close to public library, non-casino movie theatre, good freeway access, great shopping, great eating). I've never been a fan of Henderson because the roads seem so much more congested than the West side of Vegas. I don't know why but it seems more claustrophobic to me.

I've lived in vegas mostly on the north and east side for 20 years. North las vegas has way more crime. But as long as you protect your belongings and respect everyone it's okay. But constantly worrying about your house, cars, and things gets stressful. East side is lax but my neighbors would have their houses broken into all the time. Henderson is the best. No worries there. Historical Westside, paradise, naked city (around stratosphere), and old east side (around downtown to boulder highway) are just as bad. Basically the valley is hood. The surrounding areas are nice.

I lived in Paradise for over 30 years on 1/4 acre and a 2500 sq ft house. This location saves me tons of money. Less than 2 miles from the strip. Gas to get to work and drive the area is 50 bucks a month v my sister who lives in Henderson spends over 300 a month in gas now. My grandson walks to the University. Hundreds of restaurants surrounds my house. We walk to the store. Uber to the airport because it is so close. My aging parents take their scooter. Nobody bothers us. Crime is everywhere if you look it up. It's about awareness too. I wouldn't move from this area. It is too convenient. If I had the money to buy a new house, I would likely just remodel this one because the location is so great.

When it comes to crime rates, they do it in such a way to compare how many crimes occur to how many people live in an area. There's actually more crime in California than in Nevada, but since there's so many more people in California than in Nevada, the crime rate is considered to be less.

San Jose is a beautiful area with a lot to offer. The brokenness of the California state government has driven the price to live in CA to the moon. California's population is declining. That means the $3million you pay for an average home in San Jose will drop over the next decade All the billionaires have left or are leaving (Elon Musk, Larry Ellison, etc.). Since over 50% of california's taxes have been paid by the billionaires...you have to wonder who IS going to pay the taxes. It costs 4x as much to lay a mile of highway in CA as in TX. Why? Graft and corruption. I urge you to appreciate CA the way we all do via taking trips there from some nice place that is affordable like Vegas. I'm a CA native, I still work in CA, but have rented a place in Vegas. Tired of getting shafted by criminal fascists mistakenly called representatives or public officials.

  • @SunshineMalaya

    @SunshineMalaya

    5 жыл бұрын

Thank you! I've never been to either of those places, but Queensridge place is in a great part of town. I used to live near there and really enjoyed having close access to places like Tivoli Village and Boca Park. So from that perspective, yes! I would recommend living there if high-rises are what you're looking for. Turnberry Towers seem like a neat experience as well. Even though it's basically on the Strip, I feel like that little area is one of the quieter parts of it. So if you want to be in the middle of the Strip and Downtown, that's not a bad option.

For those of you that are easily spooked or looking for that 100% safe place to live, just stay where you are because it doesn't exist. Eventually, you'll have to venture out of your little enclave, unless you plan on being a hermit. Living life takes risks. There's no perfect place in Vegas or anywhere in this country, or this world. I'm not telling anyone to become reckless, but if you think you're ready to make a move, do it!

Hi Sunshine, hope you’re staying safe I just had to laugh when I heard you talk about the area off of Alta & Charleston when we moved here from Hawaii in the 90s I was about five and I grew up in that neighborhood off of Alta across Durango in the newer built homes and it was a very safe kid friendly neighborhoodBut when you said “over off of Charleston and Alta” it made me laugh because I used to say the same thing not thinking that they run the same direction I’m guessing 🤔you meant Durango area between Charleston and Alta😄 .. much like you I’ve pretty much live on every side of Vegas we’re just a big grid the further you are from the strip the nicer the neighborhood with one exception the “Eastside” and your comment about North Las Vegas is True my new home is “North Las Vegas” i grew up here I know the stigma that comes along with North Las Vegas and when the realtor gave us the address and it said North Las Vegas I wasn’t even interested in going to look at the house but I’m glad I did and I absolutely have fallen in love with North Las Vegas and I can say it’s up-and-coming for people wanting to move to town I live behind Craig ranch park and these homes and communities are comparable to Summerlin believe me and I grew up in Summerlin & Craig Road every day there’s a new restaurant it’s almost becoming restaurant Row ! One neighborhood that is a truly hidden oasis in Las Vegas is my mothers neighborhood Desert Shores with three man-made lakes you do not feel like you’re living in Las Vegas in the middle of the Desert 🌵 Stay safe sorry 😐 for long comment

There is a Neighborhood app you can put on your phone and also call the insurance company to see what neighborhood is the safest ones. Thanks! Generally good outline of Vegas areas but some errors and omissions here and there. Better if map was up longer and a little less repetition and verbosity, more documentary style. Floyd Mayweather lives in Southern Highlands, not Summerlin. In the past, numerous run ins with the HOA. Not so much now, but he is still there as of a year or so ago anyway. I think you may of mentioned...there are a LOT of variations within a community. It would be beneficial to point more of that out on the map. For example "The Lakes" has some very expensive homes, so does Lake Las Vegas. But just a short distance away are unremarkable tract homes. Henderson has a LOT of variety. A lot of unremarkable track homes in most areas (definitely not "bougie"), while some condos in McDonald Ranch are priced at 1 million.
