Too dangerous for a balcony!
It's almost frightening... It's so far away from anything that look like nature and human size environment ! I could never call such a place my "home" : no garden, no terrasse or balcony to get out in the open air to enjoy a barbecue in the sun, no fireplace, no feeling of security (earthquakes, airplanes, lol) and no feeling of intimacy. With that price, I'd buy my whole village in the Swiss Alps 😄 But I admit the landscape over NYC is amazing.

Trust me… if you live in a big city especially one that has become a hell hole you’d want to be insulated. Especially if you had to live there and had no choice due to family/work etc… down on those streets it is amazing and cities have a ton to offer but things have gotten out of control over the past handful of years. So if someone can afford to buy a steel and glass cocoon 1000 feet up in the sky, they will do it.

Agreed. My feelings exactly. There are plenty of apartments in NYC that have terraces. New York is built on solid granite so there are no earthquakes but this apartment is completely lacking in warmth. I have the feeling that it has never been lived in or that whoever lived in it purchased all the furnishings in one day just to get it over with. Nothing was accumulated over time to reflect aquired tastes and preferences. I'd prefer an apartment in the Tudor City section on the East river. It's where people of creative substance often live... but they wouldn't have those views.

Bingo.
That old saying that you can't buy good taste. The wallpaper/furniture is just ghastly. Also can't fathom paying $45m for an apartment and not having a balcony, it's basically the prime reason you'd pay for a premium apartment like that. Do love that spa though, that's pretty awesome and the views are killer, albeit having several taller buildings interrupting several of them is a bummer.
Great video! For 2023, it’s hard to nail down specific predictions for the housing market is because it’s not yet clear how quickly or how much the Federal Reserve can bring down inflation and borrowing costs without tanking buyer demand for everything from homes to cars.

I’ve just recently found your channel, Eric, and what I love about your presentation and what sets you apart from so many other property tour channels is your refreshing and non-repetitive description of each location. Somehow you’re able to define the unique elements of each bit of real estate with a unique perspective, while keeping the content lively and interesting. Engaging the viewers with invitations to provide their own opinion regarding certain aspects of your tours also demonstrates an intelligent, active and curious mind - which is a tremendous asset. Well said. But, to be fair, it's a blank canvas. I mean, I certainly would not have it as sparsely furnished as it currently is. I also don't like the kitchen very much - it's too dark and sombre, I'd want something brighter and lighter. If I owned it, I would live in the kitchen and have a small dining table and sofa. The Great Room would be for entertaining, and I would fill it with antique furniture. One last thing - OMG there should be carpet in the bedrooms. Who want to walk on cold wooden floors? Yes, I am sure there is underfloor heating - I mean emotionally cold and clinical. Bedrooms need carpet.

This makes me feel so alone in a city of millions, incredible. It’s like someone turned how the average person feels on the inside, towards the outside and made a flat out of it.
I just wanted to point out how amazing you’re doing with the tour, your vocabulary and the way of presenting. BR from Germany
Wow! I think it's worth it for the views! Would be so amazing to have a view of all the NYC spectacles from your apartment. The bathroom is top notch too.
I'm not sure if this worth $45 million, but it sure has terrific views! For this amount of money, I'd like to be in higher building, not looking up at them. The bathrooms don't look overly spacious ...I'd rather have a few more bathtubs. The finishes in most rooms are well-chosen, but not the furniture 😬 It's fun to be a critic of something that is so unachievable for me to even fathom dreaming about it.

I'd say there is a height that may be optimal - like 60-80'th floor - not higher. The view is astonished then, there is no noise and simultaneously you can see people in CP, cars and living city. The higher floors are completely isolated from base and kind of "outer space"...

I had not seen your tour videos before. You did a great job showing the property, subscribed and looking forward to your future videos. The property itself looks gorgeous, those views aren't easy to come by and boy! do I need to talk about the kitchen? very elegant and at the same time subtle and minimalistic. definitely worth $45 mil

Australian fan here. Thanks for making these videos Erik. Life down for me down here in Australia tends to be a bit more relaxed with a nice waterfront property but it's great to watch your videos. I feel as if I'm there with you in the apartment.
Love your videos! The contrast of this one with the tiniest NYC apartment is amazing. For me, the view (like you perfectly put it, as art) is incredible.. but I think this apartment is soulless and sad. Its too pristine, its like buying perfection. I'm sure if you have that kind of money you'd have a great time but give me my uk victorian terraced town house by the sea anyday!
I have a fear of things like showers next to windows in sky scrapers like that. The one time I went to NY I was laying on my bed in the hotel, looked up and saw a couple fking through a window maybe 7 storeys up? It was absurd
Erik you're the best at what u do bro! Keep it man! We enjoy all the videos

I grew up in a council estate (Americans call it the projects/social housing) which was a village in rural Scotland, I used to look out my window and see the hills and valleys of the Scottish Highlands and the milky way, the stars were so amazing, you could see everything! You wouldn't believe how many stars are actually in the sky. Yeah, that view was worth a million dollars but our house was sure not even worth a 100K. The best thing about my view is I could go out into my garden and enjoy nature, enjoy the silence! I never heard silence like living in the middle of nowhere, it's a peaceful and calming experience.
