That's the law in Ghana and 99 years for Ghanaian citizen. People don't simple relocate because of leasehold or freehold but consideration of other factors.Europe is the same. Owners of the land must own it perpetually

Wow, two acres is a lot of land...a horse 🐴would die of exhaustion trying to run around that land. This is probably the best video I've seen so far regarding indentures because you mentioned the need to register the land. If you don't register the land, you don't own it, when you do, its yours for the duration of the lease. I didn't know about the fire certificate, I will have to look into that as my building is about 75% complete. Thanks so much for sharing and by the way....UP THE GUNNERS!! 💪🏾⚽

Haha two acres does (and is) a lot! We have five children and hope to build a little more on the land as they grow. We also hope to live off the produce that we grow, so we need a lot of land to grow enough to sustain 6 people.

Do they build houses with water cistern, like they do in the Caribbean?
Notice it says deed of lease not sale , there’s no freehold you can never own it and there’s no guarantee the owner will renew your lease after the it’s been renewed once

They have built faster than I have uploaded videos! Currently, we are at roof level. The entire process thus far has taken approximately 14 build days....I will say that this is extremely fast! We feel TMH's hand at work here 🙌🏾

That would depend on who you utilise. Our fire certificate was 1516 cedis, registering the land was 6000 cedis per acre to register land with the land commission. The indenture getting stamped if you go with Daniel Kiing it is covered I'm told in the cost. I did my own registration for 1000 cedis that was next day. Additionally, I did my own land search as only a soft search was done that was 400 cedis it took 2 days to get. Building permit is dependent on size of build and erected structures (perimeter wall, borehole, digester,etc) I advise you get a permit before you build as the can fine you up to 50% of the permit cost, our permit cost 5200 cedis.

Also a fire permit is only required if your building 2 storey's or more, I found out after the fact but one permit covers all the buildings you have or may build, I'm told. This is all on Ghana government websites and local municipal assembly sites

Thanks for the feedback. The fire certificate can be obtained through your local fire office. The price of the building permit us entirely based on the size of the structure, how many structures you are erecting, and in which location you are located. I apologise that I cannot give you a figure amount. I highly suggest that you solicit your contractor to obtain the documents with you/on behalf of you. It is very much a barter system. Site plan details your plot size and pillar markers and is signed by surveyor, you should have four copies. This is signed and stamped by the land commission
I want to know how you purchase the land and how you survive, Do you have another house to stay at and have food?

I purchased the land from @lyfewiththekiings. I booked a one bed apartment in a dental via Airbnb. I chose to live like the locasl and source locally (markets, street sellers of fruit and veg, farmers neighbours, hand picking). The saving are phenominal when you choose this option there is an abundance of food, for example 30 oranges for 15 cedis compared to Accra mall 3 for 30 cedis

Hire a lawyer to go over your Indentures before purchasing to make sure the Indentures contain the necessary elements ie renewal fee, renewal clause etc. Especially if your buying stool land.

@judyjones4959 Thank you for your advice. All the paperwork is in order, and the build is almost complete. Your advice is common sense, and I would hope that an individual would do their due diligence before purchasing land.

The price for the building permit is determined by the size of the structure you wish to erect, the number of buildings you wish to build, and the location. I apologise that I can not give a precise figure.

There’s too much cement between the blocks it’s a waste of money and cement
50years lease? So what happens after the 50years lol 😅😅😅 thats sound like the same mess in America where you dont own the land but only own the house built on it. Lol thats is not freedom at all. 😅😅 This is why Nigeria will be far better than Ghana in this perspective. In Nigeria 🇳🇬, its FreeHold. In Nigeria, once you own it, you own it for life. LeaseHold in my opinion is the same mess in America where you pay taxes on a property for life simply because you dont own the land which means no freedom lol 😅😅

citizens own the land for 99 years and non citizens owns it for 50 years.
