Lennar Homes Florida - 10 Expectations. Tampa to Sarasota.
It's been a little while since I put together a video on Lennar Homes. You never really know what you're going to get with Lennar Homes, so this video is my 10 expectations of what it's typically like working with them as a builder. In the Tampa to Sarasota market at least. Starting out with the positives and working down to the negatives.

    One agent told me she wouldn’t purchase another Lennar home after buying one in Lakewood Ranch. Also said WCI has gone downhill since Lennar acquired WCI. I’m on my 3rd CM with Neal.

    I've worked with Lennar a few times before in LWR and my experience there was pretty much the same as it has been anywhere else. I wouldn't rule them out based on a bad experience and I do own a couple of Lennar rental homes personally, as you will find great deals with them and better value than other builders at times. It all depends on what you're looking for and your budget. It's harder with WCI as the price points are typically much higher and it's natural to increase your expectations. In terms of service and attention to detail, WCI leave a lot to be desired as well unfortunately - most of the time at least.

    I'm having an issues with Holiday Builders. Their permit office keeps dropping the ball on getting the permit. We are now about 8 months behind and if they get the permit soon. It will be next yr about September when the home will be completed.

    The builder typically has the right to build the home within 2 years from when you signed the contract. It's very rare it takes so long to construct a home, but it's situations and scenarios like this where the 2 years protects the builder for unforeseen circumstances. If it's been over 2 years then you will be able to cancel or I would contact a Real Estate attorney.

    Sounds a lot like a car dealership that is only interested in selling you a car and once the sale is done the service afterwards is terrible. Great video. Thanks for sharing

    Thanks a great video! I am looking for a house in Palmetto area. After a week-long search I picked Lennar Pravela (Hartford or Harrisburg models, affordable). A few hours after I sent in email inquiry their agent responded. We had a nice phone conversation the next day. She is not local, but in Riverview. The details are fuzzy, but she informed me that these houses have not been built as yet. They are 6~9 months away. Also the neighborhood of Pravela is not that great. I also did inquiry on Horton's Silver Stone (Cali and Lantana). These cost more, but ready to go. They replied after 3 days. The environment seems desirable. Is my judgement through computer screen close to the ground? Thanks again

I did a YT Short video on Pravela : kzread.infonPKJrA93vZM Was she referring to a specific floor plan in Pravela that won't be ready for 6-9 months, as there is plenty of construction going on within the community. The Cali and Lantana are great floor plans with DRH as well. If you let me know your budget and home criteria, I can send you some others that you may not have come across yet? Thanks again.

    Have owned 6 new builds. Had a good experience with Lennar and DR Horton in the past but this last experience with Horton since the pandemic boom was a nightmare! We skipped Lennar because of their whole bidding thing. Not eager to deal with these new home builders after this last craziness!

    Yes between 2020-2022 it really was insane. The customer service has improved since then and most of our new build homes have been more together, but the majority of builders can still improve in areas.
