    Just recently pina upahan ko yun maliit na space ng property ko good for 1 foodcart space (nsa 7sqm) lot size. Nag apply nrin ako ng Mayors permint & BIR. Yun 1st tenant ko start up pa lng sya. Gusto nya muna itry ng 6mos wala pa sya business/BIR permit. Sa case nto allowed b si lessee kaltasan ako ng 5% tax? or ako mismo ang mag file ng 2307 form pra sa 5% tax?

    Hi Sir, First of all, Thank you so much for this video. It's very helpful. How does it work if you're self-employed but also with a rental income? (asking for a friend). Can you still keep your taxpayer type as a single proprietor 8% and just add in the rental income as part of your usual income declaration? OR does the status need to be changed in BIR

    Hello, paano po pagregister ng rental business if example hindi pag aari ang unit? Need po ba munang magregister si owner bago ko maparegister as business ko? Or need lang namin contract na inaallow nya akong gawing business ang property nya? Pag example pinapaupahan ang 1 condo unit na property on daily basis ay commercial na po ba ito? At pano po register ang example 1 residential condo unit na 10k monthly rental na pag aari, 1 residential condo unit na 20k monthly rental na pag aari namin ng business partner ko at 5-8 condo unit na pag aari ng iba ng na pinaparentahan on daily basis? Need po ba sila register separately or pwede ng as 1 business? At kung ang rental business ay nasa ibat ibang city and need din pong register per city? At kung ang mga paupahan ay nasa ibat ibang condo at hindi lang nasa iisang building ay pano po sila register? Paano rin po pag deduct ng expense if fully paid na ang condo unit? Pls help me po. Thanks very much.

    Hi! Kailangan registered din po yung receipt with the BIR. Maaari po kasing madisallow as deduction sa inyong gross income if yun po ang gagamitin nyong source document.

    please make a blog about illegal sub-leasing sa apartment ito po un isa sa hindi aware ang mga renter at rights to ask for proof of ownership ng renter dahil minsan renter rin sila at pinatungan lang nila ang price then foreclosed paka ang Property kawawa si renter.

    Hi sir. Just new po apply sa leasing permit, as lessor. Okay lang po ba na kahit naka bank loan pa ang aking unit tas panu po sa tax. Ibawas po ba sa monthly rental ang monthly payment ko sa bank? Pls advice po. Thank u

    yes, you can engage in leasing activity. no, you cannot deduct your rental income from your amortisation. you can deduct your depreciation from your gross income. Thanks

    Good day po. (1) paano po kung small time business lang ang mga tenants ng commercial space namin at hindi sila rehistrado sa BIR. hindi po kasi required sa kanila ang business permit kasi maliit lang ang gross income. bale barangay permit lang ang meron sila. need pa rin po ba kami mag-submit ng "lessee information statement" (as per RB 12-2011)? kami po as lessor ay nagbabayad 8% tax. (2) also, later lang po namin nalaman na may ganitong requirement. from building permit ng commercial space namin, to business permit, DTI, etck, wala pong nag-advise or nag-require sa amin na kailangang mag-submit ng "lessee information statement". ano po kaya penalty kasi years na kami nagpapaupa to small time bussiness owners. - salamat po.
