Originally from Yokohama, Japan, I am a wife, a mother of two daughters, and a mother of a mini-Golden doodle dog. I’m a passionate entrepreneur, and besides my career in the real estate industry, I own two local restaurants in Southern Highlands.

As someone who is considering a move to the Las Vegas area and has never had to deal with HOA fees, this video was both informative and eye-opening. I can now see why contacting a buyers agent ahead of time is necessary for research purposes.

Great Information. What about the Mello Roos Tax? When buying a home Consider these fees in addition to your Mortgage: 1. Mortgage insurance -- if less than 20% down 2. HOA Fee 3. Mello Roos -- if in a new/er community 4. Home Insurance All these fees combined can increase your monthly payment by 20% -- 50%.

We don't have Mello-Roos tax in Las Vegas, Nevada. We have SIDs and LIDs. Great insights and breakdown on additional costs. All home buyers need to be mindful of all these expenses.
I am looking to purchase a home in the near future and I like the freedom that comes with not having HOAs. I am also looking outside of the U.S. for more savings.

D, all of the above. I love this video. I’ve always wondered how HOA fees differ between communities and master plans. I just learned from a few friends that live in the Bay Area they pay $600-$800 per month on HOA fees and they do not live in any master plan communities or gates communities. The HOA’s we’ve researched here in Vegas seem more than fair and reasonable 😊

@@KaoriLuxuryRealEstate If there’s unplanned costs that can be an assessment . One year it was extra $100 per month for a year for them. It usually is a 3-5% increase each year for them.

I dislike HOA/fees 😭. We were so happy to find in a new community/new builds here in Upstate NY with no HOAs. We may be moving to Vegas area; are there any communities that do not have HOAs or “grandfathered” in (if that’s even a things). I’m needing to get used to a lot as I am a gardener and love certain plants being a 5-6 growing zone

They recycle nearly all their water. They already have all the water they need
