One advantage of property investment is, if you have an investment property, even if it is losing money, the rent is deemed as income. This income, despite your costs, denies you access to unemployment benefit through center link if you fall on hard times and/or become unemployed for some reason, you may be broke but still, hypothetically, you have an income. Many people are not aware of this either.

He seems to have a very narrow view of the problems, and can only offer ideas around that small area, the usual trope of 'big bad wealthy investors'. He has no idea who is taking risks to provide the very rental accommodation he wants to address.

ATO has data on households via ABN data. It could be a credit that comes at tax time in tax lodgement or if concession then it is usually automatic. That means 1 landlord doesnt get mutiple houses with asn energy credit. It goes to the account holder who has names on the energy bill. Why should Airbnb's, home office's, beachhouse an energy credit? They are either hidden or a cost of their business. Anyway all academic. In the Budget the ATO and APRA will be frisking landlords and others pretending they arent landlords all the way to 2028...enjoy....🙋‍♀️
