    Because so many people overpaid for homes even while loan rates were low, I believe there will be a housing catastrophe because these people are in debt. If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I believe that many individuals will experience this, especially given the impending mass layoffs and rapidly rising living expenses.

    I advise you to invest in stocks to balance out your real estate, Even the worst recessions offer wonderful buying opportunities in the markets if you're cautious.     We are repeating the the late 70’s housing almost double in price.. house prices aren’t going back, just go Home Depot and look at the price of materials. Never mind the lack of construction workers and price of increased labor costs.. this is the new us.

    Yeah there are some places in the US where home prices are still rising. Lumber prices are as low as they were prepandemic. It’s not as tho builders don’t have healthy margins

    @mike.1804 I agree with you, housing is softening in many parts of the country & had a decent sized corrections. I think we get a little more downside and the fed starts cutting. after that housing will resume higher.

    Tough spot for people wanting to buy their first house. By the time one saves for a down payment the cost goes up but one can't buy a house without a healthy financial start. Especially if there is a 35% down. Yikes!

    Every crash/collapse brings with it an equivalent market chance if you are early informed and equipped, I've seen folks amass up to $1m amid economy crisis, and even pull it off easily in favorable conditions. Unequivocally, the collapse is getting somebody somewhere rich

    In Germany, we paid 52% income tax and 17-19% vat when you buy something. Then you pay for medical insurance based on your income. Not too far from France.

    Nope. I'm living on $17,000 a year still yet in my early 50's now. I'm a disabled vet and largely unemployable, but could do an office type job for I have a bachelors. The thing is the employers are largely temporary, under paying, dishonest, and treat employees as slaves. And then you get blackballed when you disagree and yep, large corporate employers can see your online activities and comments.

    Different definitions of "average". His number is correct, but not representative because the top end salaries skew the average way above what is actually representative. In Florida, for example, the average (mean) salary is $63K (2021 figure), but the median, the point at which 50% of the population earns above and below, is only $38K, just 60% of the average. Furthermore, an estimate of how much you need to earn to live comfortably came in at $68.5K, 80% higher than the median wage. Whoever Leary is talking to, it ain't us.

    @@anonygent The average including ALL workers is like 30-40k/year. The average for full time workers is around 60k.It's not that high income people skew the number upwards. It's that part time workers skew it downwards.

    Property casualty insurers are NOT PROPERLY GEOGRAPHICLY DIVERSIFIED. States need high risk pools, reinsurance marlets to distribute insurer risk & REGULATION. Insurers ALSO FAIL TO FIGHT FRAUD by fraudulent contractors who know the ropes and get homeowners dealing with non- responsive insurers to sign over claims and sometimes even attorney representation to teams of repair contactors and in-house litigators.

    State Farm is refusing to pay for damages in other states as well. They need to be sure they can put more money in their pockets. Had over 6 roofing companies who refuse to repair because of liability. But State Farm refuses to replace. As a senior single they know they have me.

    I bought my house at the end of 2019. USDA loan with interest at 3.8%. With homeowners insurance, flood insurance, taxes, etc, my house payment is $1316 a month. Our mortgage company just called my husband the other day asking if we want to refinance. He said No. The guy tells him they could save us money on our house payment. 🤨😂

    all ca needs to do is start logging again. you need a private profit incentive to keep these Forrests clean. ca used to do controlled burns & logging, then replanting to keep the forests clean. many environmental groups were against it, & the trees all ended up burning down anyways. these fires are very manageable issue.

    Interest rates were 18% in the 1980s and the middle class could afford to buy homes. The true reason is that home prices are too high because the illegal invasion over our open border artificially increases the population for too many consumers chasing the limited housing supply.

    Insurance goes up for different reasons. You may not have natural disasters, but in the event something happens, it would cost a small fortune to replace the house. That's what your premium reflects.

    In my view (and this is coming from a man never considered by anyone to have much class at all) this man represents what I think is pure class. But be warned it is generally never what Kevin says that is important as he well knows that he is talking to two different sets of people the hard working people who are spending all of their time just trying to keep their families afloat and those who (for whatever the reason) have the time to invest in acquiring passive income. While I am living proof that it is possible to do well in the stock market, even when you are well past the age that any employer would hire you to do anything, it is also true (which Kevin only implies) to lose everything you have as well. Only about five per cent of the people "playing" the market are doing well and unless you love it you won't be putting the time into to succeed. The simple fact is that Kevin loves what he is doing and his life. He, as are you my dear, people who have made it on their own and have both done respectively well. I would hope that Kevin would consider working for our next President and both you and he can well guess the "job" I would hope that he would consider.

    Obscene CEO pay: Financial resources are limited (Finance101). When 85% of the limited financial pie is arbitraged/stolen by a few at the top, poverty/homelessness soars. The median CEO to worker pay ratio for 2023 was 445, which is an income inequality that was considered to be disgusting 50 years ago. In 2023 avg. worker pay was only $65,470. The avg. worker has to work for 445 years to earn what the avg. CEO is paid! Four CEOs were paid more than $150 million: Jon Winkelried/TPG, Harvey Schwartz/Carlyle, Hock Tan/Broadcom, Nikesh Arora/Palo Alto Networks. Elon Tusk gained $1.4 billion in 2023.

    This woman doesn't understand marginal income tax rates. Not saying that I agree with it, but the amount OVER 400K would be taxed at 90%. So if you make 400K, as the woman mentioned, none of it would be taxed at 90%.

    This is the Great Reset Biden Talked about. Its the inflation on all the stuff going into the house. Its not just the cost of the house its the cost of insurance when the neighborhoods get set at 230,000 when the house was valued at 140,000 just last january. That is what just happened to my neighboorhood. Takes double, insurance goes up 30percent, and you cant afford to rent, you cant afford to sell and you cant afford to sell.

    Yes I can live off of my $2300 a month And when I start drowing Social Security in a few months That will make it over 4000 thousand a month which I will be able to live like a king with my cute little 105 lb coppa Thai mix 23 years younger up in the mountains of DaLat traveling around southeast Asia .     You can't retire on 500K in the US without eating into the capital. At 5% interest, you'd get 25K which is enough to retire in Mexico and various other low cost countries around the world. Kevin is full of crap if he is advising people to retire on 500K in the US.
