    "7 Things You MUST know Before Moving to Katy, Texas" There were a lot of thing left out that are very, very important if you are planning to move to Katy Texas. When Hurricane Harvey hit Houston, one of the neighborhoods that suffered a major disaster was Cinco Ranch (the area south to the Baker Reservoir) This actually happened days after the hurricane passed because the two major flood-control reservoirs in the Houston area began spilling over for the first time in history. The engineers had to open the gates, and some of the Cinco Ranch neighborhoods were destroyed because those houses were constructed in an area they were not supposed to be built. Another thing people need to know is that Katy is Divided in two areas: North and South of highway 10. The best schools are in the South. It is very diverse in the north part. The south is mostly White. Another good thing to know is that expensive neighborhoods like Cinco Ranch and Kelliwood pay big bucks in property taxes and home owner associations. I paid almost 8,000 dollars in property taxes this year, and 1,150 in HOA. (Green Trails neighboorhood). If you can affort it: Good for you, but I think is very important to know before you buy your house. The big schools stadiums that are mentioned here are in the North of Highway 10. People who lives around these big stadiums hate the noise and traffic congestion they have to endure because of the stadiums. I live in the Green Trails area, which is close to Highway 10, in the south part. I love my house and I love where I live, but if you need advice about Katy, Texas, I recommend you to talk to people from Katy and not realtors. This guy only mentioned the expensive neighborhoods because he wants to make money. He does not really wants to help you in making a good decision. Good luck!

    I would note they did carve out the drainage bayous throughout Cinco as they raise many questions and stood up to the city and its poor water management so that issue should supposedly be mitigated. Regarding north of I-10 you are precisely right until you pass 529 and approach Cypress. I would note Cypress has equal if not greater schooling options.

    @@alwaysinsearch some areas but not nearly as bad as the western side of katy. Most the neighborhoods in Cypress are new or certainly newer and their drainage design through the communities are pretty good. I am not too sure on the politics of the area though it seems it’s the wealthiest part of west Houston so I would assume more conservative than not.

    Sorry 8k in taxes is nothing,,,,Cinco Ranch is older neighborhood...The thing now is Cane Island...yup taxes even higher...I anticipate paying 14k in taxes...And yes Barker Cypress reservoir and the Addick Reservoir sitting on the top of each other’s...So the right side of I 10 Fromm 99 is at higher risk...cinco ranch in that area has been affected...

    @@theamericansgarage9087 While Cypress is wealthier and have ppl who would love to evade more taxes legally, it is also more educated. So, it still slightly leans liberal. This becomes very clear when you realize the average individual donation to republicans there is a lot higher but democrats get more votes. It is also likely to get more liberal in upcoming years with so many new home owners there from the Indian community (mostly software engineers) and the wholesale demonization of immigrants by the last republican administration. While a lot of these new immigrant homeowners aren’t citizens yet (most of them do have children that are citizens) and hence have no vote yet, the increased diversity in the area helps white ppl assimilate and get comfortable with new cultures. The more isolated one is to new cultures, the more likely they tend to be conservative. But fast changing demographics in the area is also likely to make some (but not most) white ppl more insecure and average donation dollar amount to republicans likely go up despite shrinking numbers.

    @@alwaysinsearch I've only seen extensive flooding after Hurricane Alicia in 83 and Hurricane Harvey and I've been here 42 years. I've never lived in old Katy though...it floods there more often with just regular downpours.

    My family an I moved to cinco ranch from Florida three years ago and we love it... hands down one of the best places to live, the schools, the diversity, the food all are #1 to me.

    Been in Katy for 10 years , moved from Newyork. The traffic is getting worst . A lot more apartment buildings are coming up . aside from that its been great.

    Don't leave Katy unless ur armed and know how to use ur weapons. Get used to the news , it's a lot different than u may be used to. 3 to 5 murders a day is a slow day.

    Love Katy, Texas. I lived there back from 1997 to 2000 in Cinco Ranch. Everything was just developing. 99 had just started. Its amazing how it has grown. My daughter just lived there for 3 years in Katy and the growth is amazing. I would move back there if I could. Great videos also.

    Katy will always have a specially place with me I loved to Katy back on 2005 and lived many years honestly best years I lived where there . Wish it didn’t get so big I live in San Antonio cuz of work but I always wanna be back. I have lived all over Texas cuz of oil field but no place like Katy I miss it

    I could see myself retiring there in a few years down the road but I don’t know if I could stand the summers with the humidity. Plus, the lack of change of seasons may be a shock for me. In a few years, my mind may change. Looks like a cool place!

    @@thennal Traffic is getting worse🤦‍♀️ lots of people are pouring in and everything is getting more expensive. If you are looking into renting, 2bedrooms is going for about $1800 - $2500. But I love it here👌

    We’re planning on coming to Katy next year to visit and see what it’s like in Katy. We hate living in San Diego, California and cannot wait to move. While all my kids are sporty, none of them play football. Three are competitive swimmers and one is a triathlete. Texas is one of the few remaining sane states left along with Florida. Cannot wait to visit. I really hope the schools are not as bad as what we have in California

    I have binged watched about six of your videos and they are super helpful! My first question for you that I haven’t heard discussed on your channel yet is, what is the potential for small businesses to move into these master plan communities and buy real estate in or near the shopping centers? Both my husband and I have small business and while one idea is to sell and move and get a traditional job for a company in Texas, another idea is to open up shop in Texas. Do these master plan communities come with the commercial real estate spaces already claimed for? Do you see business cycle in and out? Secondly, I love the idea of all of these parks, open spaces, and trails but I’m also concerned about the humidity and heat there. I’m from the Pacific Northwest too so we get to spend 90% of our days outside if needed due to the mild weather. Parks usually have a lot of shade from trees and awnings which are perfect for those intense sunny or rainy days. I don’t see too many trees and I don’t see much overhead protection.

    Katy has grown so fast over the years. It even now has its own Asia town with many food options. Old Katy was named after the Kansas & Texas railroad (KT)

    @@alwaysinsearch the whole Houston metro is flat and lies near sea level. Houston is one of the fastest developing metro so it flood more often as they lay concrete over grassland. All the concrete channel the rain water instead of absorbing it into the ground. There is talk about boring a drainage tunnel from Katy to the ship channel but that will take years & lots of money to build. It floods all over Houston Metro but Katy is probably less since the flood reservoir are down stream from Katy

    @@TheAsherMcGee Yep, it was commonly referred as the K-T back then. Didn't want to confuse anyone with the Missouri initial since it wasn't part of the name. There's even an MKT railroad museum off 1st Street in Katy

    What an interesting video to watch as an insider. I've lived in Katy (this time) for almost 20 years, and my kids did most of their growing up here. I live on the "other" (North) side of 10, and my jobs are in Old Katy. I remember when we had to go to town for decent shopping, restaurants, and medical care. You didn't mention the obsessiveness with high school football. :)

    If your kids went to Katy Elementary or KCA I probably went to school with them. My family moved to the PNW in 2007. I’ve visited Katy a few times recently and was completely shocked! I’m glad that the original Los Cucos and Midway are still standing but almost everything else has changed. Pretty mind blowing!

    As - a citizen of Katy Tx, there is a area where a neighborhood or 2 is in old Katy, I’m in that neighborhood, but overall Katy is a wonderful nice community ❤️ 10/10

    Guys, part of Katy floods A LOT, like 20-30 ft high. Yes, lots of new construction houses there and the community is nice. This is very true but I highly suggest some deep research before buying. Plus the traffic from Katy to anywhere else is insane. While the pros on this video holds true, you need to consider the cons as well specially if you have kids and don’t want to spend a lot of time driving.

    @@magicalmecosplay Texans are not public transportation type of people...Houston is too spread out. We've been voting down public transportation for decades in Katy. All that does is bring crime and riffraff into our community.

By the way you don't need public transportation to have riff raff visit you as they can move in right by you. Why I am looking to move to Bridgeland or Townelake

    I went from Richmond/Katy (99 and West Park-just south of Cinco Ranch to Energy Corridor area. Stop telling people about Katy. We're outta room! 😂 Also, Energy Corridor is technically Houston/Harris but my son goes to a school less than a mile away that is Katy ISD. 🤪 My house is the newer end of the neighborhood but still was built 1999. Katy/Fort Bend definitely is home to foodies. I can't imagine living anywhere else.

    Yes this is why Katy went from 4 high schools from 1965 to 2001 to 11 high schools from 2001 to 2021.

    Living in Katy is not like living in Houston or West Houston. If you work downtown, it's 30 miles one way. Park n' Ride is available. It's different for sure. Make sure you know about the areas in the flood plane too. (We faired just fine during Hurr. Harvey - high ground) but a lot of people didn't. The traffic is crazy and if you work in the Energy Corridor, leave early for work. We lived inside the 610 Loop (Allen Parkway area in shadow of downtown) for over 15 years (Loved it) and moved out to Katy because I worked in Katy. Different neighborhoods present different abilities. If you live in Cinco Ranch, you go to Cinco Ranch schools, unlike other neighborhoods in Katy. Just FYI. Good Luck.

    We lived in Houston for 20+ years! Moved to Colorado and love it! Houston has just become way to crowded to much traffic and FLOODING.!! There is also nothing to do and to hot!!

    You don't live in Downtown Katy ??? There's houses alllll around. Plus, hello Cane Island, Falls at Green Meadows, etc, etc. I live in the Falls past five years. Go Tigers! Football State Champs yet again. My son was recruited by West Point and leaves in July. We owe it all to Katy High School and their program/reputation.

    How do you like living in the Falls?! We're in the process of closing on a home there. We did not even consider that area of Katy but people tell us its pretty safe, etc. Just seems like a lot of things to do, shopping, etc is south of i-10. Im hoping they build more things around the Falls! 😬

    Good video love them all but as far as getting help to move there forget it. My wife and I called and emailed and never got anywhere couldn't even get a call or email back from Joe. We live in Oregon now and was going to move there. We gave a time line and a cash budget. Horrible dealing with Joe.
