Sir, property rates might not go down so early due to urbanisation. India is only 35-40% urbanised while China is over 65% and Brazil is higher than China. It is projected that Indian population will keep on rising till 2060s and by that time urbanisation will double. Property rates will therefore increase (inflation will also play important role). Yes, property won't give return better than 12% (including rent) and hotel/Homestay can give returns upto 20% (including business and appreciation)

It doesn't matter. Check urbanization growth from 2010 to 2024. It is close to 5% and declining year by year. As government is focusing more and more on kicking black money out of the economy by implementing demonetisation and fading high currency notes. It will make property appreciation more difficult in the coming years.

Sir Sorry to say but you are underplaying the Kotak Bank issue just because you admire Mr Uday Kotak. Under the same sections RBI had taken hard presipitative action against cooperative banks. The bank projects itself as the poster boys of 'Acche Din' of the present regime and not to mention the questionable contributions under electoral bonds. This has helped the bank and prevented RBI from taking harsher action from RBI at the moment.

Sir It is a fact the return from farming is abysmally low. Agriculture cannot be seen from commercial point of view. Many farmers in India are poor with small holding of 2.5 acres. Hence no mechanization is not possible. The small holding farmers need to be given subsidies.

Sir, you had recently analyzed ROE on agri land. Although you are bang on about the yield being sub par at 1%, agri land is like a high growth stock where div yield is not the right metric. My family has agri assets which are yielding even 0.1% but where capital appreciation has been at 15% CAGR for last 30 years plus due to location being outside a metro city and the city expanding out. However, returns are highly unsystematic in nature and most agri land does not appreciate higher than inflation, so I see your point of view as well.
