നിലവിൽ വില കുറയുന്നില്ല. കൂടുന്നുമില്ല. ധാരാളം സ്ഥലം വില്പനക്കുണ്ട്. ആവശ്യക്കാരക്കാൾ കൂടുതൽ. വൈകാതെ റിവേഴ്‌സ് ട്രെൻഡ് തുടങ്ങും

എറണാകുളം റൂറലിൽ പോലും കാര്യമായ വില വർദ്ധന ഇല്ല. 2018 ൽ 4.1 ലക്ഷത്തിനു വാങ്ങിയ സ്ഥലം ഇന്ന് 5.25 ലക്ഷം ചോദിച്ചിട്ട് വാങ്ങാനാളില്ല. എറണാകുളം ജില്ലയുടെ കിഴക്കുഭാഗത്ത് വഴി സൗകര്യമുള്ള റബ്ബർ തോട്ടങ്ങൾ അഞ്ച് വർഷം മുൻപുള്ള വിലയിൽ ഇപ്പോഴും കിട്ടും. കൃഷി ലാഭകരമല്ലാതായതും തൊഴിലാളി ക്ഷാമവും മൈഗ്രേഷനും , ഇൻവെസ്റ്റ്മെന്റ് എന്നനിലയിൽ ആകർഷകത്വം കുറഞ്ഞതും, വർദ്ധിച്ച റെജിസ്ട്രേഷൻ ചിലവും കാപിററൽ ഗെയ്ൻ ടാക്സും, ഡിമാന്റ് കുറവും ഒക്കെ പ്രശ്നങ്ങളാണ്.

കോട്ടയം , ഇടുക്കി , പത്തനംതിട്ട ജില്ലകൾ പൊതുവെ ക്രിത്യൻ ഡോമിനന്റ് ജില്ലകൾ ആണ് എന്ന് തോന്നുന്നു . വിദേശങ്ങളിൽ പോയി ജോലി ചെയ്യാനും , അവിടെ സ്ഥിര താമസം ഒക്കെ ആകാനും താല്പര്യം ഉള്ളവരാണ് അവര് പൊതുവെ . അതൊക്കെ ആയിരിക്കാം ഈ ജില്ലകളിൽ ആളില്ല വീടുകൾ ഒരുപാടു ഉണ്ടാകാൻ കാരണം .

Land as an investment opportunity - അത് എങ്ങനെ profitable ആകും എന്ന് മനസ്സിലാകുന്നില്ല. കാരണം - ഭൂമി വാങ്ങുമ്പോ ഒരു 10-12% registration, stamp duty etc ആയിട്ട് കൊടുക്കണം അത് പിന്നീട് വിൽക്കുമ്പോ ഒരു 18% long term capital gains കൊടുക്കണം. ഇതു ഒരു നല്ല investment എങ്ങനെ ആണ് ആകുന്നതു when it is so expensive to buy and sell? Unless the capital appreciation is that huge. Unfortunately that is not the situation now.

Sometimes, population increase over the available resources will impact the development of that region. Even the highway project was delayed by this overpopulation issue. Think why other states has not protesting against highways and other developments. It is not only the kerala people are so called socialistic but the population density and the people's protest of delaying the project because they are losing their houses directly connected to this population increase. Malappuram has 40 lakh population which is unsustainable in that land area. For a short period there will be real estate value rise but in the long term it is unsustainable
