    Jaii have learned and get the concept of positive thinking. That’s why a lot of people can’t understand the way he thinks. Positive thinking helps a person to focus on the good outcome and not the bad. We deal with the bad when and if it ever happens. Everyone should learn the concept of positive thinking and positive imaging.

    Speaking as a young professional, I believe that the more seasoned individuals who are making comments on buying a house first really have no idea of what the housing market is currently like and just how difficult it is for a young person to be able to own a home. They lived in an era where it was quite easy to purchase a home as a young person and the fact is that era has long passed. Where the housing market is now, the odds are stacked against us as younger persons in terms of being able to own a house. The simple fact is that owning a car is more attainable than owning a house as a young person in today's Jamaican housing market. Mind you, I dont support the luxury vehicle purchase, unless that is something that is sustainable based on your budget. However, ultimately it would have likely been a lot easier for Jaii to purchase that vehicle than it would have been for him to seek to purchase a house.

    Let me share something.... I am not too old. Wayne Mitchell aka Marshall and I are same age. I will be 44 next month. In 2013 , on my 33rd birthday I was able to buy a home in gated , fully secured neighborhood in Jamaica. The value of that home has increased 100% now based on the last valuation done. Full disclosure... I am a banker and my bank gave me cheap interest and of course I took my NHT portion too. It some happened that my then girlfriend now wife was able to buy an Upper St.Andrew 2 bedroom apartment in 2011 as a 30 year old. She used both hers and her mom's NHT benefit to qualify. Today that apartment's value has skyrocketed. Lots of equity in both properties. Full disclosure..she is a doctor.

    Each to his own is a right but Jai doesn't seem to yet get the value of equity. He will pay, maybe not twice but definitely more than the full price for the GLE which will depreciate. One can buy a smaller affordable property, (not the one you want) which will appreciate in 10 years(time flies). With careful planning, paying to principal etc..that property can be sold and add a significant chunk to getting the property you want..Just takes time and a little patience,,,,This should be the general advice for very young persons...No one should bash Jai for his choice as he knows his life more than everyone else but we shouldn't pretend his advice is sound and generally good advice cos that won't work for most persons... That works for him...Equity is a highly valuable thing to have....A building block for wealth creation..

    This could not be California or New York City. That's a great investment. You must have a big equity by now. That market value maybe increased alot. I am a banker at TD bank by the way. I write loans. I have my vacation home in Jamaica and one here in Ontario, Canada. Make sure you buy some vacation or rental home in Jamaica, though. The Jamaican market is hot. I earn an extra $ US 2000 from my " yaad" ( Jamaica) home in rental each month. 🇨🇦🇨🇦🇨🇦🇯🇲🇯🇲🇯🇲

    The conversation about house versus car can be debated. My opinion is that you can use the car to hustle meaning go from job to job and save the money to buy a house or buy a house and get a loan against it to buy a car. It depends on the individual and what they want to invest in first.

    Like Jaii said the economists and the accountants need to come out and give advice on monetary and investment issues. He could also benefit from advice as he stated that a house is a liability. What he needs to be aware of is that though the interest rate will seem like you are buying the house 3 times over, what he is not considering is the time value of money. House is an asset (fixed) and though a car is an asset, it depreciates quickly.

    To Jaii. Cognitive dissonance is when you know the truth but refuse to acknowledge it. Young man, take some time to do some reading. You have influence and you could use your platform in a more positive way to educate the youths. I live in the USA and I can drive whatever I want. A car is neither here nor there. You build wealth owning home even though it is mortgaged. I owned several cars in my lifetime and not one of them put money in my pocket. The first house I mortgaged put $100k in my hand 3 years later and that was how my financial freedom started. Drive big car and no true assets or investments a waste of your young life. A man like you should own 3-5 real estate properties already. KMT. Wayne please don’t lower the bar of the show to bring on people who reason like this youth here. So far I have been on the edge of my seats watching The cut and this youth don’t cut it. Triple X way more intelligent!

  • @christophergreen2762
    @christophergreen276224 күн бұрын

    Jaii as a older person i really appreciate your growth but your reasoning about house vs car is poor. A car deprecate it's value everyday. Buying a house isn't as easy as buying a car but the house is a investment not for just today but for years to come. Cars will always be liabilities. But to each his own. One you'll be older and wiser bro. Hope you're planning on buying the house pretty soon. Blessings

    Both are liabilities unless u rent out the house plus .A var isn't always a liability either , look how much ppl open car marts , uber, put taxi on road, delivery service etc so it just depends on how u use the car/cars. Also the average person dont have the money to buy a house early on in there life so .Even tho you're older it still shows you don't know quite what you're talking about.

    @@matiqueedwards2269both aren’t liabilities at all, house is an asset that appreciates over time, renting it is just extra icing on the cake. Cars generally depreciate unless it’s a collectors item

    Folks debating about buying a house vs a car. What about buying the land first and then building from there. You would be surprised what 10 mill can do. It can build a house to start and a beast to skate .

    I thought Jaii was someone with sense. I didn't know he was an idiot. Why would you buy an expensive flashy ride over a house. Makes no sense.
