#jocotepec is on the west side of the lake in #lakechapala and has a population of about 15,000. With the same beautiful weather as Ajijic, has gorgeous lake views, and rentals here tend to be about 1/2 the cost!
The vibe of Jocotepec is very laid back, but living in Jocotepec doesn't mean it is boring. There are cultural events, a gorgeous Malecon with views of the lake and water sports, a variety of shopping options, and great year-round weather, so you can be outdoors any day of the year. And it is only a 15-minute drive to Ajijic and only a 45-minute drive to the Guadalajara international airport.
We think living in Jocotepec can be a best-kept secret. Rentals in Joco, as the locals call it, start at just $10,000 pesos a month for a nice furnished 2 bed 2 bath house. That's about $500 USD a month. And because the Lake Chapala area weather is so temperate year-round, you won't need air conditioning or heating here. Most rentals include all utilities, but in case yours doesn't, you can expect to pay about $50 USD or less every 2 months.
We know several people living in Jocotepec on less than $1000 USD a month, including their rent, utilities, groceries, and even house cleaning once or twice a month. And if you have a higher monthly budget, you can expect your income to go a lot further and afford you a nicer rental, more services, and things like that.

    I live in Joco, have lived here for many years and I am a Mexican national. I have come across a good number of "expats" that have moved here without learning a word of Spanish, and they complain because the locals "don't" speak english. Please let your viewers know, that they need to LEARN SPANISH if they want live in Joco so their day to day life is easier.

    When I retired in 2010 we moved to my wife's home town of Jocotepec , love it here because it is not a gringoized town , as far as rentals go , they can be hard to find as it seams they don't put up "Se Renta " signs , it's mostly word of mouth , it might also be because these rentals are not up to Expat standards , no heat , a/c or hot water , I know of at least 6 rentals on my street , never seen a rental sign , The bus to Guad . is the" Derecto " , it by passes the city of Chapala .

    Did u buy or rent? I am really interested in Joco and the rent and buy prices from locals. We speak Spanish so there isn't a problem renting or buying in the area. We picture a nice house on one floor for us with a pool and lots of fruit trees..guava, figs, lemons, pomegranates, bananas...How much a 3 bed home like that can cost? Mexican style, but in good shape

    @@Radio280 Very few homes near Joco center have pools, but fruit trees yes. I found a 2bedroom 2 bath needs fixing with big back yard for $100k dollars. Smaller worst shape home can cost half, nicer can be 2 or 3 times cost.

    Both my parents are from JOCOTEPEC, I grew up going once a year until I was 15yrs old. I'm now 34 and just went last year and WOW has it changed for good. It's more beautiful than it was🤍I can't wait to go back again this year. U did a beautiful video on my beautiful pride

    IMO this is the finest video you have produced todate. It identifies/discusses shopping, healthcare, transportation and cost of living specific to Jocotopec vs Mexico or Jailisco in general. While the festivals play a role, those tend to be flash items for the casual visitor. I hope that this format will continue as you portray what Mexico has to offer those of us humble enough to partake. Gracias, Bill

    Very good report. Thanks! I am planning to retire and move to Joco in the beginning of next year. I am a mexican national and my budget is very austere. I plan to rent an austere económic flat or place. Although I have visited Chapala and Ajijic before. I learned about Joco from KZreadrs in the internet. And I like what I hear about it. Currently I live in Monterrey. A large industrial hub city in the north of Mexico. And I am looking for a tranquile. Amicable pueblo like town like Joco. Besides having Chapala and Ajijic for weekly paseos around the lake community. Also. Being used to live in large cities for the most part of my life. I value the fact of having large beatiful culturally rich Guadalajara nearby. Another plus is the fabolous lake climate. And also the proximity to the El Bajío región with great towns and cities to visit. Like Morelia. Colima. León. Querétaro. Etc. Etc. And Joco is also not far from great beaches on the Pacífic océan. Sounds perfecto for me. I am planning to travel to Joco before this years end. 😃👍✌️

    A few comments from a 20 year resident of the Lake Chapala area; The drive from Joco to Ajijic is no longer 15 minutes, it is now closer to a 30-40 drive. I would add on about 15 minutes, minimum, to the drive times mentioned in the video.

    Agreed- if no traffic still 25 minutes but can be easily 40 during the day. As said too re other times, a trip to the airport would be good if it takes you 1 hour, maybe 1 hour and 10 minutes. But longer many times. And since you're catching a flight you have to add a fudge factor you'd likely want to leave longer ahead than that.

    Considered moving to Joco from Austin several years ago but my Mexican wife loves the beach so we ended up living full-time in the Riviera Nayarit in the town of Bucerias.

    @@MexicoRelocationGuide Yes we love it here, the summer weather is even a little milder than it is in Austin, so didn't have to make an adjustment for that. We love a smaller town vibe over a larger city like Puerto Vallarta but we still have all the conveniences and if need be we can drive into Puerto Vallarta in less than 20 minutes.

    there is a nice hiking trail on the hills surrounding the lake. And there is a hiking group that gets together. There is also a nice paved cycle lane that goes all through Chapala and Ajijic along the highway

    It is considered "polluted" However, many locals swim and even fish from it. It's very personal preference. We don't recommend it, but you'll see local families do it all the time.

    Good afternoon. I received your email stating the increased financial requirements for residency. As a single senior, if I have the necessary amount BEFORE buying a home in Mexico, can you lose residency if you use your savings to purchase a home once you get the residency? I am surprised how high the threshold has become! Thank you.

    I wouldnt spend my money in Mexico until my residency is secured. If its temporary you have to renew, and they may want to see some income when you renew.

    When I visited Ajijic I took a cab to the Malecon in Joco thinking it would be nice to walk the Malecon and then walk into town. The town center was actually quite far away - which is atypical of the other towns I visited on the lake. I see this as a drawback of Jocotepec - am I right to reach this conclusion?

    It is about a 15-20 minute walk- I guess it depends what you consider long and what shape the person walking is in :) I wouldn't say it is super close but also not super far

    All buses in the area pass the Joco Malecon , they stop at the entrance to the Malecon , and are very cheap . the road from Joco to Chapala is the only road between the two , it's hard to get lost ,may be confusing for some one new .

    Depends on which town you are referring to. But most towns have at least a few corner stores that sell the basics like tortillas, fruits and vegetables.

    Nicer than most Oaxaca year round rentals but what about the rising Guadalajara crime sprawl? And how long to get to ocean beaches?

    It’s about 3 hrs to Manzanillo. And crime is just a fact in most big cities. Which is also where most people want yo live because of availability of services, restaurants, rentals, amenities etc

    sometimes there is, but they are very very unreliable. It's better to get the number to a few local taxis and drivers so you can call them whenever you'd like.
