    Like how there was a tangent on surrounding yourself with better people, as well as goal setting. Like it was mentioned in the show even though everyone knows this information and to do it, applying it is the challenging part. New BP member, podcast subscriber, and investor and very thankful to have stumbled upon the site. You're adding a ridiculous amount of value, and it is very appreciated.

    Hi there. Looking to buy my first rental property and house hack for a year when I get my bonus in March. I do not know if this is a common question but I'm gonna give it a go. Couple interesting properties I have seen in my area but they are all ready 100% occupied. How does that work with Owner occupying and be able to do a FHA loan if these people have leases and just putting the 3.5 down instead of the 20 if you do not have a spot to move in right away or are you not able to? Thank you for any help on advance.

    Jeff Montague Cap Ex stands for capital expenditures… those huge expenses that happen every so often, like replacing a new roof, repaving a parking lot, replacing a water heater, etc.

    I've been listening to you guys off and on since early 2014. Great value. In that timeframe I've sold a home, and bought a condo, and beginning to look at short term rentals. At the end of 2017 I'll look for an investment property in Central Texas as my next deal. Josh and Brandon, can I ask you one favor please? Can you take it down a notch on the denigrating each other? I have 2 older brothers and I totally get the teasing - it's funny up to a point. But after listening to many episodes I start to think that either you two need counseling for all the latent anger between the two of you, or you have lost touch with just how often you razz each other. Seriously, like every other comment is you guys hurling zingers at each other. It's distracting from what is otherwise I hugely valuable and engaging show with great guests. (I've been holding back on making this comment for a year. For a time I just stopped listening.) Generally, I like to listen to your show during my morning jog at 6:00 am. Usually I like to start the day off with a little more positivity. I love your show and will keep listening no matter what. But hearing two guys insult each other every single show - even in jest - is becoming less a part of my "Miracle Morning."

    Not only the jabs, but the "funny voices" with "quick tips" and "famous four." It's old, big time.
