    The strategy to adopt - buy or build a small house even if you can afford a big house. Invest in another house or commercial property purely for renting out. Mistakes people make, investing life savings in a big house, spending fortune on interiors, huge maintenance charges etc. Eventually only the old couple are left in the house hardly occupying 30% of space in the house.

    Renting for first 15 to 20 years. Invest money in high return instruments amout which would be your home loan and buy a bunglow after maturity period 😄 Ex. - just one stock , there are many more 10000 invested in hdfc in 1995 is worth 1.5 crore today. Dividend income is not counted. If i am not wrong how much land you would have got for 10k in 1995 and estimated value today and will someone be ready to buy it when you want to sale? (Tough if you have land in village)

    I think we must also consider that maintenance costs and transaction costs are higher for property and that the house is immobile, while today’s working population in India, move jobs and even cities often. As our lifestyles improve, maybe the flat we purchased 10 years ago is too small. So in the end, people end up selling and buying houses. Considering lower returns, higher costs etc. it may be better to keep renting and upgrading as per your lifestyle, while saving into mutual funds and avoiding housing loans and EMI etc. completely. This is especially true if you already have an ancestral home or parents own a home. Also much of the black money finds its way into property markets, which makes it doubly bad for the honest tax-paying salaried class. Isn’t it?

    You should definitely buy a house. Just mind your EMI limit. Don't extend Home loan EMI beyond 20% of your salary. Don't consider long future income while calculating affordability. You can buy-sell-buy any number of times. Buying first house is not just an emotional reason but gives you a real security. Don't trade off just for 2% extra return that too with volatility. I think all these extra logics are true for second house for investment purpose.

    Nice video. I just bought a house knowing fully well that it doesn't make an economic sense. For me, life is about experiences - buying a house and developing it based on your taste is an experience that most will have once in a lifetime. But I totally agree that it needs to be affordable keeping enough liquidity

    It's too simple. Kindly talk about asset allocation, power of compounding, historical return on various asset classes and your personal experience and learning from wrong asset allocation etc. This will make asset class choice clear to lot of people and youngsters will learn the power of investing early in life to achieve financial freedom.

    Worth watching. Thanks for taking out your time to make such videos. Usually youngsters are confused with ideas of buying vs. renting, specifically in grade-A cities or metros. These tips will help them for sure. It prompts me to ask a question; for 20 yrs loan, whether it's better to focus on pre closure of loan or make alternate investments with excess money? 🙏

    Very nicely articulated Logic and emotion theory!! In case of Home , often emotions surpass the logic!! And another fact is that Home is a kind of asset which Is very difficult to monetise because, everyone needs at least one permanent accommodation!!

    Thank You Sir for this video which is very informative, life saving also....would love a total series of these videos just like your long videos. I also would suggest to make a bit longer and detailed videos....some important topics like affordability..like a person with 30k salary can obviously buy an Iphone Pro model worth 1+ lacs but will we consider it affordable? A father spends years of savings behind a wedding which may result into a divorce also,is it financially good? What is affordability? When can we say we can afford a thing? Also videos on personal finance,financial dumb mistakes middle class makes,investments,importance of emergency fund,retiremement fund,insurances and every other thing which an IIMian may know but common people may not. I was very eager to watch your future investment videos. Would love longer,deeper videos. Sir,these videos makes life,saves life. Not everyone can become IIMian but atleast know these financial things which can improve life. And Sir,all the best for 400 days.
