Interview with Percival Clouden, Head of the Citizenship by Investment Program of Grenada

“In 2019, we received about 340 applications. The total number of pending applications was approximately 375-380. We are now seeing an influx of investments in Section 11, apparently due to the fact that this is a real estate investment option. The credibility is originating from the hospitality industry.”
What, in your opinion, is the advantage of the Grenada program?
“The biggest benefit of the program is the cleanliness of Grenada. The next is the opportunity to obtain an E-2 visa [US investor visa]. We are trying to do our best to process the applications faster.”

    1. Hi! We are happy with your decision to settle in Grenada and open more opportunities for yourself! To become a citizen of Grenada, you need to choose one of investment options: • Donation to the National Transformation Fund - from $150,000 • Investment in real estate - from $350,000

CBI does not apply to you as your mother is Grenadian. There are other options to explore. Go to the government website. www.gov.gd/grenadian-citizenship-children-grenadian-parents Hope this helps.

@@Migroniscitizenship Not sure why you will suggest this to a Grenadian. A Grenadian is Grenadian is a Grenadian. Trinidad and Grenada has a deep connection. It will cruel for anyone to go financial hardship to regain that connection.

Your mother is Grenadian so all that is needed is for you to apply for citizenship on that basis. You'll need proof of your mother's citizenship and proof of parentage. The cost to do this would be a few hundred dollars.

CBI should be canceled and banned in Grenada. This creates an opportunity for a handful of folks to benefit whilst most Grenadians live in poverty. Grenadians can't afford land prices as they cannot compete with rich foreigners. Affording house and land in Grenada has moved further away and is just a dream t o most Grenadians. CBI is promoted in the premise that Grenada is safe place. Yes, Grenada is indeed relatively safe compared to other countries in the Caribbean. However, a closer look at the justice system will show poor Grenadians are faced with brut force of the criminal system. None of this investment income goes to social programs to help Grenadians. While the rich bask in the sun, most Grenadians are displaced in their own country as most CBI real estate areas becomes exclusive to the rich. Typically, if locals are not providing house cleaning, landscaping, security services those places become off limits. Keep in mind Grenada does not have any private beaches. Just how the Canadian government choose to ban foreign buyers so that Canadians can afford housing so to places like Grenada should adopt policies to make sure home affordability is accessible to all Grenadians. Housing is a basic human right and the injection of foreign cash makes it harder for Grenadians to afford a home. Follow the link to Canada's government action www.cbc.ca/news/business/budget-housing-1.6412384 Let me make it clear, it's not in the interest CBI investors to look into the needs of Grenadians but it is in fact the rights and responsibility of Grenadians and their government. It seems most of us are more distracted by smooth marketing and gracious appeal to this program. However, this is not in the best interest of Grenadians. CBI program promotes social injustice and does not contribute to equality for all.

While you are correct that the investment income does not go to social programs, it does however go to other infrastructure needs in the country. As for the CBI program forcing locals out of the market, maybe you don't understand how the program works. If the applicant invests in the National Transformation Fund, the money goes straight into infrastructure. If the applicant wants to live in Grenada they still have to purchase a home. If they choose the real estate option it isn't as simple as buying a $350,000 house. The money goes toward a share in a real estate project- like a hotel, the University, etc. You have to park your money in that development for 5 years before you can 'sell your share' and cash out. They are trying to drive up tourism by having places for travellers to stay. "Build it and they will come". As they improve the airports, more flights will come too. What really prices the locals out of the market is tourism. People come, people fall in love with it, and people invest and stay. As the guy said in the video, it is a small percentage that actually end up living in Grenada after going through the program. They just want the benefits of the passport. Usually because they live in a country that has a "lousy" passport that doesn't allow travel without VISAs. You won't find many US or Canadian applicants. What Canada has done with foreign investment in real estate is different. All they did (in BC for example) is raise the tax rate to slow the purchase of homes as "investments" without anyone ever living in them. Or they would tear the house down and build something bigger and sell for a major profit. All without ever being a citizen. Areas that are desirable always have people buying up homes. Especially if they come from a place where homes are even more expensive. "you mean I can buy a home in 'paradise' for less that what an average home costs where I live? Count me in. On the flip side, it drives up home prices for the locals that already own homes. A house I bought 20 years ago went from $126K at the time to $700K now. So if a local sells their home they can cash out big time. Of course, as they say, "A rising tide floats all boats" making it harder to buy back in.

Another point to consider: If 300 people invested in the Real Estate option, that works out to 105 Million dollars (300 x $350,000) invested in Grenada's infrastructure *per year* and growing. How would they get these projects completed otherwise? Taxing the local population of 110,000 people? That's works out to about $1000 for every man, woman and child in the country over and above their other expenses.
