    Lol... I thought it was just me. I don't know anything about decorating a house but this just looks like someone gutted an office and put furniture in it. You can even hear his voice echoing in there. That said, I'm guessing that they intentionally keep it sparse so it is easier to renovate. Odds are that if you are spending $169 million on a place you are going to want it customized to your specific tastes. What is another million dollars in renovations after all?

    that doesn't happen, people who can afford this don't HAVE to work but wants to work. 169M isn't something you can buy with a salary, even if you're one of those CEOs, they had investment portfolios first that pays them even if they never work their entire lives

    Far from it. I don't like it either, but it could be targeted. The Penhouse is not that big, maybe they are focus in a possible buyer. On the other hand, there is no justification for the low ceilings. An extra meter up will have created totally different visuals.

    I agree. Hermes cushions dont make up for an off cream leather sofa that looks like it came from a 1970s motel. The actual space and views are stunning but its very poorly decorated and not really the luxurious indulgent haven you would want, in any penthouse.

    The penthouse will do far better with different interior décor and color palette. Ryan, you did a great job in presenting the space. 👍 I am curious about the heat bill for this place. With drop down hatches that allow direct outside air in, and do not appear to be well insulated, what is the heat bill in the dead of winter?

    @@samueltesfai6338 Nothing saying you can't sell it on and recover some of that. Or more realistically have somebody else sell it on -on your behalf before you move in. I feel that when you have that much money losing out on the refitting costs starts to become irrelevant, if you've just spent 169,000,000 on an apartment then you can probably afford many more millions to refit it.

    Aside from the tacky decor, was anyone else insanely bothered by all the window seats?? It’s as if the architect had ONE design idea and hit copy/paste every five feet 😖 One window seat as a reading nook would have been cool, but this was OVERKILL.

    @FREAQU That's a good point, but shouldn't the staging be very different if knowing that most buyers will be only hosting events? And how do you diversify something as structural as the window seats? It feels like they can't decide what that place is for so they try to make it fit anything and it ends up fitting nothing.

    I actually love the window seats. That was the best part of this horrendous interior design. They look lovely and cozy and they don't obstruct the view. Clever use of space and a great place to cuddle up and enjoy the various views that the house has to offer. One window seat would be totally insufficient. I also love that they kept the colours of window seats neutral so they don't take away from the view and the rest of the house.

    Im not saying that its beautiful or anything although.. I studied the building and construction of it has to be the way it is so it creates "window seats" cause u obviously dont want to put anything else in front of Windows... As u can see there are no pillars inside of the building.. Thats why outer walls are so thick.. Cause they are strictly connected to the core by floors and special structure called outrigger. That s why building itself can bé so small in floor plan, yet so tall.. Btw. Penthouse is actually not on very top.. More Like 4 floors below top 😅

    HAHAHA! The developers are being sued because this building is a nightmare. Here's a quote: "The board claimed that the developers didn’t properly account for the skyscraper's height when designing the building, which created "horrible and obtrusive noise and vibrations." They also alleged botched repairs, arc-flash explosions and severe flooding and water damage (caused by poor plumbing installation) in the building. In addition, they said the elevators, which are programmed to slow down in high winds, have sometimes stopped completely, leaving occupants stuck for hours. " You would have to be a total chump to buy this penthouse.

    The views are amazing but I’m going to admit I expected more for the price tag.. I thought it was going to be 2 levels with an impressive staircase. a small ball room , a theatre, a library and a hot tub and a courtyard/ garden plus a much bigger kitchen …

    I do, but then mine isn't worth $169 million. Sometimes flats with balconies reduce the inside space, so it's a trade-off. For that amount of money I'd want an entire park as my garden though!

    I think I've heard of this building before. Apparently it's an engineering nightmare. Regular flooding and elevator issues causing thousands of dollars in damage. It's interesting to see the inside and what some of the units look like. Despite all the issues people still pay millions upon millions of dollars to live there.

    I've read that high winds have caused the elevators to stop, with people inside for over an hour before the car can move again. Plus, water leaks, creaking, etc.

    @@AshkenaziChristian exactly, I hate to compare situations and this building was built far more recently but reading engineer audits and what have you for this building does make me nervous. They seem to be in the process of trying to correct that open level thing they did in the middle of the building which was always going to be a recipe for disaster. But I don't know how after initial construction and tenants actually living in the building they could fix that 100%. As an architectural designer myself all I can really do is try to learn from mistakes like this and try to correct what we can.

    This wouldn't pass inspection in Los Angeles and would be red-tagged and evacuated if it did somehow pass. They have very strict building codes. It sounds like a moderate earthquake could bring that POS down, and earthquakes (and tornadoes) are happening in places where they didn't exist before.

    For $169 million I would expect the coffee table would be reachable from the sofa! This may be for styling purposes, however it looks bizarre. The decor is another issue all together. Throwing in some luxury branded pillows and furniture makes it even less desirable.

    I've read and heard that this building was not built to the engineering standards on the plans and has had nightmare after nightmare because of it. Looks fantastic, if I had the means, and the desire to live in NYC, I'd buy a brownstone instead and put the rest into smaller more diversified investments.

    It's true. The NYT wrote a whole article about it. Apparently in high winds, the building creeks like a ship. Bursting pipes is common. That's terrifying! I'll stay lower to the ground, thanks.

    yup this building is terrible. So many issues with it. Ryan was deleting comments from the tour on his channel.... great way to respond to the concerns lol
