    By the end of the video I was kind of expecting him to show a wall and say: "This looks like a wall, but actually if you press it, you open up and here's the gym, the sauna, the tennis court, the swimming pool and our own exclusive New York Disneyland theme park".

    The fact that there's 13ft high ceilings but you still have to duck in some places and hide a guest bed is a joke... I feel like the space had so much potential but I can't agree with the way the architect has used the space I'm afraid. I hope you'll be happy there long term but I personally would tire very quickly living in that apartment.

    So much space, yet 2 very pokey bedrooms and one massive bathroom. They could have had 2 floors in the main room, that would have given the apartment an extra bedroom by putting one front and one back with a full bathroom between the two. Far more liveable as a lay out.

    I personally think that spending 10k a month on a place like this should get me a better view than a just brick wall, and all that space could have been used more wisely in my opinion.

    This is crazy, for almost 4 million you don't even have a second bathroom for guests or an actual bedroom. The fixtures are very luxurious but the actual living spaces are ridiculous

    It's as many square feet as my parent's home, but theirs has 4 large bedrooms, living room, family room, dining room, kitchen, and three bathrooms. I feel like the space could have been designed differently to still feel modern but also be more functional.

    I agree with your point, and idk how's your parents home but i guess it has 2 floors. I support the idea that it is a little dysfunctional in a lot of ways, but i also think it was intended to be for young couples rather than families.

    I was really shocked when he mentioned total sf….we own a 2500sf ranch house in san diego - 4 bed / 2 bath (including ensuite w/ doorless walk-in triple head shower), large open plan living, dining, kitchen, 2 car garage & home office…not sure where all the space in this one went?!

    I agree with you, but this apartment was clearly designed to be a bachelor pad. No family would move into this place, and the designer was probably OK with that. It can likely be sold at a higher price point as a bachelor pad than a family home as well.

    I was just thinking this is the same square footage of my 4/2 house that has a massive master, living room, dining room, and family room. Such a poor use of space. And I’m sure that long awkward hall is counted as part of the square footage, basically useless space if you aren’t an art collector.

    That's an interesting layout... To me its just a waste of space having so many long narrow corridors and empty walls. But if you're planning on investing in art pieces - it's kinda perfect.

    It’s so interesting to see how people live/want to live. I am not someone who would spend this much for this loft or really any loft, but I understand if others would. I am european, living next to a forest in a fully renovated smart house that cost a lot less than this tiny apartment so I really can’t imagine living in this. And even if it has a lot of storage (not that much in my opinion) who would want a huge hallway in the middle of a flat while a bedroom can barely fit a bed?

    Actually this is pretty good price in NYC. My husband’s sister bot a 8M apartment here few years ago. This apartment feels more interesting. If I am a multi-millionaire and want to buy a real estate for either self-living or investment, NYC is my no.1 choice.

    this apartment is beautiful but honestly, there's a lot that doesn't feel practical for actual living. a lot of 'luxury' spaces are designed with aesthetics in mind first because the people that live there don't actually spend that much time there. like yeah, the fridge/freezer drawers are super sleek but it means that you have to spend all your time in the kitchen bending down to get things. burners again, look super cool, but would probably make a huge mess every time you use them. you've got 2000 square feet but the bedroom can barely fit a king-sized bed? why not push that out a few feet so you actually have a bedroom space? all that vertical storage sounds awesome but if you can't reach it, you won't use it. especially in a bathroom cabinet that usually houses things you use every day. you have to pull out that drawer every time you want to watch tv? no way will you actually do that so it just gets left pulled out, defeating the entire purpose of the cabinet

    Totally agree. The guest "room" is actually a single bed size volume space. Many sq ft are used for the living and kitchen, but I want to see how is it possible to keep a minimalistic kitchen when u add all the appliances. As you said is perfect for someone that actually doesn't use the house

    I must agree with you.... for me, it was such a let down when I saw how small the main bedroom is (we spend 1/3 of our life in the bedroom apparently lol)... And also the fact that none of the bedroom is even a proper bedroom especially for that high end of apartment... with that size and luxury finish of apartment like that, I expected at least 2 proper bedrooms plus 2 bathrooms ( 1 bathroom for guest and 1 ensuite bathroom).. Main bedroom in the luxury apartment normally have ensuite bathroom and it's not like this apartment dont have a space for it.. 2000 square feet is a big apartment...I feel the proportion is totally wrong.... whoever design the lay out thinking too much for "entertaining areas" and suddenly remember "oh sh\t we forgot to put the bedroom , ahh well, let's just stick it over here... lol"

    This apartment feels more like a gimmick than practical. Might mostly be because of the lack of furniture but it has the vibe of an empty IKEA showroom. It's crazy to me how a 2000 square foot apartment with high ceilings can make me feel so claustrophobic lol

    Really high ceiling, but pretty narrow. Yeah I'm with ya. They overplayed the "open concept" bit with the high ceilings, but seems cramped otherwise.

    Not to mention how awfully small the bedroom is. You have all this ENORMOUS 2000 sq ft place with 13ft celling, and you manage to make the bedroom 1. wall-less (that is actually AWFUL) and 2. big enough to barely fit just 1 bed. To me, that's idiocy. My 700 sq ft 1 bed apartment has a bedroom that's what feels like twice as big.

    I agree but I think if you lived there you could make it feel more homey. Even regular houses in the super minimalist style make me feel cold and claustrophobic. But idk 🤷🏻‍♂️

    There are some nice details in this place, and with the right furniture arrangement that big room could be very cool. But for $3.7 million you don't even have a real bedroom, and you only look at out other walls and windows? I know NYC real estate is expensive, but wow.

    I think this place is a huge bargain. It is a loft so it is supposed to not have a bedroom. Personally, I wouldn't mind sleeping in that "bedroom" because I probably won't spend much time in it anyway since I was given all this space. And he could have turned somewhere into a bedroom with all the available empty space if he wants to.

    The space is stunning for sure. Love the minimal, yet ingenious design of the kitchen in particular. The biggest drawback is the tiny and somewhat open sleeping area. Also, it is a drag to have to walk downstairs to go to the bathroom

    For that overhang on the side of the island without the stools, I’d build a bend with a back, with thick squared cushions. Charcoal corduroy fabric slip cover with snaps for the back of the raw wood bench. Square gusseted depth of 2”. And hav a comparable footrest built in for us shorties. :). People love to hang in the kitchen.

    I’d put the TV and couch where the dining room table is so that you don’t have light interference. Then I’d put the dining room table parallel to the windows in the “living room”along with a chaise or longer by the bookshelves. The dining room doesn’t have to be adjacent to the kitchen.

    I’m 50/50 on this loft, although I wouldn’t personally choose to pay for/live somewhere like this, I can see why someone who can afford to would. The interior is playful, and gives a modern spin on what could be a pretty basic open plan loft space. I would always prefer open plan upon entry, and the long thin hallways aren’t for me, but it’s an awesome experience for guests, and if decorated well it can be an awesome welcome. I know it’s not furnished, and for that I’m so excited to see what the place will look like fully furnished as I it can really transform a space if designed correctly. I’m very intrigued…. Love the video

    I recently bought a very open concept house in Staten Island that resembles your space and the way I furnished it, is I basically didn’t furnish it. Very minimal keeping with the design. My parents think it looks like an empty basketball court but I love the feeling coming in and just seeing empty, clean space and wood floors. Congratulations! Your place is stunning.

    if you renovated to extend the loft in like A bridge manor over the dinning room you could have way more space uptop and the dinning area wouldnt feel as empty, and you would maintain the high ceilings in the dinning room and living room, it would also be cool to be able to over look your kitchen and living area

    @@erikvanconover Once you get settled in the uniqueness and thrill of having all these features will fade. Humans are creatures of habit and practicality is naturally something we lean towards. That tv will most likely stay out because why keep tucking it away every time you want to watch tv? To say that uniqueness is sometimes more important than practicality seems a little odd. Most designers would disagree with that statement. Good design is meant to be both aesthetic AND practical/convenient/enjoyable to use. Highly recommend adding ‘the design of everything things’ by Don Norman (former designer at Apple) to that bookshelf - he is the king of user experience design which applies to everything we interact with, including architectural designs like this. Regardless, congrats on the new space!

    Agree, there was so much more to work with. That bedroom size is just really really bad. But I’m very happy for them. It works for them, but I still think that there was so much potential to make a big, beautiful bedroom

    It seems like the bedroom was an after thought for most part. The previous owners were more focused on 13ft ceilings than anything else. Space was NOT utilized like it should be. Looks very nice but COULD of been a lot better concerning space. Sad part is, they bought it. Hopefully, not to keep up with latest bullshit housing and social media trends.... but they picked SoHo, so...

    The finishes are beautiful but terrible layout. The living room should be where the kitchen is. The dining room and kitchen should be located in the center of the apartment. The current living room should be an actual bedroom. Those stupid appliance drawers in the kitchen require bending down for everything and offer less storage than a real refrigerator and freezer.

    the tiny master bedroom makes no sense whatsoever. All of the footprint is open and large and spacious and then the main room is super tiny and open and clausthropobic... the custommade bookshelves make for a great head rest! That's were I envisioned the bedroom, by the bookshelves

    Exactly! I mean they could have taken some space from that insanely large bathroom. Having that tall shower is awesome and all, but make the shower a normal height and extend the "wave" wall where the bath is and they could have more space in that sorry excuse for a bedroom.

    We looked at a Miehl dishwasher the other day. The sales guy said it was the top of the line from Germany. Oddly, it didn't have a silverware basket. You just lay the silverware on slots in the 3rd rack. We didn't like that and went with a Kitchen-aid.

    Why didn’t they make an additional bedroom for guests on the first floor? An why is there no bathroom ups, even a half bath? You could move the dining room table closer to the kitchen, and wall off a bedroom between the living room area and the family room with TV and bookcase. There is no sound privacy in the loft. You need a room for a guest or child! Otherwise the space is huge and lovely.

    Tiny, tight corridor that leads to another tiny corridor and BOOM! Long-ass kitchen. Why? And how can you stock a pantry horizontally in drawers?Surely all everyday cooking utensils, appliances and ingredients should be visible at eye level and easy to reach.

    Congrats, Erik (albeit quite a bit after you've moved in)! I hope that you're still thrilled. It's a very cool place and, I must say, it just seems to match your style. It is sort of an apartment version of your suits LOL! A person should love his/her home. I've always enjoyed every place I've lived... even the more humble places always had something great about them. You really hit the jackpot with your place, though, and I really love to see people really appreciating what they have.
