    The property forecast can change as the political parties may at the next election. The housing crisis and the inflation problem is all due to the Labor governments immigration policy. They are using immigration to "grow the economy" by adding more consumers. It's starting to effect the unemployment rate now as well. Labor brought in over 1 million people in the last 12 months. Australia built 164,000 homes in 2023. Even if we cut immigration to zero, it would still take 6 years of building houses to catch up. That's the problem with importing a population as opposed to growing your population. One needs houses NOW, the other needs houses staggered as the grow up. We need to stop all immigration and put family policies into place. Even something as simple as a $4,000 tax return per child per year per family unit until they reach 16. The important part of that statement is FAMILY UNIT. Single moms get nothing. That just encourages rorting of the system. And it's in your tax return, so if you pay no taxes, "You get NOTHING! Good day sir."

    Micheal, you present as the smartest guy in the room. May I suggest,if so, you are in the wrong room. Micheal maybe use your voice and knowledge to be part of a solution to the worsening housing affordability crisis that is rapidly eroding the social fabric of Australia. What about a guest with a contrary view..maybe Leith van Onselen? Social unrest is escalating with hourly media reminders of a reality far removed from the Australia we lived and indeed thrived in. I get that your narrative relies on pumping current and future demand, however I will continue th advocate for an Australia that promotes 'hopeium' without which we will ALL continue to lose our freedoms/liberties and BASIC human rights. Part of the solution or part of the problem???

    Abolishing Tax incentives for investors for ESTABLISHED homes that does NOTHING to add to the SUPPLY of new, affordable homes PERIOD. Simultaneously double TAX incentives for investors/developers of NEWHOMES ...ONLY!!!!!!$$$$ Maybe a show around outdated old tax laws that are not fit for purpose to accelerate the number of affordable NEW Homes. Housing crisis...social unrest, crime crisis. Diminished hard fought liberties/freedoms/ basic human RIGHTS for all!!! Is this the Australia we envisaged and wish to pas on to next generations ???

    Hey Michael what’s your opinion on 2 bedroom units inner city suburb rings. I have bought 4 this year and I have seen strong growth and rent increases since Jan 24 till June. How high do you think they will go and when is the cap on their growth my prediction is a rise till 26-27 followed by flatline

    ​@@MichaelYardney let me clarify... homeowners are not the greedy ones . mistake. they just want a roof over their heads and want to replace one home with another. It makes no difference whether their house is worth $1m or $100,000 the greedy one's I am thinking of are people who have more than one property, mostly investors who encouraged by tax lurks like the capital gains discount and negative gearing are behind these price rises. the sooner we can get those maggots out of the picture the better.
