Its overpriced. I think the client ignored the realtors advise. Its a tactic to drop the price if no one is buying. The lots are currently $280,000usd so it should not be priced more than 10% worse if this is not a new house An inspection and appraisal may drop the price but the avg jamaivans do not know this like ppl in the usa

High demand and historic sold price comparisons set the price. However, I think the government should NOT allow non-Jamaicans to own real estate except for the hotel industry, and even that should have limitations.

I love the outside of this property. Inside not so much. I don't like the washing machine in the kitchen.

It's beautiful. I love the inside as well as the outside. Loads if space everywhere. Love it

I think the price is based on the "idea" or the prestige that comes with living in the"coveted Richmond Estate" because it's just another 3bd|2bh house. I hope whoever falls in love with this idea and can purchase it will enjoy it.

This is so beautiful. My only draw back is the wash room in the kitchens space. I would set up a part of the garage for that. But its paradise for me. I wish my space was that fruitful.

Ha i tried driving from Richmond Estates into town. 20 minutes just to get to the Frappachino place, then another 20 minutes to the round about and another 15 minutes to Ochi. total miles around 12.

Very thoughtful design of outside/inside space, tasteful interior/colour schemes, carport can be used for event space as so much parking space in driveway, love the greenery/fruit trees, solar technology & roof isn't flat so rain water will run off, well done!🏡💙

As at July 2020, corner lots were going for US$295,000 (vs US$460,000 today, an increase of 56%). Given that the standard lot is 5,000 sq ft, that extra 1,000 sq ft is really expensive.

This is indeed a beautiful home but it should have a laundry room good job guy’s.

Whats up with the sheet rock box kitchen? Living in Jamaica with no bars on the windows? Need more space. Need it to have a half bath aswell. How much is the HOA fees? And the light. No guys , extreamly over priced. I have been looking to buy and there are a lot better deals that give much more quility.

Fitzroy this is exactly what i said. The owner ignored the realtor's pricing suggestion cause not even the new lots are priced so high. So comparing it with nearby houses, it is priced waaaaay over market value The agents know better. It was not them

Another thing is as the builder start building invester buy them out because the bank give no intrest anymore so when the house finish in two or 3 years they sell them for more money price will not stop rising until the bubble burst.check the level

A lot of these homes sit on the market for a year plus. Which is not good in real estate terms. The price per square foot is still outrageous for what you are getting, even when you consider the area.

Its overpriced because the comparable properties are 280k usd (new houses that is). The price increases by 15% every year so that home is like an investment if it can jump in value by e.g. 42k usd or 6.5million Min per year. But i work with many US real estate brokerages and i know that the seller ignored the realtor's suggested priced...... That price will also reduce... that is toooo expensive.

Why house price is so high in jamaica is because we base our sales on 🇺🇸 price and when a house selling for the real asking price rich people bid highter and higher so price goes up each time there is a sale some of these old house owner pay 3 and 10 million for them 20 and 10 years ago check the price for the same house 20 or ten years you will see what I am talking about

The Jamaican real estate market has always been overpriced. It's the same price as the value of my current home and half the size. That's just crazy.

I don't know why this is worth half a million USD. They just seem to make up prices out of thin air when it comes to real estate in Jamaica. In the US the prices are usually based on comparable sales of other houses in the area. In Jamaica, they'll just make up the price. I wouldn't pay more than 300K US for that house and that's on the high end. No way a half million US.
