Hi, glad you enjoyed it. Yes you can have 2 pets totaling 80 pounds. There’s no dog park per se, but grassy area off to the side in front of T1 I believe, plus the grounds are so pretty there to walk around. Vdara which is just a hop skip and a jump away has a great lil park area for pets and humans . It is valet only. The only parking garage is in The MGM Grand and they do charge for parking.

Polo tower is an eyesore. If the owner is in the rental program and not with the Airbnb, what is the cap rate on this mgm signature property, in terms of income/ investment?

Hi, thanks for watching. I am not at liberty to guarantee or state rental rates because of the nature of short term rentals with fluctuating income and occupancy, however, it’s not great. If you are interested please send me an email to thestarkteam@gmail.com and I can request current rental statements from an owner who is utilizing on-site management. There are also other 3rd party management companies who handle the short term rentals for a more favorable split which would up your return.

This is a hotel condo building meaning all the units are owned by an individual, and renting them short term is an optional, but not required. If an owner wanted to keep it as a primary or secondary residence, they could do so. It is valet only, no parking for full time or part time resident owners.

Very informational you definitely know what your talking about but i dont agree with the Price/Hoa fees considering how small the unit is its definitely way way overpriced.

Wow - $1400/mo in HOA dues - that is absurd. Those units are really nothing more than a hotel room.

I agree completely. Even the fitness centers were average at best. No wonder why people are selling. The views are also OK, not great. For a $200 hotel room it's fine, but to buy is insane.

Agreed nobody wants to pay those Hoa fees so they are selling but some people are not stupid and going to buy those condos considering you can buy somewhere else for a way bigger place for the same price

Yes, They are high. People like them because of the location, the ability to rent and then have a place to stay in Vegas so outlay is offset, and people like the fact that these can be ARBNB. Thx for watching and your comment!

@@Jorr235 there was a time when they were short sales back in the day when the ‘08-‘12, but not so much anymore as many of them that sell/sold did so for all cash.

Overpriced. HOA fees are ridiculous too.

My Local Planet Fitness looks better than that gym. Thanks for showing us these and what not to purchase.

Adjective “beautiful” way too often. Have watched many of your videos now and it is your favorite word but you’re missing the opportunity to describe way more nuance than just “beautiful” all the time.
