    You left out one important factor that if you lose your homeowners insurance, that carrier will contact your mortgage company to tell them you are no longer insured. Your mortgage company will demand you get a new policy. If you don't/can't, your mortgage company can get one for you at a way higher rate or they can foreclose on your home because not having insurance means you breached/defaulted on that part of your mortgage agreement. People could lose their houses over this.

    I’m sure people will lose their homes, will leave their homes because they are unable to pay, get out of home ownership altogether, or just get the hell out of Florida, or any state with severe weather conditions. A sad state of affairs by any measure. Corporations are going to put the USA in the position of circling the drain, if the USA is not already circling it.

    Beware of using Security First in Florida. You would be better off walking downtown Jacksonville in the middle of the night yelling I have my pockets full of money, come see if you can take it from me! You would have a better chance coming out alive with your money than getting your claim approved.

    No, it isn't. Homeowners wants to use the home insurance policy as a home maintenance policy. They don't maintain their home's roof, wait for hail storm or hurricane and ask for a new roof to replace their 15 to 20 year old one. Fraud is huge problem.

    @@brocklanders6969 there are maybe a few insurance companies that are what they claim , but for the most part most insurance companies just take your money and when it's time for them to pay you for an accident or something they pull every string they can out of the book to not pay the insured person. Insurance is a scam it's been a scam since Congress and our government forced us to have different kind of insurances that most when you get them they don't do s*** for you. What about the people that live in New Orleans when Hurricane Katrina happened and thousands of people with insurance were asked out and left without a home. Insurance is a scam!!

    Go metal. You pay a little more upfront but the replacement for metal extends out to every 30 years not every 10 years like with shingles

    You got it backwards It’s the homeowner who is committing fraud here. There is no free lunch in life. If you get a 40k$ replacement roof when you’ve only paid in 5$k in premiums that’s 35$k on the wrong side of the balance sheet and that has to get payed by someone and it’s the other policy holders.

    OMG. The insurance industry is one of the most lucrative going. They can cover somebody for 30 years without the person ever putting in a claim. They just love it when government says you have to have insurance on something. Well we want the government out of our lives. If we want to insure something we pay out the nose for it if we can afford it. If we can't afford it we'll just roll with the punches until we can. You insurance people don't know how difficult it is nowadays to make a living. I have an old roof with some shingles missing. It's never leaked in all the years I've lived here. Why should I replace it? The nerve.

    This is not 🚫 right 20 years is normal They want you to replace your roof every 10 years that don't make no sense. They say some roofers say it can last up to 30 to 40 years metal roof and a shingle roof is 20 years or more.

    I couldn't get a quote for my roof. One said the insurance sent you a breakdown and that's my quote. Another wanted me to sign over the rights to speak on my behalf. This was after the last hurricane. Finally a honest roofer sent me a quote without asking my insurance info.

    Your other roofers were honest. Why are you trying to pay your roofers less than what your insurance has agreed to pay a roofer to do the work? also the way RCV policies work insurance will only pay UP TO the RCV amount so if you get a quote for less than the insurance will pay less for the claim. Why would anyone agree to do the work for less than what has already been agreed to by insurance? You don't get to keep that money. No offense but you're calling roofers dishonest because you don't understand insurance. Ask your adjuster or insurance agent he will tell you the same thing.

    I've watched a couple of these videos here, and it seems like the insurane companies are trying to get homeowners to replace items long before they start going bad. If you have a roof that's guaranteed/warranted for 30 years, and the insurance company wants you to replace it after being installed 10-12 years ago, there's still alot of life left on that roof. Other things like home wiring, garage doors, etc. It seems like these insurance companies are fishing for ways to have homeowners lose their insurance.

    @@amb2745 I think that if people are able that they should be living in a perpetual state and mindset of preventative medicine. It's far more expensive to wait until the last minute or after it's too late, than it is to stop it before it ever happens. That goes for any and everything in our adult lives and responsibility. However, I am also an advocate of people learning how to do things themselves and repair them properly themselves... because we can't continue to live in a disposable way. Taking care of things results in them taking care of it's purpose for longer periods of time.

    @@Chaninification You missed the point...should an insurance company dictate to you what items you should replace or get dropped from coverage?? The answer is NO. Preventative maintenance on the part of the homeowner is one thing, but for an insurance company to arbitrairly start saying you have to fix or replace this, fix or replace that is way beyond the pale here. This is the first time I've heard of home insurance companies doing this to their clients. It's unfortunate in Florida that residents there are caught between a rock and a hard place.

    Rarely does a 3-tab roof last 30 years. Too many variables. Low pitch. Trees over the roof. Inadequate ventilation. Metal roofs are an exception.

    Roof warranties do not matter to greedy insurance company’s. They want the home owner to pay for a new roof to protect the insurance companies bottom line. That’s all. The greed of modern corporations knows no bounds.

    @@James-ol6rw No, the greedy homeowner wants to use the home insurance policy as a home maintenance policy. There is very little profit in P & C insurance in general, especially in homeowners. It is a volume model and profits usually come from investment of the premium advanced.

    You don't have to do business with them. Floridians should consider themselves lucky they get any chance at insurance. Whole state is one giant catastrophe as in 25 years most of the cost will be gone.

    Why don't the insurance companies just exclude the roof for now and continue to insure the house? Also how can there be phony claims? Doesn't the insurance company send someone out to verify damage? And even if the damage occurred earlier, it's not fraud... damage is damage, no matter when it occurred since the insurance took effect.

    It’s the plaintiff attorneys. If you have one shingle missing they file suit. The litigation is so costly due to FL policy they end up paying to replace a non damaged roof and the insurance company has to cover the attorney fees. The policy has to change or you will be uninsurable. I agree if they exclude coverage for roof coverings that would be a good stop gap. You will then have to save to replace your own roof.

    Sorry, but Ins Co.s can't omit the roof as state law states the minimum coverage in home owners insurance, which in FL must include the roof. Don't listen to what the GOP tells you about deregulation and small govt, the insurance industry is very heavily regulated by the state govt. As for the Ins. Co. sending out someone to verify the damage. They rely on the roofers to document and submit a claim. Do to FL law, it's often cheaper to cover the job and not go to court. As such, many Ins. Co.s have simply left the state. Eventually, the only Ins provider will be the FL state govt (insurer of last resort) as Federal law forces States to provide insurance to home owners in flood prone areas. For FL, that's the entire state.

    The problem in Florida is that the insurance carrier has to pay the attorney's fees. You take that away and you take away and you solve the problem. The only other issue with getting that passed is most of the legislators in Florida are plaintiff attorney's.... they are NOT going to cut out their bread and butter of easy money....

    Inspection doesn't tell you the age of the roof, all they tell you is that AT THIS TIME, the roof won't leak. I bought a house, inspected, that leaked 4 weeks later.

    I’ve had citizens for 20 years without a claim and paying on time, and they pulled the same crap on me. They sent me a letter saying that my 18 year old, 30 year shingled, perfectly good roof had to be replaced , or they would drop me! They’re just as bad as the others. I had to pay out of pocket 7200.00 to replace the roof and I am planning to retire in 9 months. I’ll have to work longer now and I’m already nearly 70 years old! Those bastards!

    Here in Texas, I've heard roofers encourage homeowners to file a hail claim when there was very obviously, absolutely, not a single sign of hail damage to the roof covering or roof metals. There were no signs of any type of what is referred to as collateral damage (gutters, window screens, siding, fence, etc.). They call it "rolling the dice". The unprofessional "contractors" make the rest of us look like crooks. Why are they not investigated and held accountable? Send some undercover folks to work for some of these companies, with their under-trained sales reps. Watch how they train. Listen to the advice given to the homeowners vs what you have actually seen on the roof. If the "collateral damages" do not line up with what the roofer(s) say(s) they are seeing on the roof, then unless everything except for the roofing system has been repaired or replaced since the last storm, something is wrong. Another thing adjusters pay attention to is how many new roofing systems they see on the street where the property in question is located. If a 30-year roof is suffering from accelerated deterioration, chances are good that the attic is not adequately or properly ventilated. I've seen roofing systems lose years off of their normal life expectancy due to severe blistering, which could be attributed to under-ventilated or improperly ventilated attics. If a roofing system is still in great condition but is looking older due to discoloration, from where I'm sitting here in Fort Worth, TX I'm going to assume it is oxidation. The issue, if this is the case, is only cosmetic and should not require replacement of the roofing system. I highly recommend that a homeowner hire a public adjuster to assist them in inspecting their roofing system before just going out and replacing it. If I were there, I would encourage you to call me so that I could inspect your roofing system, take solid photos to substantiate anything that I tell you and build a very professional and detailed report for you to show to your insurance carrier. Since I'm not there, I say, "I, personally, would not trust a single contractor, unless you know them first-hand, or unless they come highly recommended by folks you know and trust". Check their reviews. When it comes to reviews, I would pay closer attention to quality than to quantity. I sold for a company that went from nothing to a fifty-million-dollar company within four to five years. They got big real fast because they were paying attention to the dollars. This also created lots of major issues. It will cost you to hire a public adjuster, but it may save you thousands if you don't wind up having to replace your roofing system. 1. If you have a roofer whom you feel that you can trust implicitly, have them to inspect your roof first. If they recommend, with photos showing clear evidence that your roofing system needs replacement, then you may want to replace your roofing system without hiring a public adjuster. 2. If you don't have a trusted roofer, or if your roofer recommends replacement of the roofing system, then I, personally, would recommend that you hire a public adjuster, who, by the way, should come highly recommended, as well. Check their reviews 3. If your public adjuster says that the insurance carrier is justified in requiring that you replace your roofing system, then you'll probably have to "bite the bullet" and have it replaced. 4. If a claim is involved, then you will need to pay the deductible, as, by law, the contractor is required to go off of the adjuster's estimate, which will include collecting the deductible. If there is no insurance claim, then the roofer may be able to cut you a deal. Remember, if a roofer is offering a roof replacement at a crazy low price, he or she is likely cutting costs somewhere (quality of materials or labor). Where do you recommend they cut them? 5. Legitimate contractors will usually offer financing. I do wish "we" could investigate the storm-restoration companies and hold the crooked ones, along with the crooked individuals who deceive homeowners into filing frivolous claims, accountable. Maybe this will help to balance things out.

    When you decide you're ready, try to buy a house way below your means. Then, you'll save all that extra money each month on that smaller mortgage. You'll have a nice savings account built up for such times as you need to repair or upgrade something. So many people buy too much house for their budget. They have a nice big house, but no money left over for anything else after paying the monthly bills on it.

    @@jgjg3848 Your mortgage can be right on the numbers for you upon purchase but after a few years property values can and will rise, sometimes much too quickly and often, that makes it beyond your means which forces you out. The options are to refinance (maybe) and if/when that plays out the only one left is to sell and move away.

    But my roof has a 30 year warrantee? I can see not underwriting a 40 year old roof, but 10? Water heater? I just replaced mine, but no permit? They only last 10 y anyway. They're nuts.

    2022 our premium went up 1600. Just got my 2023 renewal and up yet another 1600. We'll be paying just over 4k. in 2020 they demanded our water heaters be replaced. 2021 they demanded our central air be replaced. We unwillingly agreed to replace the items which in total come out to be close to 11k. Luckily we are still working and can afford such drastic things that occur. I'm disappointed on how those who have paved the way with honesty not doing the false claims like some people do and now have to live a worried life in their retired age. I hope something reasonable comes up soon for the honest ones to have things back to being affordable once again. It's pretty scary.

    If you can afford a house that's probably 3 million dollars you should be able to afford any repairs the home will need without ins which is designed to never have to cover you by making you pay for it.

    That first roof may not be leaking now but it will! It was missing shingles. Where I live insurance companies only pay out the remaining life of the roof. If the roof has 30 year shingles and the house is 15 years old, they only pay half the replacement cost. If they buyout is not used on replacing the roof, there is no insurance for future damages. Fraud problem solved.

    Is this a regional thing? In Oregon, having to replace a roof that is over 10 years old to qualify for a mortgage is just pretty standard. And as you get closer to 20, yeah for insurance too... Is it because of the more mellow weather that this is a thing in Florida?

    State Farm is going to cancel my homeowners at renewal time end of this Sept due to them telling me to replace the "cracked" driveway. When I went to my agent and asked him to check into this, a few days later I get another letter from SF telling me they are for certain cancelling me end Sept due to me refusing to replace the driveway a month after their first letter!!!! Heck, I was only able to get on contractor come and give me a price of 18K and he would not be able to do the work for 609 months. My SF agent also told me, as if to tell me on the side, that SF would not write ANY new policies for homes built after 2004, so mine being 1984, puts me on their BS cancellation list. Seems so wrong in that I been with SF for over 40 years, 2 homes and all my cars, always SF, guess time to breakup the relationship.

    Instead of insurance companies demanding replacement of a 16 year old roof or face non renewal, they should let an independent contractor inspect the roof and take it on a roof by roof basis. My roof, architectural shingles, not missing a single tab, no leaks, was deemed to be in need of replacement. I have owned my home for 24 years and never had a claim. Oh, and my insurance has more than doubled in the last two years. I think I might have some storm damage and I will need to file a claim.

    @Retro Moto there is climate changes happening but they are mostly caused by the sun. Hurricanes have always been around and we're still here and good as usual. I go to the beach regularly and the ocean is still around the same level. Could it go higher in the future? Maybe, but we'll do something about it then when it becomes a real issue.

    California is the same way. My insurance went up 800.00 per month due to a fire clean up bill from the state. I don't even live in a fire zone.

    The lifespan of a roof is 10 to 15 years and I imagine in Florida with the heat it has to be less. Unless you have a clay tile roof., they don't make roofs like they did ten years ago, the shingles are a lighter weight. Roofing manufacturers should stand by the warranty, and also poor installment can lead to premature damage. Do roofing companies have to be licensed in Florida?

    All my neighbors in WPB fared better in Frances, Jeannie and hurricane Wilma with their metal roofs than we did with our “30” year shingle roofs.

    Here's another thing to think about. If my area gets hit by a major hurricane and does a lot of damage and so does 2500 other homes, where do you think these insurers are going to get contractors to come and repair the mess when insurers have a horrible reputation for paying them. It could take years (if ever) to get your home back to the way it was. If you don't believe this, google it!

    These are all BS all of these thing Home Hardening cost you no matter what. In order to reap the benefits of taxes you have to make a ton to get a break. Insurance is a JOKE just like impact resisant windows which by the way the name implies impact resistant what they have an agreement for projectiles to avoid hitting the glass? The very basic element of a window is glass so it will break if its hit just right, but it will not shatter like plain glass, its tempered glass and a sticky film in the middle to stretch when the glass breaks. This prevents wind or vaccum from the interior thus protecting from uplift of the roof. Water Heaters why would insurance even be interested in this unless they have been paying out for leaks that people should have been repaired by regular maintanence. So if homeonwers are getting paid for losses do to their own negligence IT IS 100% THE FAULT OF THE CARRIER FOR PAYING OUT on something that shuld have been a routine maintanence or repair. Homeonwers Insurance was suppose to be for catastrophes that no one can control not for negligence. Who's at fault? My 2cents is the people for claiming things that could have been avoided in the first place (unlike hurricanes, fires and floods) by routing maint and repairs. And second for Carriers paying out for things that are not catastrophic and not following through with the simple terms of the insurance law to bring people back to the point they were before a catastrophic events. Allowing insurance companies to demand replacment of roofs is rediculous! If you have to pay for a new roof just to get insurance why have the insurance if you can afford to get a new roof in the first place. Insurance is a scam and insurance commisioner is just a formality to make it seem like something is being done. Look what the politicians did to the health industry alone. To have the insurance commisioner (idiot) just before the start of the hurricane season allow insurance companies to cancel policies when 1) hurricane season is comming 2) prices for construction material is at an all time high 3) have nothing in place before allowing carriers to cancel policies. The fault of all these things lies solely on the Insurance commisioner who does not have the best interest in mind for the people.

    WHY DO ALL REPORTERS AVOID DEEP DISCUSSION OF THE POLICY OWNER FRAUD? There should have been 10 full minutes dedicated to examples of fraud , costs of it and why it’s started now where when I was a Daytona beach FL homeowner in the 60’s 70’s and 80’s there was no issue Insurance is like any other business - they want to stay profitable and in business. Do you think they are exiting the Florida business because they want less business? Homeowner fraud and you have yourselves to blame.

    I have a proposal: If you purchase a new roof with advertised longevity of 30 years, then there has to be an individual certification for each roof that it's installed to the manufacturers specifications. If that is done, then the premiums should be normal as before and the roof has not to be replaced for the advertised time. Any damage in that time frame must be cared for by manufacturers company insurance. That way you force the company to have such an insurance and to do proper work, to have low premiums. If you can't provide a certificate of this, you pay the higher premiums an have to replace the roof within 10 to 12 years of its age. But I hear you all: That would be too much hassle. So just get your hack jobs done by someone, who is known by someone you know that knows someone and whine about shoddy work and high premiums...
