Box gutters are terrible, I have relatives with a multimillion dollar house, they had to redo the whole roof and all the waterproofing of course. Also they discovered flashing was not installed properly or at all in 3/4 of the building.

Great inspection, but you missed a major issue with the kliplok roof, whomever fitted the gutter guard put screws into the pan which is a big no no, as fine debris will build up over time between the edge of the mesh and roof and ponding of water will occur, the clips that have been used are for a trim deck roof which will allow debris to enter through the sides of the clips as they do not fit the profile of the kliplok, the owner has every right to ask for the roof sheets to be replaced as it will leek over time, and i am pretty sure it has voided colorebonds warranty by penetrating the kliplok. You can buy kliplok kits so no excuse to screw into the pan, Aussie diy solutions, Screen Tech ind, Karben Industries all sell these kits.

If you're genuinely building your house at the moment, I recommend finding multiple building surveyors & get each of them to re check each other's work periodically. You might spend a bit of money each inspection but at the end of it all, you don't want companies having to come back through and rip down your house to re do it all at their expense. It's annoying process and it will take years to have them come back & re do it.

Roofers never sober

Im a residential carpenter from NSW, the construction industry is an absolute mess. Nobody gives a hoot about quality, or how one trades work effects the other following trades etc, the "bigger picture/common goal" mentality is gone, the teamwork mentality is gone. If one thing goes wrong, NOBODY will put on the brakes and rectify the issue, they just continue to build over the top of any problems etc. This is why floors and walls are not level or plumb, if the concrete slab is out poured out of level, or parallel, which they are most of the time, the framing carpenters will just stand the frames and continue to build on the out of level concrete etc. Generally there isn't enough allowance on the job for the framing team to spend the additional time to rectify the issues from the previous trade. Then things just continue to snowball from there. Ive personally seen new concrete slabs 60mm+ out of parallel and 25mm+ out of level. Its an absolute dog eat dog industry that's rife with clowns and cowboy "tradespeople" Quality control is ultimately left up to the homeowner/client, basically if you will accept shite work, you will get shite work. Also, I cannot understand why ternite reticulation systems are still allowed to be installed in this day. They pump chemicals into the soil around your home, and have to be topped up frequently, not to mention they are usually damaged and not working within 6 months of the build being finished. That being said, keep up the good work brother. The industry needs an overhaul, and its guys like you shedding light on all this disgusting work that will hopefully lead to change. 🤝💪

Try being a waterproofer. Its a constant struggle to have the trades before you and after build complient bathrooms etc and then get people to not damage your membrane.

I've seen commercial jobs where the slab was so out of level, they had to shim as much an inch in some places, but the framers squared it up from then on. On your general theme (this should not be the case in suburb like this one). I've worked on framing crews. We just came on each house and made the best of the framing and moved on, with no contact with a super or other trades.

Seems like to one degree or another this is the case in many countries. Whenever we had major renovations or likes done in our house we had an architect who was a friend of the family plan it all out and he would daily stop by to check on the progress of the work and wether or not it was all done correctly, and since he also suggested/chose the different companies involved they'd usually to their work properly cause otherwise he'd not pick them again for his next projects. Think it's worth the extra money to pay for that kind of supervision/service, paying to rectify all those issues that show up month or years afterwards is likely gonna cost alot more not to mention the personal time and stress involved to do so.

What's the point in that? A builder doing a job he's EXPECTED to do well and actually does it?

I have been doing custom residential exteriors for over 20 years now, and the amount of framing/window installation deficiencies I have to either call to the attention of the developer, or just fix myself gets worse every year. And the attitude never changes. “Just cover it up and make it waterproof”. Have made so many builders sign an agreement of no warranty on my work it’s insane.

Australia: We need to protect this man at all costs

I am amazed that people find this kind of suburb and housing beautiful.

I mean compared to most "affordable" developments around, this is at least is surrounded by nice trees. But yes, I could never live in an area like this. I live in a federation era home in a mostly heritage area and I certainly appreciate how fortunate I am.

@@officialspock well for one a lot aren't built even as per standards, but even when they are, it's cheap materials, cheap fixtures, soulless design. Boring cookie cutter houses cramped together. It's fine if you're into that, but I much prefer older houses with lots of details, large blocks with trees, not being able to hear your neighbours argue or party because your walls are right next to each other etc

No, what we need is for home owners to pay thirds of their building works and hold out the last third until an inspector has given the house the green light upon completion. This way builders final pay can be withheld until all noncompliances have been rectified. Its simple, lets not complicate it

I want to thank you for doing this work it's a big help to people who are at the mercy of builders hoping they will be looked after. God bless mate.

The best idea moving forward is this what we need is for home owners to pay thirds of their building works and hold out the last third until an inspector has given the house the green light upon completion. This way builders final pay can be withheld until all noncompliances have been rectified. So drawing a simple agreement with this clause will save people headaches down the track. A little more tweaking of this agreement if needed can be adjusted. Its simple, lets not complicate it. Summary Get an inspection done after each trade does their task, this way the builder can be told immediately to rectify. It just means you need to allow for this when building.

Most new builds are already done in 4 part payments with the bank not releasing funds until there is proof the work was done. In most cases it is 90% the bank's asset anyway at handover. The issue is that the builder now pays for the progress inspections creating an immediate conflict of interest. I have seen a builder walk away leaving all the kitchen cabinet doors and drawer fronts unfitted.

Im shocked a building inspector can quickly see multiple non compliant issues. Architects, builders and plumbers couldn't care less

For myself I know three parts of fuck all about it so before I concluded my contract I’d be happy to pay his fee considering the amount of shonky inspectors out there . I’ve had absolute shit ok’d by iffy inspections n he seems one of the more genuine and knowledgeable operators out there .

So glad i had an old private builder do my house back in 2008, he retired only a few years later, everything was done great, there are a few very minor things i have noticed since watching your channel but that is the tilers work, the most common problem you find with the water stop in the doorway lol 😆, im pretty sure it doesn't bend and return to the perimeter. Haven't had any dramas at all. Now its just general upkeep maintenance i have to keep an eye on things as the house ages.😊

Had a 2 year battle getting the roof replaced on our new house with rain leaking inwards. The builder used an external roofer with a 6 year warranty. Last year finally had the flashing and roof replaced. I would immediately hired you if i knew you existed pre-settlement time. I expect your business to explode with work with the rushed builds especially in Sydney!

Alot of the ceiling and floor level probs usually stem from the footings/slab not being level. I've delt with alot of slabs that have fall towards the back of the garages in my time. The footings are the most important part to get right. Every fault flows up and compounds the higher you go.

Honestly if you want a house that looks like a few boxes stuck together, just get a few shipping containers. It'll cost you less and look better than the buildings in this video lmao. Never found kellyville to be all that appealing tbh.

Why the hell does every new home over there seem to have flat rooves these days? It is widely known how problematic they are and how many issues they will cause over the lifespan of a dwelling. They used to be all the rage here in Finland back in the 70's but no-one uses them anymore because everyone knows not to. A regular pitched roof with conventional gutters is cheaper to build and will not suffer from moisture related problems such as mould. Just about every older flat roof house WILL be full of mould at some point!

Mould isn't as bad as a problem in most of Australia as it's warm and dry. Flat roofs are generally used because of height restrictions, it allows another floor to be in your house. Flat roofs in Oz have been the thing for decades, you don't tend to get as many problems as they're steel. So last many decades. Flat roofs in UK are very popular and often a problem as people use cheap felt that breaks down after 10yrs. Ps: also in Oz snow isn't a problem like it would be in Finland for a flat roof.

I think it has mostly to do with building the maximum interior space within the building envelope. I think with height restrictions they wouldn't be able to build the house so close to the boundary while retaining a pitched roof on a two storey house.

Its probably about 50% with flat rooves (and about 75% with at least SOME sort of flat area like an out cropping but with majority tiles). Agree with you completely, my townhouse which was built in the 70s is flat roofed and its loud in rain, ugly and cooks the upstairs in summer. A conventional pitched roof would be a massive improvement in every regard.

After watching a few videos, I get the feeling that taxi drivers finish their shift and head out to install guttering for their cousin's company. Yes, I could have suggested cooks or cleaners or forklift drivers, but I've just had a bad taxi ride 😂

In WA box gutters are an extremely common thing which are usually constructed using LVL ebeams or even steel beams

Legally he's fine, but I've gotta agree. Imo there should be a standard in place where there's a ladder mount on the gutter somewhere safe and a static line or anchor point close to it. If you walk away from your first ladder fall it should be straight to the hardware to buy ladder clamps. Speaking from experience, laying on the ground deciding whether you should get up or not is a pretty average situation to be in.

I wall mount TVs for a living. The TV location with the wacky bulkhead above it is a shocker. A mounted TV will never look level if the cornice/bulkhead above it is not level. Your eyes will detect the difference between a level mounted tv and a shoddy bulkhead above it.

I'm in the market for my first home and I have literally zero experience with building stuff, these videos are fantastic. Just seeing some of the most common defects is really useful info. Out of interest, would you say building standards have gone down over the past few years, or was it always like this?

To be fair to the builder, this is one of the better properties I've seen you review. The issues with the bulkhead and floor levels aren't significant - they might not be in code but really will anyone notice once the rooms are furnished? Seems the roofer missed a few flashings and fixings but overall it's a pretty good build.

The thing to remember is that if those are the defects that are visible and the builder is confident then what can't you see? A trade is no longer a respected craft but just a job that anyone who didn't qualify for university can do, however pride and self respect are an essential requirement in a quality tradesman. The only reason I get called back by a client is because they want me to do more.

Nah, no excuses. The amount of money people spend on houses, there should be zero tolerance for bullshit. The reason why we see shoddy construction is because we keep excusing them.

@@AntiProtonBoy This place wasn't exactly shoddy. Not sure if you've seen many of Site Inspections other vids, but this pales in comparison. There are a few issues, but the bulk of this vid dealt with the bulkheads not being square which isn't ideal, but in the grand scheme of things isn't really a problem. For something to be out 15mm or whatever over 3m isn't really going to be noticeable.
