I'm a wholesaler myself but sold my own home to an REI b/c I didnt want the hassle of listing. Lost some equity, sure. But in my desire to just get the sale done stress free, it was worth every lost penny lol.

@@chrisscott1958 there isnt any "stealing" happening. The low prices that the house is sold for is AGREED UPON by both the seller and the wholesaler. It gets the seller out of the situation fast, but at a cost. Thats a given. Welcome to business and economics. Some deals workout really well, some arent too good. Grow up

Unfortunately every realtor I’ve ever done business with acted exactly like the wholesaler described in this video.

this shows when you have experience in the area that you are working in and when you provide no bs consultation and solving someone's problem ppl want to do business with you and you will get their business. the same thing happened to me after I did an addition to a property that I bought another distressed seller in Santa Barabara turned back from his buyer and offered the deal to me on a discounted price. Kevin doesn't really have a stock market background but I do. Basically, ask for independently audited statements before you ever give anyone money. Do your homework and investigate everything and everyone. Honestly, the average investor should just follow John Bogle's investing strategy and just forget about all the other fancy (aka risky) stuff. Slow and steady wins the race.

He doesnt do that many personal deals, so I am sure that to him, 20k isnt a problem. It isnt like he is saving up for the next buy/flip to happen in the next month or 3. Also, it builds client happiness, which translates to more business later through the client and referrals. So it definitely makes sense for him :) Not like it is lost money since within 3 months he will get it back and more in equity!

Great video! Came up on the play list to watch again. I honestly would like to hear more about how you would set up a wholesale business. Is this something offered in your course? (Keep in mind my idea for wholesaling lies some wholesaling and buy and hold - in essence I want to take ownership of the property, own it out right, fix it up, refinance out of it, and then work with tenants in my area to be able to become home owners long term where I live. Kind of like a modified BRRR strategy.) Anyway, keep up the good work!

This is not about morals. It’s business. You want morals go to church. 100k reduction is about 20% off asking. That’s not a lot. Typical wholesalers want 30+% off plus repair money.

When someone is pretending to be a professional but withholding all of their options and lying about the real worth of the house... that is absolutely 100% a SCAM.

I heard that too, but I realized what he meant. He meant that seller gives him 25k and Kevin would spend ALL 25k into renovation labor/materials and fix it up and he (Kevin) would NOT charge the seller for the direction/management of the renovation. So Kevin's services (insofar as the renovation is concerned) is "AT NO COST to SELLER". The next sentence is where the salesman-talk comes in, which is "he'll pocket the TWO-TO-ONE difference" implying a 200% ROI. When a 25k expenditure bumps your 500k selling price to 550k selling price then that is NOT a TWO-to-ONE ROI. Spending 25k gains the seller 25k so a 100% NET profit. Again, this is not technically a lie but is misleading for non-shrewd non-money people. Spending 25k gains the seller a 200% GROSS profit (which is irrelevant but hey salesman-talk!)
