    自从香港开发商来到新加坡。 公寓变得越来越小。新加坡政府还因为这班人过来而在2011、2012年改了政策,禁止建过小的房子 (Shoe Box Units)。香港商家太没道德了。

    HDB actually provide floor tiles for the entire house but I think only 1 or 2 type to chose. If you do not like the tiles design, you can check it off the list and the house will be without it as your friend's. I chose to have the tiles for my BTO previously so when gotten keys, just need to cater for aircon, appliances, furniture and lightings/ceiling fan and we can move in. That way the renovation cost also greatly reduced. For young couples who doesn't have much savings or money, and buying their first house, I suggest still opt for the provided tiles. Anyway it will not be the first and last house. Own a property first at the lowest cost possible . When more stable in career, relationship and family grew with kids, then move on to another bigger one.

    The cistern with wash basin feature is very common in Japanese homes. Its water saving, hygienic n efficient use of space . There are soaps u can buy which hangs from the tap n also scents which can be set into the sink drain.

    There are really only 2 optional items for BTO where homeowner can opt out and source themselves. First is the flooring, second is the bedroom/bathroom doors. Everything else, bathroom/kitchen/yard/shelter tiles, shelter/service yard/front door cannot be opted out. Usually, people opt out from these items not because of getting cheaper alternative. But rather because they prefer other styling that developer will not offer.

    Ever since the Hongkong Developers came to Singapore, the apartments have been getting smaller and smaller. Thats why Khaw Boon Wan stepped in to intervene in 2011 over the Shoe-Box Units. It was utter shameful.

    @@IrenereneHK Kitchen/Service yard, bathroom tiles are mandatory because there's waterproofing regulation for the area. While any contractor can do that as well, it's better for all unit to follow same standard. Same thing with main door, bomb shelter door to fulfill safety regulation. The rest is optional.

    The flats nowadays are really much smaller than before , especially the rooms. My present older 4 room flats, the spare bedrooms can fit a queen size bed , the now BTO can only fit a single bed. Btw my daughter managed to get the River Peaks BTO at Jalan Besar after 3rd attempt that’s super lucky!

    HDB headquarters in Toa Payoh also have a mock up of all the flats for those who is interested. It's open to locals and foreigners alike.

    @@RonLarhz You're right. We were "fooled" in the sizing department too lol. It gave us a general idea of the flats though. Better than reading the floor plans from a piece of paper that's for sure!

    The new BTO has adopted a modern and similar like 'private housing design' lay out with hidden away bedrooms and bathrooms, yes overall it's smaller. Some still prefer the typical old HDB(bigger) lay out, so the choice it's very individual. Me = prefer the new modern one!

    Older flats have more varieties, such as New Generation, Simplified, Point Blk, corner units that are known as 3.5 room unit, The new BTO flat not only all look the same from the outside (look like "san ju pai" - ancestral tablet), it also looks all the same inside and smaller too. It's looking more and more like HK's type. I thought we should be progressing towards a swiss std of living as Lao Goh says so, but more like retrogressing with smaller spaces.

    Irene, you are so right. I , too feel that the newly built HDB flats are getting smaller and smaller in size ... especially when compared to the older HDB flats.

    Many many years ago , HDB used to be more creative . Older HDB flats have more varieties in design and were bigger , be it 4 room or 5 roomers . Now majority of flats are copy and paste , and much smaller .

    Just my observation, chinese prefer high floors while others prefer low floors. Ground floor in older flats have the advantage of "reclaim land" where they can have kampung style. In new flats this is taken up by maze like structure, child care centre or bicycle lots where kampung living is seems no longer possible.

    Nowadays the interior of the flats are like Lego modules which are prefabricated elsewhere and just stack one on top of another like Lego bricks on site. That’s why all similar types of HDB flats looks the same.

    If you are buying your own house in future, try to choose the windows that are South facing. Your friend's house window should be West facing. Usually, the south facing will 'capture' the winds coming from the south due to the monsoon and that is during the hottest period of the year. Whereas end of the year, you don't need so much wind because beside raining season, the South facing window can still open without worrying the wind blowing the rain into your house. The wind direction will come from the North.

    @@IrenereneHK Yes the sun set at west. If you observer your friend's house, his window ontop has a shade. That is to block the afternoon sun from 12 to 3pm. I had moved houses 7 times before. All windows are South facing. If you observe HDB houses, only units that have windows facing the west, north-west and south west will have the extra shade.

    When i just come to Singapore in early 90s, i live in a old type of 3 room flat which is very huge, and just the living room itself is nearly double of the whole house to the one i stay in HK

    我母親的組屋有個住第一層的人家門前,有一片大草地面向隔著大水溝的高速公路,他這戶人家就把這片草地開闢成私人菜園。種了木瓜樹,香蕉樹和一些青菜。騎樓則成了他們的曬衣場,通風而且根本不怕下雨。他們還在自己屋簷下放了一個石桌和石椅,架起一把大太陽傘,傍晚看到這家人就圍坐著聊天,最近還看到他們添了個燒烤台,沒用時放在騎樓裡,要用時就搬出來。由於地處一隅,平時也很少有人走過,進出的都是相熟的鄰居。他們這樣佈置了十多年,都沒有人投訴,也沒見HDB的人來查。同樣屋價,只要善用住家外的土地,不用還更多的錢,住的地方比一些有地房產還要大,何樂不為?😊

    申请的时候可以选择要不要铺好的地砖 门 和厕所设备还有厨房的墙是开放式还是封闭式 是一个package来的 所以你朋友选择都要 只是没有地砖 其实基本上layout係一样嘎... 有d个bombshelter不在门口 在厨房侧边 这会显得客厅比较大. 看运气

    During the 90s & earlier days, new HDB flat would include kitchen/toilet flooring/wall tiles, washing basins in all toilets & kitchen, toilet bowl. all doors, and kitchen would have wall to separate from living area. Many new owners would hack off all these and installed their own tiles, basins, toilet bowls etc. Most of them hacked off kitchen wall to have open kitchen concept. These days, new BTO buyers are offered with options to include flooring tiles, and can choose from few types of materials offered by HDB. Doors for bedrooms and toilets, kitchen basins, toilets basins etc are optional too. The cost of optional items chosen will be added to the selling price. In this way eliminate wastage & costs. To my understanding, kitchen/toilet flooring tiles, windows, store cum bomb shelter door, main entrance door are some of the compulsory items.

    Yes, it was such waste to see most new homeowners then hacking and throwing everything away. Good that HDB realised this problem quickly and now they can choose and save some money 👍

    Yes, the current bto flat is smaller than those built in the earlier days. I got my first new generation 4 rm hdb flat in 1984 it was around 1100 sqf and cost 46k. I bought a new 5 rm flat in Sin Ming estate in the late 80s, and the size was reduced to around 1185 sqf. Normal 5 rm flat was >1200sqf in the mid 80s. Also, the resale price for a 4 rm flat has gone crazy. Increased by ten folds for a new 4 rm hdb flat bought in mid 80s and now a new hdb average price of 450k in non mature estate. The average salary for a skilled technician in the mid 80s was 1.2k, and assuming now a qualified experience will many years of working experience getting a salary of 6k p.m. With high cost of living, food price utilities, children education, medical care, and earning 6k per month, it's difficult to service the hdb loan and survival. The housing price went up 10 times, compared to the new 4 rm flat in the mid 80s and now.

    For Dim sum I think the closest I could find to hk dim sum is at Legendary hong kong... there are some various chee cheong fun that is made fresh like at pek kio that you can try :)

    BTO is not just about direct sale from HDB. It is a premium type, rather than the general HDB.

    其实每个HDB房子的设计都有不一样的只是看你的朋友选择的是哪一种类型的设计。如果你去到建筑局选择你自己喜欢的类型和设计每个地区每个HDB建筑都有不一样的设计。。

    BTO has the highest potential for profit when you sell in future after staying for at least 5 yrs. However, if you sell high but buy high again also jialat haha. I bought 2nd hand 13 yrs ago and today the value increased about 50%. Imagine the first hand BTO buyer who sold me the unit, if he/she were to keep it the value would probably increased more than 100% compare to the amount they paid last time as BTO

    有些BTO有做好的地砖和Vinyl Flooring。我也是刚拿我的BTO,我的有地砖和Vinyl Flooring。 新加坡的BTO都是像Lego一样的,所以layout都差不多一样… 🙂 以前建的HDB比较大间。现在的四房和以前的三房差不多一样大…

    Deal. 香港人难买到屋才是惊吓。这些所为的surprise是好的。每间屋是差不多是因为所为最好的设计。屋子空荡荡,你自己要怎样设计就设计跟着自己的喜欢和负担能力。如果组屋政府做好好,物价会贵一点而且未必是你喜欢的。

    Cannot hack the toilet n kitchen. Can only overlay due to waterproofing requirements. I think the same might apply to the fireproof main door

    想要卖屋的人们要注意:‘ 付了resale levy和装修费,应该还能存一点钱 ’? 卖屋得到的全部钱新加坡政府会扣去填补你的 cpf - retirement account ! retirement account now is stand at $180,000SGD per citizen , 新加坡政府如果有剩钱才还你,填补后你有可能没有钱装修,更不会有剩一点钱。问清楚不然哭没眼泪!

    其实并不一定都是这样的款。我朋友在woodleigh mrt附近的就不这么普通。有阳台的。我比较喜欢。感觉比较开通

    Is true that flat sizes is getting smaller throughout the yrs, those built in 80s 105sqm, build in 90s 100sqm, but 1 fact is that the current ave 4 room flat size has been 90sqm since 2000, so although ppl keep saying is getting smaller but it actually did not really get smaller in the pass 20 over yrs.

    Do you know that there are more 84 meter square units then 105? Those corridor 4room units are mostly 84. 90s I think most are 90+.

    It will take at least 1-2 years before the new estate to be fully functional..... Rather inconvenient to travel and live during those time. But I guessed it is better than nothing.

    May not take that long. If I guess correctly, this area is just outside the Tampines Central area, in between Tampines and Pasir Ris. Used to be a huge hilly 'forest'. If I remember correctly, it was called the Tampines Bike Park. When Singapore hosted the first Youth Olympics in 2010, they held the BMX and mountain biking event there. Remembered vividly because the roads were closed off and the bus driver had to take a detour from the usual route to go back to Pasir Ris and all the passengers panicked and started scolding the bus driver who could only speak Mandarin, I had to explain to all the passengers that the roads were closed because of the Youth Olympics😅

    We have lost about 20sqm of space in the new BTO . For older 4 room , floor area used to 115 sqm. Now only ~ 95sqm. For older 5 room, floor area used to be 122- 135 sqm. Now only ~ 105-110sqm. We have lost a lot of space but ends up paying more .

    For 5 room I agree. For 4 room, there are 76meter square 4 room flat to 104 meter square pre BTO. Just because there arr 104 meter square 4 room build does not mean all are 104, likewise for 3 room 55meter square to 81meter square. You cannot just take the biggest more expensive and less available units and compare. And for layout, most Pre BTO has corridor units where bedroom and living room windows face the corridor.

    the last time $1.30 timsum was in jurong. i went down to eat before. it was basically all factory made and quite bad quality and very small size due to their cut costs and control costs, not worth go to eat...

    新加坡组屋几乎都是pre-fabricated,所以房型很多时候会相似。我们将在明年底或后年头拿到第二间bto, 从第一间的5房式(120msq)换去第二间的4房式(93msq),主要是年纪大了,孩子自己组织家庭后,我们不想要打理太大间的房子(过了65岁,可能我们还会选更小间,36~45msq的小型组屋,老人公寓)。我们第二间的4房式,选择完全没有建设配套的房型,包括厕所都需要找人装修。那新的4房就在我们现在5房附近,HDB的售价是320k, 卖了5房后(如今resale市价大约580k,希望两年后价格别跌太多),付了resale levy和装修费,应该还能存一点钱。同样的,65岁后换老人公寓,也能再得到一笔养老金。对新加坡人而言,只要我们小心规划,长期有工作,可以是没有居住烦恼的。

    ‘ 付了resale levy和装修费,应该还能存一点钱 ’? 卖屋的全部钱政府会扣去填补你的 cpf - retirement account ! 有剩钱才还你,你有可能没有钱装修,更不会有一点钱!问清楚不然哭没眼泪!

    Wondering why HDB buyers are very much more fussier than those private condo buyers. Usually condo buyers have to accept all the fitting and layout including kitchen cabinets, flooring, wardrobes, windows , the two to three toilets setups and except the lighting features are leave it owners to decide what they wanted to install. So it’s so much cheaper on renovation. Unlike HDB BTO buyers , they Dun want this and that and preferred to quarrel with renovation contractors on every single items they demanded and wasted a lot of time , money and energies doing that. Why need to? If they have hell lots of money to spend, why choose BTO? Might as well pick a private condo where almost everything is done up for you, Minus the trouble of starting from scratch. 16:44

    Huh? Very common to have flats on the ground floor. I've been staying in Pasir Ris for 30 years. There are such flats here and in Tampines and almost everywhere. Usually our Malay friends prefer to stay in these ground floor units because it reminds them of their kampong days. That's what they told me when I asked them.

    What do you expect? The breakfast is so cheap already. I would not ask for more. In comparison with HK, Singapore is a more comfortable place to live. But I still prefer Cantonese food in HK.
